Most buyers relocating from the Northeast, Mid-Atlantic, or Midwest to the SC Lowcountry face the same problem. They have done the research. They know the general area. I know which communities are genuinely great fits for which kinds of buyers, and I will tell you honestly when something is not the right fit for you, even if it means a smaller commission for me.

The SC Lowcountry Landscape

Four Markets. One Region. Very Different Lifestyles.

Where you land within the Lowcountry matters as much as the home itself. Here is an honest look at the four primary relocation markets.

Hilton Head Island

Island living inside one of the country's most established resort communities. Hilton Head is defined largely by its "plantations," private, gated communities with their own amenity ecosystems. Beach access, golf, tennis, and marina living are all on the table. The one notable exception is Forest Beach, a non-gated neighborhood along the Atlantic that offers direct oceanfront access without a gate or HOA structure.

The island is built-out. Inventory is limited. Entry prices are higher than Bluffton and HOA fees are significant. Condition, flood zone, and community structure all require careful buyer due diligence. See my Hilton Head HOA and transfer fee guide for the specifics by plantation.

Bluffton

Bluffton is one of the fastest-growing areas in South Carolina and offers some of the most compelling value in the Lowcountry. Newer construction, larger lots, and lower per-square-foot pricing make it the right answer for many relocation buyers who want the Lowcountry lifestyle without island price premiums. World-class private golf communities are clustered here, alongside active adult options, a luxury resort community, and the charming walkable character of Old Town Bluffton along the May River.

Many buyers who start their search focused on Hilton Head end up in Bluffton when they run the numbers honestly. Four Seasons at Carolina Oaks is age-restricted (55+), which is a material distinction for buyers in that stage of life. Palmetto Bluff operates on a different model entirely, a luxury resort community with a distinct ownership and fee structure worth understanding before you fall in love with it. Beaufort and North of the Broad River

Beaufort is one of the oldest and most beautifully preserved cities in the country. The historic district, waterfront access, and small-city character appeal to buyers who want authenticity over resort amenities. Communities north of the Broad River typically offer more land, privacy, and a pace of life distinctly different from Hilton Head Island and Bluffton.

There are still high end options in this area, including Dataw Island, Bull Point Plantation, and the Islands of Beaufort, so this part of Beaufort County is not strictly a value play. It warrants serious consideration across a range of buyer budgets.

You will find fewer golf and tennis communities north of the Broad River compared to Hilton Head and Bluffton. The draw here is the natural beauty and the water itself. Do not be surprised to see boats parked right on an owner's property rather than docked in a community marina, that is part of the character of this area.

There is also a significant military influence in this area, from Marine Corps Air Station Beaufort, Parris Island, and Laurel Bay, in addition to a large population of both active duty and retired military families who call this part of the Lowcountry home.

Jasper County, Hardeeville and Ridgeland

Jasper County is straightforward: two small towns, Hardeeville and Ridgeland, with land, lower price points, and room to breathe that simply does not exist in Beaufort County or on the island. It is not a resort destination. It is a practical option for buyers who want to be in the SC Lowcountry without paying Lowcountry resort premiums.

Hardeeville sits along Interstate 95 with convenient access to Savannah, Hilton Head, and Bluffton. Ridgeland is the Jasper County seat, quieter, more rural, and worth knowing about for buyers with specific land or privacy requirements. Sun City Hilton Head, one of the largest active adult communities in the Southeast, straddles the Bluffton and Hardeeville line and draws significant buyer attention to this area. Latitude Margaritaville and Riverton Pointe are two other notable communities in Jasper County. Be aware that Jasper County property taxes are significantly higher than Beaufort County taxes, so this is a number worth running before you commit to this side of the line.

A home's list price is only the beginning. HOA dues, club memberships (sometimes mandatory), food minimums, transfer fees, and special assessments all add up. Not every Lowcountry property carries the same flood risk, and insurance costs vary dramatically by flood zone and elevation certificate. I will help you understand what you are buying into, including the difference between AE, AE with BFE, and X zones, before you make an offer.

SC Property Tax and Domicile Planning

South Carolina's 4% primary residence assessment rate can create a meaningful tax advantage compared with the 6% assessment rate used for non-primary residences. Eligible homeowners may also qualify for the Homestead Exemption, which removes $50,000 from the taxable value of the home. That benefit is available to qualifying South Carolina residents age 65 and older, as well as certain homeowners who are totally and permanently disabled, legally blind, or eligible disabled veterans. A community that looks perfect in photos may not match your actual lifestyle. Some communities have active social scenes with mandatory club minimums. Others are quiet and private. Savannah/Hilton Head International is the closest option for most Bluffton and Hilton Head buyers, with Charleston International as a solid second choice. One insider tip: for an early flight, drive down the night before, stay at an airport hotel, and use their free shuttle and parking. It saves the cost of long-term parking and the stress of an early morning drive.

Rental Restrictions and Investment Considerations

Short-term rental rules vary significantly by community in the Lowcountry. If rental income is part of your financial plan, this needs to be understood before the community selection stage, not after.

The Honest Truth

Things Some Agents Will Not Tell You Until It Is Too Late

I built my business on being the broker who gives my clients the information they need to make a fully informed decision, even when that information is uncomfortable. A motivated seller's agent is not going to volunteer the following. I will.

None of the items below are reasons to avoid the SC Lowcountry. They are reasons to work with someone who understands them thoroughly and will help you navigate each one strategically.

Mandatory Club Memberships Can Add $8,000 to $30,000+ Per Year

Some gated communities require membership in a private club as a condition of property ownership. That membership comes with annual dues, food minimums, and initiation fees that are separate from HOA dues. You need to model the full annual carry cost, not just the mortgage.

Flood Insurance Is a Real Line Item, Not a Formality

Properties in AE flood zones may carry annual flood insurance premiums that are material, sometimes several thousand dollars per year or more depending on elevation and structure. This is not a reason to avoid the Lowcountry. It is a reason to understand the zone, get an elevation certificate, and price the cost correctly before you buy.

Coastal HVAC Lifespan Is Shorter Than You Are Used To

In the SC Lowcountry, HVAC systems typically last 10 to 12 years, not the 15 to 20 years common in northern climates. Salt air, humidity, and year-round runtime take a toll. A unit at year nine or ten in a Lowcountry home is approaching replacement, not mid-life.

Polybutylene Plumbing Exists in Some Lowcountry Homes

Polybutylene pipe is present in some homes built between the late 1980s and 1999. It is not prohibited by SC code, but many insurance carriers will not write a homeowner's policy on a home with it, or will charge significantly more. This is a pre-offer conversation, not a post-inspection surprise. I can usually verify it as long as I can get into the attic or see the water heater connections.

Termite Structural Damage Can Be Severe and Expensive

Subterranean termites are endemic to the Lowcountry, especially on Hilton Head Island. Structural damage when found can easily exceed $20,000 and should be treated as a minimum estimate, not a ceiling. Treatment bond documentation and prior damage disclosure are standard items on my buyer checklist.

Many buyers do not realize both options are within 15 to 20 minutes of each other and that the right choice is genuinely personal, not obvious from a map.

Community fit is a combination of lifestyle, budget, and practical priorities. I start with a real conversation about how you plan to actually live. Do you golf regularly, do you want beach access, do you want an active social scene or a quieter private setting, do you want newer construction or established character? Can you help with new construction in the Lowcountry?

Yes. New construction is a real option in several Bluffton-area communities. One important point: the builder's on-site sales agent represents the builder, not you. Bringing your own buyer's agent to a new construction purchase costs you nothing.
