Windmill Harbour is not a community that happens to have a marina. It is a marina community, one built around a 15.5-acre inland harbour that gives roughly 80 percent of its residents some form of water view and every resident direct or walkable access to the Intracoastal Waterway.

Located on the north end of Hilton Head Island at the base of the J. Who Windmill Harbour Is Best For

Windmill Harbour is best suited for buyers who want a true boating or marina-centered lifestyle, appreciate a gated residential setting, and value direct access to the Intracoastal Waterway. It is especially appealing for year-round residents, second-home buyers, and relocating buyers who want Hilton Head Island ownership without being in the middle of the resort rental corridor.

The Marina Is the Differentiator

There is no other community on Hilton Head Island that delivers this level of marina infrastructure in a residential setting. The constant 8-foot depth, the hydraulic lock, the full-time staff, and the direct Intracoastal Waterway access make this genuinely different from communities that simply offer lagoon or deepwater dock access. If boating is central to your lifestyle, Windmill Harbour is worth serious consideration.

SCYC Membership Is Required for Slip Holders

If you own or lease a boat slip, SCYC membership is required, not optional. For most buyers attracted to Windmill Harbour, this is a feature rather than an obligation. The club's dining, tennis, sailing, and social programming add genuine value. It is, however, a carrying cost to factor into your budget alongside POA fees and marina assessments.

Slip Availability and Ownership Structure Vary by Property

Some slips are deeded to specific lots; others are sold separately; others are available for lease. The slip situation is not uniform across the community. If having a slip of a specific size is important to you, verify availability early in the process. A slip can be the deciding factor in a purchase here, and it is occasionally a separate negotiation entirely.

Short-Term Rentals Are Not Allowed

Windmill Harbour enforces a minimum six-month lease period. This preserves the residential character of the community and protects resale values over time. If you are evaluating the property as a short-term rental investment, Windmill Harbour is not the right fit. If you are buying for personal use or long-term residency, the rental restriction is a positive.

North End Location: What It Means in Practice

Being the first community on the island as you cross the bridge is genuinely convenient for frequent travelers and buyers who commute off-island or make regular trips to Bluffton, Savannah, or Beaufort. The location also tends to reflect in pricing: Windmill Harbour homes generally come in at a somewhat lower price point than comparable waterfront properties on the south end of the island, which can represent real value for buyers who prioritize the marina lifestyle over proximity to Harbour Town or the beach corridor. For buyers who want to feel further into the island experience, closer to Coligny, Sea Pines, or the south-end amenity concentration, the north-end position is a genuine trade-off worth discussing. It is a different lifestyle orientation than a Palmetto Dunes or Sea Pines buyer. Neither is wrong; they simply serve different priorities.

Is Windmill Harbour part of the Town of Hilton Head Island?

Windmill Harbour is located on Hilton Head Island but falls outside the incorporated limits of the Town of Hilton Head Island. It is an unincorporated community in Beaufort County. For most buyers, this distinction has no practical bearing on daily life. The community is on the island, it carries a Hilton Head Island address (zip code 29926), and it is subject to Beaufort County jurisdiction. It is worth understanding for tax and permitting purposes, but it does not meaningfully change the Hilton Head Island living experience.

Do I need to be a boater to enjoy living in Windmill Harbour?

This surprises some buyers. The community attracts both serious boaters and non-boating buyers who value the waterfront setting, the walking and cycling paths along the harbour, the South Carolina Yacht Club's dining and social programming, and the gated residential environment. A meaningful number of Windmill Harbour residents do not own boats but live an active, engaged lifestyle centered on the club, the tennis program, and the beauty of the harbour itself. That said, the community is clearly designed around the water, and the experience is richest for those who engage with the marina in some way.

How does Windmill Harbour compare to Wexford as a boating community?

Wexford sits toward the south end of the island, adds a private Arnold Palmer golf course and a full country club amenity package, and has a smaller, more intimate residential footprint. Windmill Harbour is at the north end, is larger in scale, has a more active marina and sailing culture through the SCYC, and does not have on-site golf (though HHI's many courses are accessible). The buyer who chooses Wexford typically wants golf plus the harbour; the buyer who chooses Windmill Harbour is usually prioritizing the water and the club experience. Both are excellent communities; the right fit depends on your lifestyle priorities.

Can I buy a boat slip separately from a home in Windmill Harbour?

Yes, in some cases. Boat slips in Windmill Harbour are structured in two ways: some are deeded to specific lots and convey with the property; others are owned or leased separately and can be bought and sold independently. If having a slip of a particular size is important to your decision, this is a factor to investigate early. It is not unusual for a buyer to purchase a home and a slip as separate transactions, or to acquire a home without a slip and lease one through the marina. What are the HOA and transfer fees in Windmill Harbour?

Windmill Harbour has a layered fee structure that varies depending on property type and whether a boat slip is involved.
