What Is Fernlakes in Bluffton, SC?

Fernlakes (also written Fern Lakes) is a non-gated neighborhood of single-family homes off Burnt Church Road in Bluffton, South Carolina, built around an interconnected series of man-made lakes that feed Fern Lake. The neighborhood has no golf course or club, and its amenities center on the water: a community pool, a playground, and a shared boat and RV storage lot. Many lots back directly to the lakes, and a number of homes have private pools or fishing docks. Fernlakes is a short golf cart ride from Old Town Bluffton, which makes it a fit for buyers who want an established, tree-lined setting without a long drive to the May River waterfront district. Homes here tend to be older than what's found in Bluffton's newer subdivisions, and HOA fees tend to run on the lower end compared with many other Bluffton neighborhoods.

About Fernlakes

Fernlakes is one of Bluffton's more established residential neighborhoods, built out primarily between the 1980s and late 1990s [CARL: confirm exact built-out years]. The community's defining feature is its network of connected lakes, which wind through the neighborhood and give a meaningful share of homesites a water view or a water-adjacent lot. Streets include Fernlakes Drive, Bracken Fern, Brittle Fern, Ivory Elm, Royal Fern, Holly Fern, and Cinnamon Fern.

Because Fernlakes was built out over multiple years rather than delivered by a single production builder in a short window, home styles and lot sizes vary more than in a newer, single-phase Bluffton neighborhood. That variation is part of the appeal for buyers who want a distinctive lot rather than a repeated floor plan.

Where Is Fernlakes Located?

Fernlakes is accessed off Burnt Church Road in Bluffton, SC 29910, on the same general side of town as Heritage Lakes Drive and the Hilton Head National golf and RV resort area. The neighborhood sits close enough to Old Town Bluffton that many residents describe the drive as a short one, and it is within a reasonable distance of Highway 46 for access toward Highway 170 and Interstate 95.

Traffic and time of day can materially affect travel times. [CARL: supply confirmed drive times to Old Town Bluffton, Tanger Outlets, Coligny Beach Park, and the Savannah/Hilton Head Airport for a drive-time list here]

Homes and Home Styles in Fernlakes

Fernlakes homes are single-family homes, primarily traditional one- and two-story designs, ranging roughly from 1,200 to 2,600 square feet [CARL: confirm current size range from MLS]. Lot sizes are generous by Bluffton standards, with many exceeding half an acre, and lake-facing lots are a defining feature of the neighborhood. Because homes were built over a longer span of years by different owners and builders rather than a single production builder, buyers will find a wider range of finishes, additions, and updates from one property to the next than in a newer single-phase community.

Some homesites include a private in-ground pool or a private dock on one of the neighborhood's lakes, though this varies lot by lot and is not a feature of every property. Garage configurations, exterior materials, and roof age also vary by home and should be confirmed for any specific property during a showing and inspection.

Fernlakes Amenities

Fernlakes amenities are centered on the neighborhood's lakes and its shared community facilities rather than a clubhouse or golf course:

  • Community pool
  • Community playground
  • Shared boat and RV storage lot
  • Interconnected lake system with fishing access from private docks on qualifying lots

Fernlakes Flood Zone

Because Fernlakes is built around a connected lake system, flood zone is an important factor for buyers to understand before choosing a specific lot. Per the FEMA flood map Carl pulled for Fernlakes as of September 14, 2026, most of the neighborhood sits in Zone X, an area of minimal flood hazard. A band of Zone X500, the moderate-risk area within the 500-year (0.2%-annual-chance) floodplain, runs along Fernlakes Drive, Bracken Fern, Brittle Fern, and the lots closest to Fern Lake itself.

Flood zone determinations are made lot by lot, and FEMA periodically updates flood maps, so the zone shown here for a given address should be confirmed for the specific lot under contract. A property's flood zone affects whether flood insurance is required by a lender and what that coverage typically costs, so it is worth reviewing early in the buying process rather than at closing.

For comparison, nearby Heritage Lakes has a strong track record of standing up well through past storm events, though it sits directly along Bluffton Parkway rather than in the quieter, interior setting Fernlakes offers.

Schools Near Fernlakes

Fernlakes is zoned to Michael C. Riley Elementary School in the Beaufort County School District. Middle and high school assignment can be confirmed by address with the district, since attendance zones can change over time.

What Does It Cost to Own in Fernlakes?

Fernlakes has a homeowners association that maintains the community pool, playground, boat and RV storage lot, and common areas around the lakes. Current HOA dues and any transfer fee should be verified from the HOA financials for a specific property. See Carl's Bluffton HOA Fees and Transfer Fees guide for current ranges and how to request HOA documents for a property under contract. Because Fernlakes has no golf course or club, there are no golf or club membership dues layered on top of the HOA fee.

What I Like About Fernlakes

I've lived in the SC Lowcountry since December 1996, and I genuinely think Fernlakes is underrated. The homes are typically older than what you'll find in Bluffton's newer subdivisions, and to me that's part of the appeal rather than a downside. It's a short golf cart ride to Old Town Bluffton, it has a pool, boat and RV storage, and a playground, and the fees tend to run on the lower end compared with many other Bluffton neighborhoods. It reminds me of the kind of neighborhood a lot of us grew up in, not a subdivision that was built and sold all at once. My own first real estate purchase in the Lowcountry was in Martin's Place, another established neighborhood close to Old Town, so I have a personal feel for what this side of Bluffton offers.

What Buyers Should Know Before Choosing Fernlakes

  • Fernlakes is non-gated, so there is no staffed entry or guardhouse.
  • Homes vary in age and condition since the neighborhood was built out over a longer period by different owners; roof age, HVAC systems, and water heater age should be confirmed through inspection on any specific property.
  • A portion of the neighborhood sits in FEMA Zone X500, so flood zone and flood insurance requirements should be confirmed for the specific lot, not assumed from a neighbor's property.
  • The boat and RV storage lot is a shared community amenity, not a private space assigned to each home; current availability and any waitlist policy should be confirmed through the HOA.
  • Not every lot has a private dock or the ability to add one; dock access is subject to the lot, governing documents, and architectural approval.

Is Fernlakes a Good Fit for You?

Fernlakes tends to work well for buyers who want a mature, lake-oriented lot a short golf cart ride from Old Town Bluffton, and who would rather have a larger, established homesite than the smaller lots typical of newer Bluffton subdivisions. It's also a fit for buyers working within a defined budget, since fees here tend to run on the lower end compared with many other Bluffton neighborhoods, and for buyers who want boat or RV storage without keeping that equipment on their own property. Buyers comfortable with a non-gated setting and a range of home ages and finishes, rather than a uniform, single-builder streetscape, tend to be the happiest fit.

Buyers who want a brand-new home under builder warranty, a staffed gated entrance, or a golf or club amenity package should look at newer Bluffton communities instead, several of which are outlined below.

Similar Bluffton Communities to Consider

Buyers comparing Fernlakes to other non-gated Bluffton neighborhoods often also look at:

  • Woodbridge
  • Edgefield
  • The Willows
  • Heritage Lakes, a nearby neighborhood with a strong flood-performance track record, though it borders Bluffton Parkway rather than sitting in a quieter interior setting
