Are Lowcountry home prices holding steady, or is the market beginning to shift?

Short answer: prices are mostly holding, but homes are taking longer to sell. In September 2026, the median sales price across the Hilton Head area rose 1.5% to $535,000, while year-to-date days on market climbed in every community covered below. Inventory is tightening in Bluffton and on Hilton Head Island and rising in Hardeeville and the Burton area of Beaufort.

For anyone considering buying, selling, or relocating to Hilton Head Island, Bluffton, Beaufort, Hardeeville, or Ridgeland, the takeaway is simple: local market conditions matter more than regional averages.

Watch: The SC Lowcountry Housing Market Is Not What You Think (8:50)

September 2026: Lowcountry Housing Market at a Glance

The figures below cover the Hilton Head Area Association of REALTORS® market area, not Hilton Head Island alone.

Market Indicator September 2026 Annual Change
New Listings 441 -35.7%
Closed Sales 461 -0.2%
Pending Sales 427 -16.3%
Median Sales Price $535,000 +1.5%
Days on Market (September) 121 -6.9%
Homes for Sale 2,015 -6.5%
Months of Inventory 4.4 -8.3%

Fewer homes entered the market, closed sales were nearly unchanged, and the median sales price increased slightly.

Pending sales deserve a closer look. Pending contracts typically turn into closings over the following month or two, so a 16.3% drop in pendings may point to softer closed sales in October and November.

September's days on market declined from 130 days in 2025 to 121 days in 2026. However, year-to-date days on market increased from 86 to 131 days, a 52.3% increase.

Across the Hilton Head area, homes sold for approximately 97.1% of their final asking price in September. This doesn't mean buyers can automatically expect a 2.9% discount. Negotiating opportunities depend on pricing, property condition, competition, and time on market. The figure also does not account for seller concessions.

Bluffton Real Estate Market: Stable Prices, Longer Selling Times

Bluffton prices are steady, but homes are taking much longer to sell.

Only 168 homes entered the market in September, compared with 309 in September 2025, a 45.6% decrease. Available inventory declined nearly 20% to 679 homes.

Despite fewer listings, year-to-date closed sales increased 5.7%, while the year-to-date median sales price remained nearly unchanged at $537,000.

Year-to-date days on market increased from 85 days in 2025 to 135 days in 2026, a 58.8% increase.

For buyers, this can create opportunities with homes that have been listed for an extended period.

For sellers, it reinforces the importance of realistic pricing, property condition, and understanding competing listings. An overpriced home can struggle even when overall inventory is declining.

Hilton Head Island Single-Family Homes: Prices Remain Resilient

Hilton Head Island single-family home prices are essentially flat to slightly up.

The September median sales price was $1.3 million, essentially unchanged from September 2025. The year-to-date median reached $1.2 million, a 1.3% increase. Available inventory declined 19.6% to 221 homes.

The higher-priced segment of the broader Hilton Head area market is particularly interesting:

  • Inventory priced above $1 million declined 14.7%.
  • Pending sales above $1 million increased 10.1% over the rolling 12-month period.
  • Months of inventory above $1 million declined from 5.3 to 4.1.

These figures cover the full association market area, not Hilton Head Island alone, but they do point to tightening supply in the upper price range.

Even with steady pricing, Hilton Head single-family homes are taking longer to sell. Year-to-date days on market increased from 71 to 113 days. Buyers are still purchasing higher-priced homes, but property-specific pricing and condition matter.

Hilton Head Villas and Condos: Look Beyond Monthly Price Changes

Hilton Head villa and condo prices are up about 1% year to date, even though September alone showed an 18.3% jump.

The September median sales price for Hilton Head villas and condos rose to $532,500. The year-to-date median was $525,000, up just 1% from the previous year. September had only 66 closed villa and condo sales, which makes a single month's median sensitive to the mix of properties that happened to sell.

Available inventory was nearly unchanged at 422 properties, while year-to-date days on market increased from 89 to 129 days.

For villa buyers, the purchase price is only part of the financial picture. Before deciding, review:

  • Regime fees
  • Property insurance
  • Rental restrictions
  • Possible special assessments
  • HOA financials and reserve account balance
  • Overall ownership costs

These are especially important for second-home buyers and anyone planning to use a villa as a vacation rental. The Hilton Head HOA fees and transfer fees guide is a good starting point.

Hardeeville Real Estate Market: Inventory Is Increasing

Hardeeville inventory is up 40% and year-to-date prices are down 3.5%, even though September itself looked strong.

