Hilton Head, Bluffton & Hardeeville Golf Communities, Compared

An agent's-eye guide to 23 golf and amenity communities across Hilton Head Island, Bluffton and Hardeeville, South Carolina, built by Carl Kratz to help you narrow the list before you tour a single home.

Hilton Head Island (11) Bluffton (11) Hardeeville (1) Common Questions

Why This Guide Exists

Hilton Head Island, Bluffton and Hardeeville are home to more than twenty distinct golf and amenity communities, and no two are alike. Some are resort-residential neighborhoods built around vacation rentals and beach access. Others are ultra-private golf clubs with member-only courses and limited rental activity. One is an active-adult community, while others are equestrian-centered enclaves or more attainable neighborhoods that offer access to golf without the cost structure of an elite private club.

This page is Carl Kratz's own working reference for buyer consultations, not marketing copy from any HOA, developer, or club. Community names, golf courses, and amenities change hands over time (the Lowcountry has seen several course operators change over the years), so treat this as a starting point for a conversation, not the final word. Carl verifies current details, membership structures, and pricing directly with each club before you write an offer.

HOA dues, initiation fees, capital contributions and property transfer fees vary widely by community and change from year to year. Rather than list potentially outdated numbers here, current figures are maintained on Carl's Hilton Head HOA & Transfer Fee Guide and Bluffton & Hardeeville HOA & Transfer Fee Guide.

Common Questions About Lowcountry Golf Communities

Are all of these communities gated?

Nearly all of them, but there are exceptions worth knowing before you tour. Spanish Wells on Hilton Head has never had a gate, relying on its peninsula setting and no-through-traffic layout instead. Eagles Pointe in Bluffton voted to de-gate its entrance to lower HOA costs. Island West is gated only overnight rather than around the clock. Always confirm current gate and security arrangements directly, since HOA votes can change these details over time.

Do I have to join the golf club to buy a home in these communities?

It depends on the community. Some, like Port Royal, The Crescent, Eagles Pointe, and Island West, make golf membership entirely optional. Others, particularly the ultra-luxury clubs like Berkeley Hall, Colleton River, and Belfair, are built around private, member-only courses where a club membership is central to the lifestyle, though not always legally mandatory for property ownership. Carl can walk you through the specific membership structure, categories, and waitlists for any community on this list.

What are the HOA and transfer fees for these communities?

HOA dues, capital contributions, and transfer fees vary significantly by community and are updated periodically by each HOA or club. Rather than publish numbers here that can go stale, current figures are maintained on Carl's Hilton Head HOA & Transfer Fee Guide and Bluffton & Hardeeville HOA & Transfer Fee Guide. Reach out to Carl for the most current figures on any specific community.

Which community is right for me?

It depends on how you plan to use the home. Buyers focused on rental income tend toward Sea Pines, Palmetto Dunes, or Shipyard. Serious golfers gravitate toward Long Cove, Berkeley Hall, or Colleton River. Boaters look closely at Wexford Plantation, Moss Creek, or Hilton Head Plantation. Active-adult buyers focus on Sun City Hilton Head. Value-conscious buyers who still want a gate and amenities often land on Rose Hill, The Crescent, or Island West. The fastest way to narrow this down is a short conversation with Carl about how you actually plan to live in the home.

Can Carl help me tour homes in multiple communities in one visit?

Yes. Most of these communities are within a 20 to 30 minute drive of each other, and Carl regularly builds single-day tour itineraries that cover several communities across Hilton Head and Bluffton so you can compare them side by side while the details are fresh.

Let's Narrow Down Your List

Twenty-three communities is a lot to sort through alone. Tell Carl a bit about what you're looking for, and he'll point you toward the two or three communities most likely to fit, along with current listings and membership details.
