Baynard Park & Parkside: A Gated Neighborhood and Its Sister Community

Baynard Park is a 24-hour gated neighborhood near the banks of the Okatie River in Bluffton, South Carolina. Directly across the street sits its ungated sister community, Parkside at Baynard Park. Both were built by Pulte Homes and share access to recreational amenities overseen by the Baynard Park-Parkside Rec Board. However, Baynard Park and Parkside are separately managed communities with their own governing documents, fees and management contacts. Buyers should verify the obligations that apply to the specific property they are considering.

The location is one of the more practical addresses in Bluffton: tucked between Bluffton Parkway and Fording Island Road (US 278), residents are minutes from Buckwalter Place for everyday shopping and dining, a short drive from historic Old Town Bluffton and the May River, and within easy reach of Hilton Head Island, Beaufort, and Savannah for work, medical care, or a weekend outing.

Architecturally, the community features Lowcountry-style single-family homes with front porches, Hardie plank exteriors, and open-concept interiors across roughly eight floor plans. Homesites range from wooded, buffered lots to sites backing to one of the community's lagoons, and the streets are a mix of sidewalk-lined sections and quiet cul-de-sacs connected by a paved walking trail.

Amenities Shared by Baynard Park and Parkside

Both communities share access to the same recreation area, anchored by the Pleasant Point pavilion. There is no golf course or mandatory club membership. Residents have access to neighborhood amenities that include a pool, fitness center, courts, playgrounds and walking trails.

Community recreation facility at Baynard Park in Bluffton, SC

Zero-Entry Pool & Kiddie Pool

A walk-in resort-style pool plus a dedicated splash area for younger children.

Fitness Center

An on-site gym for residents who want a workout without leaving the neighborhood.

Tennis & Pickleball Courts

Dedicated courts for residents interested in tennis, pickleball and outdoor recreation.

Basketball Court & Playgrounds

Multiple playground areas and a basketball court sized for casual neighborhood games.

Pleasant Point Pavilion

A covered pavilion with a fireplace, the community's gathering spot for events and everyday evenings outdoors.

Walking Trails

A flat, paved trail network connecting the community's outdoor amenities and homesites.

The community calendar may include food truck gatherings, seasonal events and a holiday golf cart parade organized by resident volunteers. For buyers relocating to the Lowcountry, these activities can provide an easier way to meet neighbors and become familiar with the community.

Baynard Park vs. Parkside: What's the Difference?

Buyers researching this neighborhood online often find both names and assume they are looking at two unrelated communities. They are closely related, but not identical. The real distinction is the gate:

Baynard Park entrance sign in Bluffton, SC

Baynard Park (Gated)

The original, 24-hour gated section of the community, built out over roughly a decade. Home designs here feature Lowcountry-style architecture with a somewhat more formal, traditional feel, an established look with mature landscaping, a full resale history, and homesites on both wooded and lagoon-view lots.

Parkside at Baynard Park street view, the ungated sister community across the street in Bluffton, SC

Parkside at Baynard Park (Ungated)

Sits directly across the street from Baynard Park's gate and is not itself gated. Home designs feature Lowcountry-style and Charleston-style architecture with newer construction and finishes.

Even though only Baynard Park sits behind a gate, residents of both communities share access to the pool, fitness center, courts, playgrounds and Pleasant Point pavilion through the Baynard Park-Parkside Rec Board. Baynard Park and Parkside are otherwise separately managed, so buyers should compare each community's HOA dues, rules, transfer charges and governing documents before deciding between them. Beyond that comparison, the choice between them often comes down to whether a gated address matters to you, plus lot preference, home age, and floor plan. Carl can pull current inventory in both sections side by side so you are comparing real options, not just the two names.

Location: Why This Address Works

Baynard Park and Parkside sit on Hampton Parkway between Bluffton Parkway and Fording Island Road (US 278), one of Bluffton's more central addresses. Buckwalter Place, with Publix and Kroger Marketplace grocery anchors plus restaurants like Frankie Bones and Southern Barrel Brewing Company, is roughly two miles away. A newer medical campus in the same corridor of development adds convenient access to healthcare, a detail Northeast and Mid-Atlantic buyers relocating full time consistently ask about.

