Indigo Run is one of Hilton Head Island's newer private gated communities, developed after many of the island's original plantation communities. That matters because the community reflects lessons learned from earlier neighborhoods - wider streets, larger homesites, and a deliberate focus on residential quality over resort-style turnover.

Located on the north end of Hilton Head Island, Indigo Run occupies more than 1,400 acres between US Highway 278 and Marshland Road, directly across from Hilton Head Plantation. Five security gates and a professionally staffed security team protect 23 miles of internal roads and 11 miles of perimeter fencing. The community's 47 lagoons and frontage along Broad Creek give the landscape a distinctly Lowcountry character - the kind of natural setting that makes coming home feel like arriving somewhere.

No commercial development exists inside the gates. The community is residential in character - the kind of place where neighbors know each other and the streets stay quiet. That shapes the daily experience of living here in ways that matter to full-time residents and second-home owners alike.

The Golden Bear neighborhood is the largest residential section within Indigo Run and the one most buyers encounter first. Golden Bear represents a wide spectrum of architectural styles and sizes. You will find established homes alongside recently renovated properties and occasionally a vacant lot for custom construction. This variety makes Golden Bear the most accessible entry point into Indigo Run while still offering exceptional individual homesites.

The Golf Club at Indigo Run

The Golf Club neighborhood surrounds the Golf Club at Indigo Run, a private, members-only course that is the more exclusive of the community's two Jack Nicklaus-designed layouts. The course was built as a member-owned private club, and the homes that line its fairways reflect that positioning in their scale and architectural quality.

Homes in this section tend to be larger, and the streetscape carries a refined, estate-like character. Generously sized homesites, strong architectural consistency, and the inherent cachet of a private-course address combine to make this one of the most sought-after addresses within Indigo Run.

An important clarification for buyers: purchasing a home in the Golf Club neighborhood does not automatically include a golf membership. Membership is available separately and is not mandatory. Buyers who want the address without the golf commitment have that option. Buyers who do want club access should confirm current membership availability and fee structure directly with the club before closing - do not assume a membership transfers with a resale home without verification.

The River Club

River Club is a separately gated community within Indigo Run, with its own entrance off Marshland Road. It is an intimate neighborhood of 50 homesites along Broad Creek - one of the few places on Hilton Head Island offering genuine deep-water access at this scale and level of privacy.

Many River Club homes feature private docks or the opportunity to add one, making this the destination address for buyers whose lifestyle revolves around boating, fishing, or simply waking up to a river view. Broad Creek is navigable and connects to the Intracoastal Waterway. The water views here are open and expansive in a way that interior lagoon views simply cannot replicate.

River Club residents enjoy a private community pool and tennis facility within their section. The natural experience embedded in Broad Pointe is different from anything available in the golf-oriented sections of the community.

Homes in Broad Pointe are typically oriented to capture views and prevailing breezes. The combination of private gating within the larger Indigo Run gate, marshfront character, and an intimate 64-home neighborhood scale makes Broad Pointe appealing to buyers who want the community's infrastructure but prefer a nature-and-water setting over a fairway-and-flagstick one.

Berwick Green

Berwick Green offers a mix of single-family homes and townhomes within the same gated section, giving buyers more flexibility on price point and footprint than most other neighborhoods in the community. Townhome residences typically offer garage access and private courtyards or patios - a practical footprint for buyers who split their time between Hilton Head and another home. Single-family homes in Berwick Green follow the same architectural standards as the rest of Indigo Run. Residents also have access to a community pool.

Berwick Green has produced strong resale prices across all product types. Build quality, community access, and location inside the gates support values throughout the neighborhood.

Buyers considering a townhome in Berwick Green should account for sub-association regime fees that apply in addition to the master Indigo Run community association dues. These fees typically cover exterior maintenance, grounds, and shared elements. Single-family home buyers pay the master association dues only. Golden Bear Golf Club

Designed by Golden Bear Design Associates, the Jack Nicklaus company, this course is open for public play and offers membership options for residents and non-residents. The course features a full practice facility, a golf shop, and a grille. It is the more accessible of the two - a genuine daily-driver option for residents who play frequently without a mandatory commitment.

Indigo Run does not compete with resort communities on sheer amenity volume. The community fitness center spans approximately 2,300 square feet with cardio equipment, strength training, and virtual fitness options. It was recently renovated to current standards.

Where Indigo Run Sits on the Island

Indigo Run is positioned on the north-central section of Hilton Head Island, between US Highway 278 and Marshland Road, directly across from Hilton Head Plantation. Five security gates provide entry and exit from multiple points, giving residents quick access to both ends of the island without cutting through tourist corridors.

This location is one of the community's genuine advantages. Shopping, dining, medical facilities, and schools are within a short drive. The Hilton Head Island Medical Center and Coastal Carolina Hospital are accessible quickly. Groceries, specialty retail, and everyday services along the Highway 278 corridor are within five to ten minutes of most gates, and some daily stops, including Publix and Walmart, can be reached without relying directly on Highway 278.

One Thing to Know About Beach Access

Indigo Run does not have oceanfront beach access within its boundaries. The community is inland, and getting to the beach requires a drive. For buyers whose primary goal is walking to the ocean, communities like Sea Pines, Palmetto Dunes, or Shipyard would be a better match. For buyers who want a private, golf-oriented, nature-rich residential setting - and are comfortable making a short drive to the beach - Indigo Run delivers in ways those communities cannot. It comes down to what you value most.

What to Know Before You Buy in Indigo Run

Every community has trade-offs, and I would rather you know about them before you fall in love with a property than learn about them after closing. Here is a straightforward accounting of what Indigo Run is and is not.

ARB Oversight and Architectural Standards

The Architectural Review Board maintains standards that govern exterior modifications, additions, and new construction throughout Indigo Run. This protects property values and community character - but it also means significant exterior changes require ARB approval and review time. Budget accordingly and understand the process before planning major renovations.

Rental Restrictions

Indigo Run has rental restrictions that limit short-term vacation rental activity. If generating short-term rental income is a primary goal, verify the current community rules with the COA before purchasing. These restrictions are a significant reason the community maintains its residential character.

Golf Membership Is Not Automatic

Buying any home in Indigo Run - including in the Golf Club neighborhood - does not automatically include a golf membership to either course. Membership is optional, purchased separately, and subject to club availability. Confirm membership status and current fees directly with each club before closing.

Community Association Dues

Indigo Run carries master community association dues plus, in some neighborhoods, additional sub-association or regime fees. Total annual carrying costs vary by neighborhood and home type. No Oceanfront Beach Access Within the Community

Indigo Run does not include a private beach. Public beach access on Hilton Head Island is approximately 10 to 15 minutes from most Indigo Run gates. If walkable beach access is a primary requirement, this community is likely not your best fit.