September closed sales increased 38.7%, and the monthly median sales price rose to $535,000. The year-to-date figures tell a different story:

Hardeeville Indicator September / YTD 2026 Annual Change
Homes for Sale 188 +40.3%
YTD Closed Sales 319 -21.2%
YTD Median Sales Price $459,000 -3.5%
YTD Days on Market 143 +52.1%

Hardeeville has considerable new-construction activity, and builder incentives create added competition for resale homes. Closing-cost assistance, mortgage rate buydowns, and discounted inventory homes may improve affordability for buyers.

For resale sellers, comparing only with other resale listings may not be enough. Competing builder inventory and incentives should be part of the pricing conversation.

Beaufort Real Estate Market: ZIP Codes Tell Different Stories

Beaufort prices are flat in the city and on Lady's Island but softer in the Burton area, where inventory jumped 60%.

Beaufort 29902: The year-to-date median sales price was $465,000, nearly identical to 2025.

Lady's Island 29907: September closed sales increased 48.1%, and the year-to-date median price was $506,000, down just 0.6%.

Burton and the 29906 area: Available inventory increased 60.3%, from 78 to 125 homes. The year-to-date median sales price declined 3.8% to $375,000.

These differences show why buyers and sellers should evaluate the specific ZIP code, neighborhood, property type, and competing inventory instead of relying on a regional median.

Ridgeland Real Estate Market: Relatively Stable Pricing

Ridgeland remains one of the more affordable markets in this part of the Lowcountry, with a year-to-date median of about $363,250, down just 0.9%.

In the 29936 ZIP code, new listings declined sharply in September, from 38 to 14, and available inventory fell 20.6%. Year-to-date days on market rose to 164 days, the longest of the markets in this report.

For buyers comparing Ridgeland with Bluffton and Hardeeville, the lower median price may be attractive, but commuting distances, property characteristics, and local conditions deserve careful consideration.

What Does the September Market Mean for Buyers?

Buyers in many Lowcountry markets have more time to evaluate homes than they did a few years ago.

Homes needing updates, homes with extended marketing times, and listings priced above comparable sales may offer opportunities. Negotiations can involve more than the price: repairs, closing costs, financing incentives, and included furnishings can all add up to a better overall purchase.

Desirable homes in good condition and priced appropriately can still attract competition.

The best buying strategy depends on the specific property, not the regional market headline.

What Does the September Market Mean for Sellers?

Accurate pricing matters more now than it has in years.

Buyers can see a home's listing history, price reductions, competing properties, and recent comparable sales. Starting well above market value often leads to longer marketing time and eventual price reductions.

Before listing, evaluate property condition, needed repairs, recent comparable sales, current competition, and the carrying costs of a longer selling period. In communities competing with new construction, builder incentives deserve particular attention.

Frequently Asked Questions About the Lowcountry Market

Are home prices dropping in the SC Lowcountry?

Not broadly. As of September 2026, the Hilton Head area median rose 1.5% to $535,000, Bluffton prices were nearly unchanged, and Hilton Head Island single-family homes were up 1.3% year to date. Modest year-to-date declines showed up in Hardeeville (3.5%), the Burton 29906 area (3.8%), and Ridgeland (0.9%).

How long does it take to sell a home in Bluffton?

Longer than last year. Bluffton homes showed 135 days on market year to date in 2026, up from 85 days in 2025, a 58.8% increase. Pricing, condition, and competing listings have a big effect on how long an individual home takes to sell.

How long are homes taking to sell on Hilton Head Island?

Hilton Head Island single-family homes showed 113 days on market year to date in 2026, up from 71 days in 2025. Villas and condos showed 129 days, up from 89. Well-priced homes in good condition still tend to sell faster than these figures.

Is it a buyer's market or a seller's market in the Lowcountry?

It depends on the community and price range. Area-wide months of inventory was 4.4 in September, down 8.3% from a year earlier, and homes priced over $1 million are tightening. Hardeeville and the Burton area have more inventory, giving buyers additional negotiating room.

What should I review before buying a Hilton Head villa?

Look past the price. Review regime fees, property insurance, rental restrictions, possible special assessments, HOA financials, and the reserve account balance. These matter most for second-home buyers and anyone planning to rent the villa, because they affect both carrying costs and rental income.

September 2026 Lowcountry Market Outlook

There isn't one uniform Lowcountry real estate market.

Hilton Head Island single-family home prices remain resilient, while the broader area's higher-priced inventory is tightening. Bluffton prices are steady, but homes are taking longer to sell. Hilton Head villas show modest year-to-date price growth despite a big September jump. Hardeeville faces rising inventory, while Beaufort and Ridgeland trends vary by ZIP code.

Whether you're relocating, buying a second home, or preparing to sell, the most useful information is what buyers are paying in your specific community and price range.
