In practice, that often includes:

Carl's Local Perspective

I've been showing homes in Bluffton since 2009, and I've lived in the Lowcountry since December 1996. I've watched Woodbridge go from new construction to one of Bluffton's more established, walk-to-the-park neighborhoods. Buyers I work with who come from out of state often ask for a “regular neighborhood,” and this is one of the places I point them. Woodbridge doesn't fund a golf course, clubhouse dining, or a private gate. What it does fund is the park, the pool, and the lagoons, and it also offers a boat and RV storage area for a small additional fee, which is exactly what a lot of buyers are actually looking for.

My candid advice: if you want a private club and a gated entrance, Woodbridge is not the right fit and I'll tell you that directly. If you want a genuinely established neighborhood, a real sense of community around the park, and lower ongoing community costs, it's worth a serious look.

Not to be confused with The Reserve at Woodbridge. The Reserve at Woodbridge is a separate, gated condominium community at 50 Pebble Beach Cove, with its own homeowners association, HOA fees, and governing documents. It shares proximity to Buckwalter Parkway and part of the Woodbridge name, but it is not part of the single-family Woodbridge community or its association described on this page.
