Alljoy Road, Pine Island & Ulmer Road Homes in Bluffton SC

A guide to the May River neighborhoods east of Old Town Bluffton: Alljoy Road, Brighton Beach and Palmetto Beach, Estill Beach, Pine Island, Myrtle Island, Ulmer Road and Foreman Hill Road.

What Is the Alljoy Area of Bluffton?

The Alljoy area is a group of non-gated, mostly HOA-free neighborhoods on the north bank of the May River, roughly two miles east of Old Town Bluffton. It runs from May River Road (SC 46) south to the river along Alljoy Road, Ulmer Road and Foreman Hill Road, and includes the older riverfront sections known as Brighton Beach, Palmetto Beach and Estill Beach, plus the Pine Island and Myrtle Island areas along the marsh. Alljoy Road ends at the county-run Alljoy Boat Landing and the sandy riverbank locals call Alljoy Beach or Brighton Beach.

There is no master developer, no gate and no amenity package. What you get instead is something that is hard to find in Bluffton today: established single-family homes on larger lots, few private restrictions, and a public boat landing on the May River at the end of the road.

The area has been a river getaway for a long time. Newspaper accounts from the 1920s describe Brighton Beach and the adjoining Palmetto Beach as a summer destination with a small hotel for visitors. Today, the 11-mile May River Scenic Byway, a state-designated scenic route, ends at Brighton Beach.

The Neighborhoods Within the Alljoy Area

Buyers and locals use these names loosely, and the boundaries overlap. Here is how each section differs.

Alljoy Road

The main road through the area and the route to the boat landing. Properties along it range from May River frontage and older cottages to newer custom homes, a few duplexes and vacant homesites. Several side streets and small subdivisions branch off Alljoy Road, including Brighton Oaks and River Oaks.

Brighton Beach and Palmetto Beach

The oldest part of the area, closest to the landing. The MLS groups these two sections together as "Brighton/Palmetto Beach." Lots tend to be smaller here, and several streets are named for local fish. Housing is a true mix: river cottages built in the 1940s and 1950s sit next to homes completed in the last few years.

Estill Beach

A small riverside section centered on Estill Beach Circle, with established homes on wooded lots near the May River. Some properties here carry membership in a separate beach and dock association with its own dues and rules, so ask for the association documents early if a listing mentions one. Home styles vary greatly, from private compounds to manufactured homes on postage stamp sized lots.

Pine Island

A quiet pocket along Pine Island Road and nearby streets such as Driftwood Drive, known for marsh and May River views. Lots here often run larger than in Brighton Beach, and homes range from updated older homes to recent custom construction.

Myrtle Island

A small island setting on the May River marsh, reached by Myrtle Island Road. Homes here are few and rarely come on the market. Expect river and marsh views, private docks on some lots, and a mix of original cottages from the 1950s and larger, more recent homes.

Ulmer Road

Ulmer Road connects May River Road with the Palmetto Beach section, which it is historically platted with. Expect a mix of single-family homes, larger parcels and a small number of non-residential properties.

Foreman Hill Road

The most rural-feeling part of the area, with some of the largest parcels, many of them an acre or more. Buyers who want acreage, a workshop or room for boats and trailers often start here.

Homes and Lots: What You Will Find

Nearly everything here is a single-family home. You will see original river cottages, 1970s through 1990s ranch and raised homes, some manufactured homes, a handful of duplexes, and newer custom builds on lots where an older home was replaced. Floor plans, ages and condition vary from one house to the next because there was never one builder or one architectural standard.

Lots are generally larger than in newer Bluffton subdivisions. In Brighton Beach a lot can be little more than a tenth of an acre, while lots in Pine Island and along Alljoy Road commonly run from a third of an acre to three quarters of an acre, and Foreman Hill Road parcels can be larger still.

On the water, the land is the value. May River frontage is scarce, and recent sales include riverfront properties with homes under 1,000 square feet selling for seven figures. Buyers in that segment are often paying for the lot and the potential for a dock, then renovating or rebuilding. Marsh-view and second-row properties sell for meaningfully less, and interior homes away from the water are where most of the area's more accessible price points sit.

Boating, the Boat Landing and Alljoy Beach

The Alljoy Boat Landing at 265 Alljoy Road is a Beaufort County public landing with two launch lanes and a courtesy dock, giving access to the May River, the May River sandbar, Calibogue Sound, Hilton Head Island and Daufuskie Island by water. For many owners, being able to trailer a boat a few hundred yards, or keep it at home, is the main reason they buy here.

Know the trade-offs. Trailer parking at the landing is limited and fills quickly on warm weekends, the ramp drops off at low tide, and the open stretch toward Calibogue Sound can get rough in the wind. Alljoy Beach is a sandy riverbank next to the landing, good for sunsets and wading, but it is not an ocean beach. The nearest ocean beaches are on Hilton Head Island.

Private docks exist on many river and marsh lots, but dock rights are never automatic. A new dock or a dock extension requires state critical-area permitting and county approval, and depends on the lot's frontage, marsh width and water depth. If a dock is a must-have, confirm an existing permit or the realistic path to one before you write an offer.