Historic Old Town Bluffton and the May River waterfront are a short drive, and Hilton Head Island is accessible for beach days and other activities. The Savannah area and Savannah/Hilton Head International Airport are also within practical reach, although drive times vary by destination, traffic and time of day. The neighborhood is currently assigned to River Ridge Academy and May River High School in the Beaufort County School District; buyers should confirm attendance zones for the specific property they are considering.

Carl's Local Perspective

I have lived in the Lowcountry since December 1996 and have been a full-time Broker & Realtor since 2009. Baynard Park and Parkside often appeal to buyers who want a single-family home in an amenity community without paying for a mandatory golf or country-club membership. In that sense, I'd put them in the same conversation as Island West and The Crescent, two other Bluffton communities built around neighborhood amenities rather than a golf course. Compared with Bluffton's private golf and marina communities, these neighborhoods generally offer a more straightforward ownership structure and a range of floor plans that may work for full-time residents, second-home buyers, and people relocating to the area.

The honest comparison is that Baynard Park and Parkside are not luxury estate communities, and they are not trying to be. Baynard Park offers a controlled-access entrance, while Parkside is ungated across the street. Together, the neighborhoods provide shared recreational amenities and a central location near shopping, medical services, and routes toward Hilton Head Island. Buyers prioritizing golf course frontage, marina access, or larger estate homes should compare other Bluffton communities. Buyers prioritizing location, neighborhood amenities, and avoiding mandatory club dues should give Baynard Park and Parkside a serious look.

Is Baynard Park or Parkside Right for You?

These neighborhoods may be worth considering if your priorities include:

A Central Bluffton Location

Convenient access to shopping, medical services, Old Town Bluffton, Hilton Head Island and the Savannah area.

Amenities Without Mandatory Club Dues

A pool, fitness center, courts, playgrounds and gathering spaces without a required golf or country-club membership.

A Range of Home Sizes and Layouts

Single-family homes in a range of floor plans, including some designs with first-floor primary suites. Buyers should review the home, lot and association responsibilities for each property.

Frequently Asked Questions

Are Baynard Park and Parkside at Baynard Park the same community?

They are closely related but not identical. Baynard Park is the original, 24-hour gated section. Parkside sits directly across the street and is not gated. Both were built by Pulte Homes and share access to recreational amenities through the Baynard Park-Parkside Rec Board, but they are separately managed communities with their own governing documents, fees and management contacts.

Is there a golf course or mandatory club membership?

No. Baynard Park and Parkside are amenity communities built around a pool, fitness center, courts and walking trails rather than a golf club. There is no mandatory club buy-in or club dues.

What size homes are available?

Homes generally range from roughly 1,600 to more than 3,000 square feet across about eight Pulte floor plans, with 2 to 5 bedrooms depending on the plan and section.

What are the HOA fees?

Baynard Park and Parkside have separate management structures, and the fees or charges applicable to a property may differ between the two communities. Residents also contribute toward shared recreational amenities. Because dues, assessments and transfer charges can change, review the current resale package and governing documents for the specific property before making an offer. Carl's Bluffton HOA & Transfer Fees guide is a good starting point, or ask Carl directly.

What schools serve this neighborhood?

Baynard Park and Parkside are currently assigned to River Ridge Academy and May River High School in the Beaufort County School District. School choice and attendance zones can change, so buyers should confirm current zoning for the specific property they are considering.

How far is Baynard Park from Hilton Head Island and Savannah?

Baynard Park and Parkside are centrally positioned for access to Hilton Head Island and the Savannah area. Drive times vary based on the specific destination, bridge traffic and time of day, so buyers should compare the neighborhood with the beach, airport, workplace or medical facility they expect to use regularly.

Can I rent out a home in Baynard Park or Parkside?

Rental restrictions may differ between Baynard Park and Parkside and may be amended over time. Review the governing documents and current resale disclosure package for the specific property before purchasing with a rental strategy in mind.
