Some communities are built around a full-service marina where a boat slip can be individually owned. Others provide a shared community dock for day use, fishing, or launching a kayak, without individual slip ownership. In a separate group of communities, a private dock is a feature tied to specific waterfront homesites rather than a community-wide amenity. A smaller number of neighborhoods also set aside dedicated space for on-site boat and RV storage. Knowing which model a community uses matters as much as the waterway it sits on, whether that is Calibogue Sound, Broad Creek, Port Royal Sound, the Colleton River, the May River, or the Okatie River.

Buyer Due Diligence: What "Deep Water" Actually Means

Listings across Hilton Head and Bluffton use the term "deep water" often, but it describes a specific, measurable condition rather than a general sense of a big waterway. Buyers evaluating any dock, whether a marina slip, a community day dock, or a private homesite dock, should confirm the following before assuming a boat will fit and float.

Depth at Low Tide

A dock, slip, or waterway needs a minimum of 3 feet of water at low tide to be considered deep water access in the Lowcountry. Depth should be measured, or confirmed with the marina or seller, at low tide specifically, not at high tide, since that is when a boat is most likely to run aground.

Tidal Range

The Lowcountry is a semidiurnal tide area, meaning the water rises and falls twice a day, with a typical tidal range of 10 to 12 feet between high and low tide. That swing means the same dock can look very different a few hours apart, so depth confirmed at one tide alone does not tell the full story.

Depth and tidal range vary by specific waterway and can shift over time from shoaling or dredging, so buyers should always confirm current numbers for a specific dock or slip rather than relying on a general figure for the area.

These official NOAA stations are a reliable starting point for the two main areas covered here: Hilton Head Island, Skull Creek, for the island's marina communities, and Bluffton, May River, for Bluffton-area communities. Always confirm the specific station nearest a particular dock or slip.

Ten Questions to Ask Before You Buy for Boat Access

Most listings stop at naming the amenity, a marina, a day dock, a private dock. That description alone does not tell a buyer whether the access actually works for their boat, or what it will cost to keep it that way. Each question below points to a specific trap worth understanding before you write an offer.

  1. Does access transfer with the home, or is it separately leased or purchased? In some communities a slip is deeded to the home; in others it is a separate lease or club allocation that does not automatically convey at closing. Confirming this in writing avoids finding out after closing that the slip you assumed came with the house is actually someone else's to renew or deny.
  2. Is there currently a slip or storage waiting list? A community can legitimately advertise a marina or storage amenity while having no near-term availability for a new owner. Ask for the current wait time, not just whether a waiting list exists. Anything you get will be an estimate, but it should give you a much better indication of the expected wait.
  3. What boat length, beam, draft and height limits apply? A slip or lift rated for a 24-foot center console will not necessarily accommodate a 34-foot cruiser, and a fixed dock height or a low bridge along the route can rule out taller boats regardless of what the marina brochure shows.
  4. Is the quoted depth measured at mean low tide? A depth figure quoted at mean tide or high tide can overstate usable depth by several feet in a semidiurnal tide area like this one. Ask specifically for the mean low water figure, and ask when it was last measured.
  5. Is the entire route navigable, not merely the water behind the home? Deep water at the dock does not guarantee a usable route to open water. Shoaling, oyster rakes, and shifting sandbars downstream can strand a boat at certain tide stages even when the home's own dock reads a healthy depth.
  6. Who is responsible for dredging? Dredging a channel or a marina basin is expensive and is not always the HOA's or marina's obligation. In some communities it falls to a special assessment, a separate marina entity, or the individual homeowner for a private dock, ask who pays before assuming it is handled.
  7. Are lifts, floating docks or dock modifications permitted? Many waterfront communities and marinas restrict lift installation, floating dock additions, or other modifications through architectural review or marina policy. A buyer planning to add a lift after closing should confirm that is allowed, not assume it.
  8. Are marina, yacht-club or storage fees separate from the HOA? Boat access fees frequently sit outside the HOA dues entirely, as a separate marina membership, yacht club due, or storage fee. Budgeting only the published HOA fee can understate the real annual cost of keeping a boat in that community.
  9. Can non-residents own or lease a slip? Some marinas restrict slip ownership or leasing to community residents or club members only, which affects resale value and who can be approached if a buyer later wants to sublease or sell a slip separately from the home.
  10. Does the community restrict trailers in driveways? A number of HOAs prohibit or limit boat trailers and RVs parked in driveways or on the street, even overnight, which is exactly the situation a buyer who trailers their boat needs to check before assuming a driveway will work as informal storage.