Flood Zones in the Alljoy Area

Flood zone is the single biggest variable between properties here, and it can change within a few hundred feet. Based on the FEMA map below, interior upland lots along Alljoy Road, Ulmer Road and Foreman Hill Road are largely Zone X, which is outside FEMA's Special Flood Hazard Area. Moving toward the marsh and river, lots transition to Zone X500, then Zone AE, and along the open river and marsh edge, Zone VE, the coastal high-hazard designation that carries the strictest building requirements and typically the highest flood insurance cost.

FEMA flood zones for the Alljoy Road, Foreman Hill Road, Ulmer Road and Pine Island area, as of 10-30-26. Flood zones are set by lot, not by neighborhood. Confirm the current zone and request an elevation certificate for any specific property.

For waterfront and marsh-front homes, ask the seller for the elevation certificate and current flood insurance premium, and get your own quote during the inspection period. My Bluffton flood insurance guide explains how zone and elevation affect cost.

What Does It Cost to Own Here?

Most Alljoy-area properties have no HOA or POA dues. The exceptions are small subdivisions with recorded covenants and the optional or deeded associations attached to some Estill Beach and riverfront properties. Current figures for those associations are on my Bluffton HOA and transfer fees page.

Your real carrying costs come from property taxes, homeowners insurance and, closer to the water, flood insurance. For a full breakdown of taxes and the 4% primary residence rate, see my Bluffton cost of ownership guide.

Utilities matter here too. Many homes in the area have historically relied on septic systems, and Beaufort County and the local water and sewer authority have been working toward a future sewer project for the Alljoy area. Confirm whether a specific home is on septic or public sewer, and have the septic system inspected if applicable.

What I Like About the Alljoy Area

I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009. The Alljoy area is one of the few places left in Bluffton where you can own a home on a real lot, keep a boat in your own yard, launch at a public landing down the street, and still be a few minutes from Old Town.

It is not for everyone. There is no clubhouse, no pool and no one mowing the common areas. But for buyers who care more about the river than amenities, it is some of the most authentic Lowcountry living in Bluffton.

What Buyers Should Know Before Choosing

  • Flood exposure varies by lot. Two homes on the same street can carry very different flood insurance costs. Price it before you commit.
  • Landing traffic. Alljoy Road carries boat-trailer traffic to the landing, especially on summer weekends and holidays. Homes nearest the landing feel it most.
  • Fewer restrictions cut both ways. Without an HOA, you have more freedom, and so do your neighbors. Property upkeep, parking and building styles vary from lot to lot.
  • County rules still apply. No HOA does not mean no rules. Zoning, building codes, tree protection, critical-area setbacks and short-term rental regulations all still govern what you can do. Confirm whether a property sits in the Town of Bluffton or unincorporated Beaufort County, since the rules and tax rates differ.
  • Older homes need a careful inspection. Look closely at roof age, HVAC, water heater, foundation and elevation, wood-destroying insects, and septic condition.
  • Inventory is thin. Only a handful of homes come up in a typical year, and the best waterfront lots rarely reach the open market for long.

Is the Alljoy Area a Good Fit for You?

It tends to fit buyers who want:

  • May River frontage, marsh views or easy public boat access
  • A larger lot with room for a boat, trailer, workshop or garden
  • No HOA dues and fewer private restrictions
  • An established, mature-tree setting close to Old Town Bluffton
  • A lot to renovate or rebuild on in a location that cannot be replicated

Buyers who want a pool, clubhouse, uniform streetscape or HOA-maintained common areas will be better served by a planned community.

Alljoy Area FAQ

Is the Alljoy area a gated community with an HOA?

No. The Alljoy area is not gated, and most properties have no HOA or POA. A few small subdivisions and some Estill Beach and riverfront properties have recorded covenants or association memberships, so confirm for each property.

Is there a beach at Alljoy?

Yes, a sandy riverbank on the May River next to the Alljoy Boat Landing, known as Alljoy Beach or Brighton Beach. It is a river beach, not an ocean beach. The nearest ocean beaches are on Hilton Head Island.

Can I keep a boat at my house in the Alljoy area?

On most properties without an HOA, yes, subject to county zoning. Properties with recorded covenants may restrict boats and trailers, so review the covenants before you buy.

Is the Alljoy area in a flood zone?

It depends on the lot. Per the FEMA map as of 10-30-26, interior upland lots are largely Zone X, outside FEMA's Special Flood Hazard Area, while marsh-front and riverfront lots fall in Zone X500, AE or VE. Check the specific property and its elevation certificate.

What is Brighton/Palmetto Beach?

It is the name for the older riverside sections nearest the Alljoy Boat Landing. Brighton Beach and Palmetto Beach have been a May River getaway since at least the 1920s and now include river cottages alongside newer homes.

Are Alljoy area homes on sewer or septic?

Many homes have historically used septic systems, and a future public sewer project for the area has been in planning. Confirm the setup for each home and inspect the septic system where applicable.

Which schools serve the Alljoy area?

The area is served by the Beaufort County School District. Many addresses are assigned to M.C. Riley Elementary, Bluffton Middle and Bluffton High, but attendance zones can change, so confirm the assigned schools for a specific property directly with the district.

Recent Sales in the Alljoy Area

Because every property here is different, recent sales tell you more than averages do. Review what sold over the past year, then let's talk through how a specific home compares.
