The Ultimate Relocation Guide:  A Local Perspective

Gain valuable insight into the SC Lowcountry and determine if it suits your lifestyle.  Although I cannot cover everything, these informative videos will provide you with a head start and a good understanding of the region.  The areas covered are Hilton Head, Bluffton, Beaufort, Hardeeville, and Ridgeland.

Housing Prices

Not everyone can afford the 2023 average price of a full-sized home on Hilton Head Island, which is over $1.4 million.  In Bluffton, the 2023 average price of a full-sized home is around $750,000, while in Jasper County it is about $463,000 (with most of the sales coming from Sun City Hilton Head and Latitude Margaritaville).

 

For custom new construction, a reasonable starting point would be around $300 per square foot, excluding the cost of the land.  Opting for semi-custom or track built homes can help save some money while getting a new construction property.

Finding a stand-alone home (Single Family) outside of communities (gated or not) can be challenging.  Especially on Hilton Head Island and in Bluffton.  Jasper County might be a better option, there's a strong possibility of encountering neighboring manufactured homes.

Condos are more abundant on Hilton Head Island than in Bluffton, with a 2023 average price of just under $600,000.  In Bluffton, around six condos are sold per month, with an average price of about $250,000.  If you are open to Jasper County, there are new construction options starting at $400,000 and a few even lower.

Cost of Living

Niche.com reports that the cost of living on Hilton Head Island is now 22% higher than the national average (previously 12%), with housing costs being a significant factor.  Bluffton's cost of living is 1.4% above the national average (previously 2% below) and it offers proximity to the beach, about 30 minutes away.

Homeowners' Association & Regime Fees

Homeowners' association (HOA) fees can range from roughly $300 per year to as high as almost $30,000 per year. Particularly in private golf communities which can be as high as $125,000 for their initial membership fee or transfer fee.

Condo living is a more affordable purchase option, but there are additional fees to consider.  Condo fees usually range from approximately $200ish to $1,200 per month, with the higher end being more common on Hilton Head Island due to increased wind & hail premiums.

Insurance

Living on Hilton Head Island requires understanding the cost of protecting your home from damage particularly from wind and hail.  Bluffton offers more affordable insurance rates and Jasper County tends to be even more budget-friendly.

Property Taxes

As a primary resident, property taxes typically range from .5% to 1% of the purchase price for yearly property taxes.  Non-primary residents run roughly 1.5% to 2.5% of the purchase price for the yearly property taxes.

Auto property taxes are calculated based on 6% of the vehicle's county assigned value.  You may qualify for a high mileage discount if you drive at least 15,000 miles per year.  Maintaining the yearly mileage is required to retain the discount.

State Income Taxes

While South Carolina is not known for high taxes, you might find cheaper options in Delaware or Florida.  Remember, taxes are necessary to fund public services like roads, fire departments, etc.  

I'm not a CPA.  But social security retirement benefits are not taxed in South Carolina and retirement income from other sources is deductible up to $15,000.

Crime

Crime statistics are skewed due to the influx of 2 million+ tourists per year.  However, the SC Lowcountry generally feels safe, with Hilton Head Island and Bluffton being considered very safe areas.

Traffic

Commuting to Hilton Head Island during rush hour traffic may add an extra 10-15 minutes each way.  Saturdays, especially during the summer, can see heavier traffic due to vacationers traveling on Highway 278.  Occasional auto wrecks on Highway 278 might cause temporary traffic disruptions with only one way on and off the island.  The bridge project is about eight years until completion.

Medical

The SC Lowcountry is served by various medical facilities.  Hilton Head Regional is located on Hilton Head Island, while Coastal Carolina is in Hardeeville and are both Tenant owned hospitals.  Beaufort Memorial and The Naval Hospital are in Beaufort.  For specialized treatments/care, Charleston and Savannah offer additional options within an hour or two drive.

Schools

While South Carolina's education system is not renowned, both Bluffton and Hilton Head schools have solid ratings nationally and are top performers in the state.

Weather

The SC Lowcountry experiences hot weather from March to August, with very little snow in the winter.  It boasts four seasons, albeit with short durations due to its semi-tropical climate.  The abundance of trees and greenery help keep the area cooler than Florida in my experience.

Hurricanes are a genuine threat, but the region's location often reduces the likelihood of direct hits.  Storms tend to veer west into the Gulf of Mexico or travel along the east coast, sparing the SC Lowcountry from severe impacts.

Everyday Life

The SC Lowcountry is home to various wildlife, including alligators, snakes, and bugs.  Residents must remain vigilant and make informed decisions to ensure their safety and comfort.
