What Buyers Ask About Colleton River

Here are the questions Carl hears most often from out-of-state buyers seriously considering Colleton River.

What is the difference between a Full Membership and a Lifestyle Membership?

Both membership tiers give you full access to Colleton River's social and recreational amenities — the clubhouses, dining, fitness center, pool, tennis and pickleball courts, walking trails, and waterfront. The key difference is golf.

A Full Membership includes unlimited access to both the Jack Nicklaus and Pete Dye championship courses, the Borland Par 3 course, and all practice facilities. If golf is central to your lifestyle, this is the tier for you.

A Lifestyle Membership does not include championship golf as a standard benefit, though Lifestyle Members can play occasionally as a guest of a Full Member. This tier suits buyers who want everything Colleton River offers — the community, the amenities, the waterfront — without the full golf commitment. Note that Lifestyle Memberships are limited in number and may not always be available.

What is the membership transfer fee, and when does it need to be paid?

When you purchase a home or homesite at Colleton River, a membership transfer fee is due as part of the transaction. This fee is traditionally paid by the buyer and is one of the closing costs out-of-state buyers most often overlook when budgeting for a purchase here.

What many buyers don't realize is that there is a defined 90-day window after closing to complete the membership transfer. If that window passes without the transfer being finalized, you can find yourself in a position where the fee becomes due again — effectively paying it twice.

Yes. Colleton River has an Architectural Review Board (ARB) that oversees all new construction and significant renovations within the community. The board's job is to maintain the aesthetic quality and consistency of the neighborhood — and it does so while allowing considerable design flexibility.

Unlike some private communities that restrict buyers to a narrow set of approved styles, Colleton River's ARB has approved a wide range of architecture over the years: Lowcountry cottage, French Country, Plantation, Tuscan, Contemporary, and more. The result is a community that feels distinctive and varied rather than cookie-cutter.
