New construction in coastal South Carolina also comes with some specifics you won't face in other markets. HVAC systems here run year-round in salt air and humidity - expect a 10 to 12 year lifespan, not 15. Builder-grade HVAC is worth upgrading at contract if you can negotiate it. Roofing matters too. Standing seam metal is the right long-term choice for the Lowcountry coast. Architectural shingles are acceptable. Three-tab is a flag on any build, new or otherwise.
Ask about termite pre-treatment on new construction - a crawl space in this climate needs proper protection from day one. And always verify flood zone designation before you fall in love with the floor plan.

New construction has a different rhythm than resale. Here's how the process typically works in this market.
We figure out which communities fit your lifestyle, budget, and timeline. HHI, Bluffton, Beaufort, and the island communities each have different builder options, price points, and HOA structures.
I accompany you to builder presentations and model home tours. You register with me as your agent on your first visit - this protects your right to representation and costs you nothing.
Builder contracts are written for the builder's benefit. We review every line, negotiate where there's room, and make sure you understand what you're committing to before you sign.
We do walk-throughs at framing, pre-drywall, and final punch list. Independent inspection before closing. Then we get to the closing table and you get your keys.
Lowcountry Market Context
The SC Lowcountry new construction market runs from the oceanfront barrier islands of Hilton Head and Fripp Island through the master-planned golf communities of Bluffton, the deepwater island communities of Beaufort County, and out to the I-95 growth corridor in Jasper County. It is not one market - it is a series of distinct submarkets with different builder profiles, price ranges, HOA structures, and buyer pools.
Bluffton has the highest concentration of active builder inventory in the Lowcountry. National builders and regional custom builders are both active here. Gated golf communities like Belfair, Berkeley Hall, Colleton River, and Oldfield coexist with newer master-planned communities that cater to a broader price range. Short-term rental restrictions apply throughout most of Bluffton's luxury communities - buyers looking for STR income potential should not plan on it here.
Land is scarce on Hilton Head Island. New construction here is predominantly infill, tear-down-rebuild, or within communities that have held back lots for future development. Sea Pines Plantation, Palmetto Dunes, and Shipyard Plantation remain the most active communities for new builds. The short-term rental market is well-established in certain HHI communities - Sea Pines and Palmetto Dunes are the primary STR-friendly zones.
Greater Beaufort County includes some of the most distinctive new construction opportunities in coastal South Carolina. Dataw Island offers deepwater access and a private island lifestyle that attracts a specific, serious buyer. Harbor Island and Fripp Island serve the barrier island second-home and resort market. St. Helena Island provides proximity to water and nature at a lower price point than the gated communities. Northern Beaufort County is where buyers who want acreage, privacy, and rural Lowcountry character tend to land.
Hardeeville and Ridgeland represent the Lowcountry's most accessible entry point into new construction. Jasper County's low tax base, growing builder inventory, and proximity to both Hilton Head and Savannah make this corridor attractive to primary residence buyers, remote workers, and retirees who want the Lowcountry lifestyle without island or Bluffton price points.
Buyers coming from the Northeast and Mid-Atlantic often underestimate the impact of the coastal climate on building materials and systems. Do I need my own agent to buy new construction?
You don't need one - but you should have one. The builder's on-site agent represents the builder. Having independent representation costs you nothing as a buyer (builder pays the commission) and gives you someone reviewing the contract, the build quality, and the community's financials on your behalf. Can I negotiate with a builder?
Yes - though builders negotiate differently than individual sellers. They rarely move on base price (it sets a comp for the rest of the community), but they often have room on closing cost contributions, upgrade packages, lot premiums, and financing incentives. Knowing which levers exist and how to use them is part of what I bring to the table.
What is a spec home vs. a pre-construction purchase?
Spec homes are already under construction or complete - you buy what's been built, sometimes with limited selection changes. Pre-construction means buying before the build starts, allowing you to choose floor plans, finishes, and structural options. Spec homes close faster. Pre-construction gives you more control but requires patience - build timelines in the Lowcountry typically run 8 to 14 months.
Should I use the builder's preferred lender?
Builders often offer incentives - closing cost contributions, rate buydowns, or upgrade packages - tied to using their preferred lender. These incentives can be real and worth taking. But always compare the actual loan terms, rate, and costs independently before committing. The incentive is only valuable if the loan itself is competitive.
Do I still need a home inspection on new construction?
Yes. New construction is not automatically built correctly. Inspections at pre-drywall and final completion catch issues that are far easier to address before walls are closed. Builder warranties cover many items post-closing, but it's better to catch problems during the build than negotiate warranty repairs afterward.
How do HOA fees work in new construction communities?
New communities often have introductory HOA fees that increase as the community builds out and amenities are completed. Review the budget, the reserve fund status, and any planned capital improvements carefully. Communities in early phases may have artificially low fees that will rise. I flag this as a standard due diligence item on every new community I work in.
What's the difference between new construction in Bluffton vs. Hilton Head?
Bluffton has significantly more active builder inventory, a wider price range, and more community options. Hilton Head has constrained supply - new builds are rarer and typically priced higher due to land scarcity and the island premium. HHI communities also have more established resale markets and longer track records. Bluffton is the better choice for buyers prioritizing value and selection; HHI for buyers prioritizing location and the island lifestyle.
Are new construction homes in the Lowcountry good short-term rental investments?
Depends entirely on location. Sea Pines Plantation and Palmetto Dunes on Hilton Head Island have well-established, legal STR markets. Fripp Island also permits vacation rentals. Most Bluffton luxury communities - Belfair, Berkeley Hall, Colleton River, Oldfield - explicitly restrict or prohibit short-term rentals. Do not assume STR is permitted. I verify this at the community level before we go any further with a purchase for income-oriented buyers.
How long does it take to close on new construction in SC?
Spec homes and completed inventory can close in 30 to 45 days, similar to resale. Pre-construction timelines vary by builder and trade availability - expect 8 to 14 months in the current Lowcountry market. SC closing is attorney-supervised; you'll work with a real estate attorney, not a title company, at the closing table. Custom building is an entirely different ball game - you could be a year out before ground breaks, then another 12 to 18 months to build. Plan accordingly.
What should I look for in a Lowcountry new construction contract?
Builder contracts are written to protect the builder - that's not a criticism, it's just the reality. Key things to review: deposit structure and what happens to your deposit if you back out or if the builder delays significantly; what constitutes a material change to the home; the builder's right to substitute materials; warranty terms and the dispute resolution process; and closing date flexibility language. I review these items on every new construction contract I work on.
Why does coastal SC have different building considerations than where I'm coming from?
The SC Lowcountry is a coastal environment with high humidity, salt air, intense summer heat, and hurricane exposure. These factors affect building materials and systems in ways that buyers from the Northeast and Mid-Atlantic don't always anticipate. HVAC: systems run nearly year-round here - salt air and humidity reduce lifespan to 10 to 12 years vs. 15 in a northern climate. Roofing: standing seam metal is the coastal gold standard; architectural shingles are acceptable; three-tab asphalt is a long-term liability. Termites: subterranean termites are endemic to this climate - pre-treatment on new construction is essential, not optional. Termite structural damage in the Lowcountry regularly runs $20,000 and up. Flood zones: FEMA flood zone designation affects insurance cost, mortgage requirements, and resale value. Always verify before contract.
