Connected to the mainland by a scenic half-mile causeway off Okatie Highway, this is a fully private, member-owned island community surrounded by the Okatie and Colleton Rivers and the Chechessee Creek. The state of South Carolina recognized it as the first designated Community Wildlife Habitat in the state. You cross that causeway and the noise stops.

Salt Air Does Work on Homes Here

HVAC systems in the SC Lowcountry typically run 10 to 12 years due to salt air, humidity, and year-round operation - not the 15-plus years you may be accustomed to up north. Roof life on standard 3-tab shingles is roughly 15 to 20 years. Standing seam metal is your best option for coastal longevity. I flag all of this during the inspection phase.

Flood Zone and Insurance - Ask Early

Parts of the island are in FEMA flood zones. Flood insurance is typically required if you have a mortgage on a property in a designated flood zone. Callawassie has elevated homes and active drainage management, but you need to verify the specific flood zone designation on any property before you get attached to a price. Termites Are a Real Cost Here

The SC Lowcountry has one of the highest subterranean termite pressures in the country. Structural termite damage can easily exceed $20,000 - treat that as a floor, not a ceiling. Two hospitals are within approximately 22 minutes of Callawassie Island - and they are in opposite directions, which is a genuine advantage for full-time residents. Beaufort Memorial Hospital is to the northeast in Beaufort. Coastal Carolina Hospital is to the southwest in Hardeeville.

For specialty medical care and major procedures, MUSC in Charleston is approximately 90 minutes north on I-95. I raise medical proximity proactively with buyers who are retiring here full-time, because it tends to be a quiet top-three concern even when buyers do not lead with it.

Most residents use Savannah-Hilton Head International Airport in Savannah, Georgia, approximately 48 minutes from Callawassie Island. It offers direct service to major Northeast and Mid-Atlantic hubs including New York, Philadelphia, Washington DC, Boston, and Charlotte.

Hilton Head Airport is closer at roughly 41 minutes but handles primarily regional connections. Charleston International Airport is approximately 90 minutes north on I-95 and offers additional direct route options worth checking depending on where you are traveling.

Coastal insurance in the SC Lowcountry is more layered and more expensive than what most out-of-town buyers are used to. You are typically dealing with a separate wind and hail policy in addition to standard homeowners coverage. If your property is in a FEMA designated flood zone and you have a mortgage, flood insurance is also required on top of that.

Parts of Callawassie Island are in FEMA flood zones. The island has elevated homes and active drainage management, and full-scale flooding is not common. But flood zone designation varies by specific parcel and affects both your insurance requirement and your cost. I pull the FEMA flood map for every property I show a buyer.

Insurance carriers have been tightening underwriting in coastal South Carolina. Some will not write new policies on homes with roofs over 20 to 25 years old, and some will not write on homes with polybutylene plumbing, or charge significantly more. I recommend buyers get preliminary insurance quotes before going under contract - not during the inspection period when you are already emotionally committed.
