When you walk into a builder's sales office without your own agent, you are the only person at the table without professional representation. Here is what that means in practice.

Builder purchase agreements are drafted by the builder's legal team to protect the builder. I walk through the contract with you - earnest money risk, construction timeline clauses, warranty limitations, and change order procedures - so you understand exactly what you are signing before you commit.

02 - Negotiation

Builders Negotiate More Than You Think

Purchase price. Closing cost assistance. Included upgrades. Lot premiums. Interest rate buydowns through the builder's preferred lender. Builders have flexibility they do not advertise. I know what is on the table and how to ask for it - without damaging your standing with the community's sales team.

03 - Lot Selection

Not All Lots Are Created Equal

Many buyers assume a new home does not need an independent inspector. Experienced buyers know better. I coordinate phase inspections - pre-drywall, pre-closing, and post-closing warranty walks - with inspectors who are experienced in coastal South Carolina construction and know what to look for in a slab-on-grade or elevated foundation coastal build.

Knowing what new construction costs today matters less than knowing what the resale market in that community looks like in five years. 06 - Upgrade Evaluation

Which Upgrades Add Value. Which Do Not.

Builder upgrade pricing is not always aligned with resale value. Structural and mechanical upgrades typically return more than cosmetic finishes. I help you allocate your upgrade budget toward items that matter at resale - and flag the upgrades that are better purchased after closing at lower cost.

Buyer Representation Costs You Nothing Extra

One of the most persistent myths about new construction is that bringing your own agent increases your purchase price. In most cases, that is simply not true.

Builders price their homes with a buyer's agent commission already factored into the cost of sale. If you come without an agent, the builder absorbs that commission - the price does not go down. You simply receive less advocacy for the same purchase price.

I strongly recommend confirming the builder's commission policy before your first visit so there are no surprises. I will discuss that with you before we tour any community.

I moved to the SC Lowcountry in December 1996. I have watched communities develop, builders come and go, and the coastal real estate market cycle through multiple phases. That long-term perspective is not something you can manufacture - and it directly benefits every buyer I represent.

I have represented buyers in new construction transactions across Hilton Head Island's planned communities - including Palmetto Dunes, where I closed a $4M+ transaction in 2020 - as well as Bluffton master-planned communities, new construction corridors in Hardeeville, and emerging communities near Beaufort and Ridgeland.

Getting representation in place is straightforward. Here is what to expect from our first conversation through closing day.

Contact Me Before Your First Builder Visit

This is the most important step. Most builders require buyer's agent registration before your first visit to the community. Contact me before you tour any new construction community - even if you think you are just browsing. Once you have toured a community unrepresented, options become limited.

We Discuss Your Goals and Communities of Interest

Before we tour anything, I want to understand what you are looking for - community type, price range, intended use (primary residence, seasonal, rental), and your timeline. This shapes which communities and builders make sense for your situation and filters out the ones that do not.

I Accompany You and Register as Your Buyer's Agent

When you visit builder communities, I attend with you. I am registered as your representative with the builder's sales team, which establishes your right to independent advocacy throughout the process. You can still enjoy the builder's sales experience - I am there to ask the questions they may not volunteer answers to.

I Review the Contract and Negotiate on Your Behalf

When you identify a home or lot you want to purchase, I review the builder's contract before you sign anything. I identify clauses that carry risk, explore what terms are negotiable, and negotiate on your behalf for price, incentives, upgrades, and closing cost assistance.

We Manage Construction, Inspections, and Closing

During the build, I stay in contact with you and the builder's team, coordinate independent inspections at key construction phases, and prepare you for the final walkthrough. On closing day, you arrive knowing what you signed, what you negotiated, and what your home is worth.

Flood zone designation affects your insurance cost, your mortgage requirements, and your long-term ownership cost. I review FEMA flood map designations and help you understand the difference between AE, X, and VE zone designations before you commit to a lot.

HVAC systems in coastal SC typically last 10-12 years due to salt air, humidity, and year-round runtime - significantly less than the national average. New construction HVAC is brand new, but its replacement timeline starts the day you close. I factor this into total cost of ownership discussions.

Roofing Specifications Matter

3-tab asphalt shingles have a limited coastal lifespan and may not even be allowed depending on the distance from the coast. Architectural shingles perform better. Standing seam metal is the preferred coastal roofing material for longevity and insurer preference. What your new construction builder installs as standard affects your insurance costs from day one.

Know Before You Close

Builder Warranties: What They Do and Don't Cover

Many buyers assume a new home comes with a warranty that covers everything. In reality, builder warranties have specific coverage periods and limitations that vary significantly by builder.

Most builders provide separate warranty periods for workmanship, systems, and structural components. Cosmetic issues, normal wear and tear, homeowner maintenance items, and damage caused after closing are often excluded. The warranty process itself - how claims are submitted, reviewed, and resolved - also varies and is worth understanding before you close, not after.

Before Closing, Buyers Should Understand:

  • ✓ What is covered and for how long
  • ✓ How warranty claims are submitted and who reviews them
  • ✓ Required response times for repairs
  • ✓ Whether the warranty is transferable if the home is sold
  • ✓ Whether manufacturer warranties apply separately to appliances and equipment

One reason I encourage independent inspections before closing is straightforward: it is much easier to address issues before ownership transfers than to navigate the warranty process after the fact. An independent inspector working for you - not the builder - identifies deficiencies while the builder still has every incentive to make them right.

I review the warranty documentation with every buyer I represent in a new construction transaction before the purchase agreement is signed.

Common Questions

New Construction Buyer Representation: Questions Answered

The questions buyers ask most often before deciding whether to bring their own agent to a new construction purchase.

No. The onsite sales agent at any new construction community is employed by - and legally represents - the builder. Their fiduciary duty is to the builder, not to you. They cannot advocate for your price, negotiate your contingencies, or disclose information that could disadvantage the builder. This is not a reflection on any individual agent's character - it is the legal structure of seller's agency.
In almost all cases, no. Builders typically factor a buyer's agent commission into their cost of sale. If you come unrepresented, the builder absorbs that commission - your purchase price does not decrease. You receive less advocacy for the same price. Always confirm the builder's specific policy before your first visit. I will clarify this for you before we tour any community together.
A buyer's agent can negotiate on your behalf, review the purchase contract critically with your interests as the priority, recommend an independent home inspector for new construction, advise you on lot selection and upgrade value, evaluate the builder's incentive package, and flag contract clauses that disproportionately favor the builder. The builder's onsite agent cannot do any of these things for you - it would be a conflict of interest with their employer.
It depends on the builder's policy. Most national and regional builders require a buyer's agent to accompany you on your first visit or be registered before that first visit. If you have already toured a community unrepresented, contact me before you return. Some builders will still allow late registration - particularly if no purchase agreement has been signed. I can assess the situation for the specific community and let you know what is possible.
Yes. New construction homes pass local code inspections, but code inspection is not the same as a buyer's independent inspection. A licensed home inspector working for you looks at the entire home from your perspective as the owner, not as a code compliance officer. I strongly recommend pre-drywall inspections and pre-closing inspections on every new construction purchase. Coastal construction has specific considerations - foundation moisture, roofing system, hurricane strapping, and HVAC installation quality - that warrant professional independent review.
New construction can be an excellent value - but the answer depends on the community, the builder, the specific lot, the HOA fee structure, and your intended use. Hilton Head Island and Bluffton attract buyers with very different objectives: primary residence, second home, rental income, or long-term retirement relocation. The right answer for each situation differs. I give buyers an honest, market-grounded assessment of resale potential, community trajectory, and total cost of ownership - not just a pitch on why new construction is great.
