Village Park Homes began building here in 2007, and a later section of homes was completed around 2019 to 2020. Community amenities include a pool, fitness center, playground, community park at the entrance and walking and biking trails.
Alston Park sits inside the Town of Bluffton limits in the New Riverside area, close to New Riverside Village shopping and dining and the Town of Bluffton's 37-acre New Riverside Park. There is no golf course or club membership, and HOA dues support the pool, fitness center, trails and common areas.

Where Is Alston Park Located?
Alston Park is on the west side of Bluffton, with its entrance off New Riverside Road via Alston Park Drive. Neighborhood streets include Alston Park Drive, Wyndham Drive, Grovewood Drive, Benton Circle, Alden Court and Beaumont Court. New Riverside Village, with grocery, dining and everyday services, is a few minutes away, and the Town of Bluffton's New Riverside Park and New Riverside Barn are nearby.

Alston Park is made up entirely of single-family homes built by Village Park Homes. Homes generally range from about 1,500 to 2,800 square feet, with 3 to 4 bedrooms, one-story and two-story floor plans, and two-car garages on most homes. Lots are typically between 0.15 and 0.18 acres, and many back to woods, lagoons or the creek on the west side of the neighborhood.
The neighborhood has two construction eras. The earlier homes date to 2007 and 2008, while the later section was completed around 2019 to 2020 and tends to include larger floor plans, some with a first-floor primary suite and a bonus room or loft upstairs. On older homes, buyers should look closely at roof age, HVAC, water heater and other major systems.

What I Like About Alston Park
I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009, and I've watched the New Riverside area grow from open land into one of Bluffton's busiest residential areas. Alston Park was one of the earlier neighborhoods here, which gives it mature trees and a settled feel that newer surrounding neighborhoods are still growing into.
What stands out to me is the combination: a pool and fitness center, trails, a location inside town limits, and everyday shopping minutes away, without golf or club dues. The mix of 2007-era and newer homes also gives buyers a real range of size and price within one neighborhood.

What Buyers Should Know Before Choosing Alston Park
- The area is still growing. New Riverside continues to add homes and commercial space, so expect more traffic on New Riverside Road and SC-46 than a few years ago.
- Lots are modest. Most homesites are under a quarter acre, so buyers wanting space for a pool, shop or large yard may find lots limiting. Any lot improvement is subject to the lot, governing documents and architectural approval.
- Older homes are reaching replacement age. Homes built in 2007 and 2008 may be due for a roof, HVAC or water heater if those haven't already been replaced.
- Short-term rentals are not an option. The 6-month minimum lease suits long-term rental ownership, not vacation rental use.
- Check the flood zone lot by lot. Most of the neighborhood is Zone X, but homes backing to the creek on the west side sit closer to the mapped Zone X500 area.
Is Alston Park a Good Fit for You?
Alston Park tends to fit buyers who want a single-family home inside the Town of Bluffton with a pool, fitness center and trails, a two-car garage, and quick access to shopping, without paying for golf or a club. It works well for relocation buyers, first-time buyers, buyers working within a defined budget and buyers considering long-term rental ownership, subject to current HOA rules.
