The Crescent sits at the intersection of Hwy 278 (Fording Island Road) and Hwy 46 -- one of the most accessible addresses in the SC Lowcountry. You're three miles from Hilton Head Island and minutes from Old Town Bluffton, without the premium that either of those addresses commands.

The community is bounded on the north by the Colleton River and its tidal marshes. That natural edge means back-of-community homesites have genuine marsh and water views -- the kind that buyers pay significant premiums for in gated communities on the island. Grocery stores, pharmacies, urgent care, banks, and a full range of restaurants are concentrated along Buckwalter Parkway within an 8-10 minute drive. This is one of the fastest-developing commercial corridors in Beaufort County. Residents are rarely more than a few minutes from daily essentials without leaving the broader Bluffton market area.

The Crescent has a back gate that connects directly toward Kroger and the Buckwalter shopping corridor -- no need to get on Hwy 278. Residents can make that run by golf cart. It's a small detail that matters daily.

Healthcare

Memorial Health in Savannah is approximately 45 minutes south -- the primary trauma and specialist hub for most Lowcountry residents. Hilton Head Hospital is roughly 20-25 minutes for urgent but non-emergency needs. MUSC in Charleston is about two hours north, making it the right option for major planned procedures rather than routine specialist visits. Beaufort Memorial Hospital is around 40 minutes for mid-county coverage.

If short-term rental income is part of your investment thesis, The Crescent is not the right community -- and I'll tell you that directly rather than let you find out at closing.
The Crescent's HOA fees are considered moderate relative to the amenity package included and significantly lower than the private-club communities (Colleton River, Belfair, Berkeley Hall) where dues often include mandatory golf and are considerably higher. Homesites fall into four general categories: golf course frontage (fairway views from the back deck), lagoon and marsh properties (water vistas and sunset exposure on the north side along the Colleton River), wooded lots (privacy and natural setting), and interior locations (lower price points but still within the gated community). Marsh-edge lots along the Colleton River consistently hold strong value because that view type is genuinely scarce and doesn't get built on.
Approximately 20 minutes to the public beach accesses on Hilton Head Island under normal traffic conditions. The community sits on Hwy 278 -- the primary corridor to the island -- which means beach access is straightforward. Morning trips (before tourist traffic builds) are consistently 15-20 minutes. On busy summer weekends, plan for 25-30 minutes.
The Crescent's nearest competitors in price and positioning are Moss Creek (also Hwy 278 corridor, private but waterfront/marina focused) and the entry tiers of Belfair (private club, mandatory membership, higher initiation costs). The Crescent is generally the right choice if optional golf and lower mandatory fees matter more to you than private-club exclusivity. If deepwater boating is a priority, Moss Creek or Colleton River deserve serious consideration. Coastal SC is hard on mechanical systems. HVAC units in the Lowcountry typically run 10-12 years due to salt air, humidity, and year-round operation -- well below national averages. On any home built before 2015, verify HVAC age and condition closely. Also confirm roof age -- 3-tab shingles are typically spent by year 20, and most SC insurers won't write new policies on roofs over 25 years old. Termite inspection is non-negotiable in the Lowcountry. Structural damage from termites can easily exceed $20,000 and that's a floor, not a ceiling.
