Hammock Breeze is a gated, single-family home community of 42 coastal homes on Hammock Breeze Way, on the north end of Hilton Head Island in the historic Mitchelville area (zip code 29926). The neighborhood sits within a short walk of Fish Haul Beach Park, a public beach access point on Port Royal Sound, and adjoins Historic Mitchelville Freedom Park, the site of the first self-governed community of formerly enslaved people in the United States.

The homes were built by K. Hovnanian Homes between roughly 2019 and 2021. The community is now fully built out, so every home available today is a resale rather than new construction. Hammock Breeze is a residential neighborhood, not a resort community: it does not have a clubhouse, community pool, or golf access. Its appeal is the combination of gated privacy, a short walk to a genuinely quiet public beach, and proximity to one of the island's most significant historic sites.

Homes and Construction

Hammock Breeze homes are elevated coastal-style single-family homes built across four original K. Hovnanian floor plans: the Palm (3 bedrooms, 2.5 baths, approximately 1,879 square feet), the Calibogue (3 bedrooms, 2.5 baths, approximately 2,017 square feet), the Coligny II (3 bedrooms, 2.5 baths, approximately 2,446 square feet), and the Riviera II (4 bedrooms, 3.5 baths, approximately 2,694 square feet). Garages range from one to three cars depending on the floor plan. Some individual homes have been expanded, renovated, or customized beyond these original plans; for example, a recent listing showed 5 bedrooms and roughly 3,220 square feet. Several floor plans include a main-level primary suite option, and some homes offer multiple primary suites across two floors. Interior finishes across the community commonly include quartz countertops, shaker-style cabinetry, and luxury vinyl plank flooring. Multiple homes feature covered porches and balconies, and homes on favorable lots have views of Port Royal Sound, though the community does not have direct water access or frontage.

Because Hammock Breeze is a small, sold-out community, inventory turns over infrequently. Carl can pull recent comparable sales for the neighborhood to help you understand current value even when nothing is actively listed.

Amenities and Gated Access

Hammock Breeze is a gated, small-footprint neighborhood with access by key code or remote control. It does not include a clubhouse, community pool, or fitness center, and it is not part of a golf or country club. The amenity that sets Hammock Breeze apart is location rather than on-site recreation: Fish Haul Beach Park, with public beach access, restrooms, and parking, is roughly 0.4 miles away, an easy walk of about 10 minutes from most homes in the community.

Community rules prohibit commercial use, RV and boat storage on-site, and truck or trailer parking, and pets are subject to leash and breed requirements. Buyers who want a full amenity package, such as a pool, tennis, or golf, will want to compare Hammock Breeze against larger communities elsewhere on the island. Location: Mitchelville and Fish Haul Beach Park

Hammock Breeze sits in the historic Mitchelville area of Hilton Head Island's north end, on land near the original Fish Haul Plantation site. Historic Mitchelville Freedom Park, adjacent to the neighborhood, preserves the site of Mitchelville, established in 1862 as the first self-governed town of formerly enslaved people in the United States. The park is open to the public and includes interpretive trails and exhibits, and it is one of the reasons this pocket of the island carries more historical significance than most residential areas on Hilton Head.

Fish Haul Beach Park, immediately nearby, offers public beach access on Port Royal Sound rather than the open Atlantic, which tends to mean calmer water and a quieter atmosphere than the island's south-end beaches. It is a town-maintained park with parking and restroom facilities.

Flood Zones and Insurance

Most of Hammock Breeze, including homes along Hammock Breeze Way and Talon Court, sits in Zone X, an area of minimal flood hazard. Some pockets closer to Fish Haul Beach Park to the east show Zone AE and Zone X500 designations. Flood zones can vary lot by lot near the community's edges, so buyers should confirm the current zone and elevation requirements for any specific address through FEMA's Flood Map Service Center or with Carl directly, and should factor flood insurance into their overall cost of ownership before making an offer. Because the homes are relatively newer and elevated, their construction characteristics may affect insurance pricing, but buyers should obtain property-specific insurance quotes rather than assume one Hammock Breeze home will insure like another.

Hammock Breeze HOA Fees and Ownership Costs

Hammock Breeze does have an HOA, but buyers are not paying for the large amenity package found in many Hilton Head gated communities. There is no community golf course, clubhouse, fitness center, or pool. In addition to the HOA assessment, buyers should budget for homeowners insurance, possible flood insurance based on the individual property, property taxes, and normal coastal-home maintenance. Rental Rules

Hammock Breeze's governing documents set a minimum lease term of 30 days, so rentals shorter than 30 days are not permitted.
