Housing in Hilton Head Plantation is extremely diverse. Single-family homes make up the bulk of residences, ranging from modest one- or two-bedroom “villa” ranches to sprawling waterfront estates (1,300sf to 9,000+sf). Most houses exhibit classic Lowcountry style (cedar or cypress exteriors, big, screened porches and attached garages). The Plantation is divided into dozens of smaller neighborhoods, each with its own feel and amenities. For example, Crooked Pond and Ribaut Island have community pools. Lot sizes vary widely: interior wooded lots in older sections might be only 0.1–0.2 acre, while waterfront or golf-course lots often sit on much larger parcels. For instance, Ribaut Island (a gated island in Hilton Head Plantation) has 63 homes on roughly 52 acres, with lot sizes ranging about 0.4 to 1.9 acres. Similarly, many marsh-front and river-front estates in the Plantation are on 1+ acre parcels. Lush, mature landscaping (mossy oaks, pines and palms) lines every street, giving the whole community a tranquil, park-like feel.
