Hilton Head Plantation HOA/POA Fees & Community Services

Hilton Head Plantation has an active Property Owners’ Association that covers all common-area upkeep. Currently the POA dues are $1,328 per year for an improved home and $797 per year for a vacant lot (plus a one-time 1/4 of 1% transfer fee on the purchase price). The required dues pay for 24/7 staffed gate security, road maintenance, irrigation and landscaping of common areas, streetlighting, and all repairs on the HHP buildings, Spring Lake pool, Spring Lake tennis courts (partially), walking paths and other amenities.  The HOA/POA fees do not cover the amenities associated with the private clubs.  Spring Lake does charge for tennis time and normal services and is very reasonable.   In short, the annual fees cover the maintenance of the Plantation’s common facilities and residents can pay a la carte for the golf/country clubs of your choosing.  In other words, there are no extra “required fees” or required club dues just to live in HHP. There are some exceptions: The Rookery has its own pool and tennis/pickleball court and a separate fee for those residents.  Ribaut Island is a gated Island community within Hilton Head Plantation and there is a fee to maintain their separate amenities, too.  Condos and townhomes also have separate regime fees to maintain what is covered by their charters.  But for the most part, homeowners simply pay the annual POA dues; any additional fees are only for optional golf/tennis club memberships, if you choose them. (Many people do join at least one of the private golf or country clubs, but that is entirely optional.)  Maybe after 20 or 30 years of living in the community, it doesn’t make sense to maintain a golf membership, so you stop your membership.  The point is that many gated communities with golf require you to maintain your membership while living within the community regardless of your ability to utilize the amenities. 

Trash/recycling pickup and other basic services are not included in the POA dues and are picked up in your service yard, not the curb.

Hilton Head Plantation does not allow short-term rentals on any of their properties.  Six months is the shortest allowable lease.
