Who I Am

I have lived in the SC Lowcountry since December 1996. I came here to be with family, and once I arrived, this place got under my skin and never let go. The marshes, the live oaks, the pace of life, the food - I have watched this region grow from a sleepy coastal corner of South Carolina into one of the most sought-after relocation destinations in the country. I know it from the inside, not as someone who relocated for a career opportunity, but as someone who put down real roots here for real reasons.

Before real estate, I held a Fortune 500 sales management position locally in the waste management industry, a business that is entirely about logistics, accountability, and closing. I also owned a pizza restaurant and later ran a small chain of pizza delivery restaurants. That combination taught me more about margins, customer expectations, and what keeps a business alive under pressure than any classroom ever could. Those two careers shaped the way I negotiate, the way I read people, and the way I protect my clients at the table.

I became a licensed Broker and Realtor in 2009 and have been full-time ever since. My background in construction-related work throughout the Lowcountry means I look at a home differently than most agents. I know what deferred maintenance costs. I know what a 10-year-old HVAC in salt air really means. I know which red flags matter and which ones do not. That knowledge is yours to use when you work with me.

I have represented buyers and sellers across a wide range of price points, including transactions well into the $4 million range within communities like Palmetto Dunes on Hilton Head Island. I have worked across Sea Pines, Hilton Head Plantation, Colleton River Club, Berkeley Hall, Belfair, Hampton Hall, Hampton Lake, and communities throughout Bluffton, Beaufort, Hardeeville, and Ridgeland.

Who I Work With Best

Most of my buyers come from the Northeast and Mid-Atlantic, professionals and pre-retirees who have done their homework, know what they want, and are looking for a Lowcountry specialist who will be straight with them, not just tell them what they want to hear. If that sounds like you, we will get along well.

Pre-Retirees Planning Their Move You are 3-7 years out from full retirement and want to understand the market, the communities, and the real carrying costs before you commit. I will give you the full picture.
Out-of-State Buyers Making a Major Lifestyle Decision Hilton Head or Bluffton, gated or non-gated, new construction or resale, low maintenance or land. These are real decisions and I treat them that way.
Luxury Buyers Who Have Outgrown Generic Advice If you are looking at $800K and up, you need someone who has closed at that level and knows the negotiating dynamics, the HOA structures, and the insurance landscape in the Lowcountry.
Sellers Ready for a No-Nonsense Pricing Strategy I run real comps, I know your competition, and I will give you a direct pricing opinion based on the market - not on guesswork or wishful thinking.

Why the Lowcountry

My wife Carla is a retired professor and marine biologist who spent her career studying flatfish and saltwater ecosystems. Between the two of us, we know this environment - the tidal creeks, the estuaries, the wildlife - at a level that goes well beyond the typical real estate pitch. When a buyer asks me about waterfront access, tidal flooding risk, or what life actually looks like on a lagoon in July, we have lived it for almost three decades.

The Lowcountry lifestyle is real. The winters are mild. Outdoor activities like kayaking, hiking, fishing, birding, and golf are year-round. Most buyers who make this move tell me the same thing: the pace takes a little time to settle into, and then they cannot imagine living any other way. I am not here to sell you on it. I am here to help you figure out whether it is the right fit for your next chapter, and if it is, to help you find exactly the right property.

Awards & Recognition

I have earned the CENTURY 21 Master's Diamond Award and the Master's Ruby Award. Two of the company's top production honors, and I have consistently ranked as a top-tier producer within Century 21 Integra Realty. I hold a Bachelor of Science in Business Administration from East Carolina University.

Those credentials matter, but what matters more is the result you get. I have been doing this long enough to know the difference between a transaction that goes smoothly because everyone was lucky and a transaction that goes smoothly because someone with experience was managing the details. I aim to be the second kind every time.
