Palmetto Dunes is a master-planned oceanfront resort community on the mid-island stretch of Hilton Head, positioned between Sea Pines to the south and Folly Field to the north. Its Highway 278 location gives residents fast access to grocery stores, restaurants, and services without the traffic bottleneck buyers at the island's far end deal with during peak season.

The community was developed starting in the early 1960s with conservation built into the design from day one. Convenience, Beach Access & Rental Potential
Villas and condos are often where buyers look first because they can offer easier ownership, strong beach proximity, and potential rental use. The trade-off is that each complex has its own regime fee, insurance structure, reserves, rental rules, pet policies, and maintenance responsibilities. The lowest price is not always the best buy.
Single-Family Homes
Space, Privacy & Long-Term Flexibility
Single-family homes in Mariner's and Inverness can offer more privacy, outdoor space, lagoon or golf views, and stronger long-term lifestyle flexibility. Buyers should compare lot position, age of systems, renovation needs, flood considerations, rental rules, and how close the home really is to the beach, golf, and daily conveniences.
Leamington
Residential Feel Inside a Resort
Leamington is a different conversation. It is still part of the broader Palmetto Dunes lifestyle, but the no short-term rental structure, private gate, beach club, and golf cart beach access make it feel more like a residential neighborhood. For many relocation and seasonal buyers, that difference matters more than the list price.

The best Palmetto Dunes purchase is not just the lowest price or the prettiest listing. It is the property where location, fee structure, rental rules, condition, insurance exposure, and long-term use all line up with how you actually plan to own it. The fee structure here is layered - and it matters more than most buyers realize on first look. Master POA fee, regime fees specific to your villa complex, optional golf and tennis memberships, and in Leamington, a separate POA. I walk every buyer through the full carrying cost picture before they fall in love with a list price.

Golf memberships are currently waitlisted. If you're buying specifically for immediate golf access, understand that timeline before committing. It doesn't disqualify the community - but Day One tee times aren't guaranteed for every buyer.
