What Is Meadowbrook at Old Carolina?
Meadowbrook at Old Carolina is a non-gated neighborhood of 46 single-family homes built by D.R. Horton in Bluffton, South Carolina. Every home sits on Old Farm Road, a single loop street off Buck Island Road. There are no community amenities.
The neighborhood is typically referred to as Meadowbrook. With only 46 homes, listings do not come up often.
Where Is Meadowbrook Located?
Meadowbrook sits off Buck Island Road between Buckwalter Parkway and Fording Island Road (Highway 278). Buck Island Road connects Fording Island Road (US 278) with Bluffton Parkway and May River Road (Highway 46), so residents can head toward Hilton Head Island, Old Town Bluffton, or Savannah with more options. Grocery stores, shopping, and everyday services along US 278 and Bluffton Parkway are a short drive away.
Because Old Farm Road is a loop that only serves the neighborhood, there is no through traffic inside the community.
Approximate Drive Times
Traffic and time of day can materially affect travel times.
Homes and Home Styles
Meadowbrook only has single-family homes. Most homes have 3 bedrooms, 2 bathrooms, and a two-car garage and are between 2,000 and 2,600 heated square feet. Earlier homes are closer to 1,500 heated square feet. Lots range from about a quarter acre to a half-acre.
All homes are on city water, and most use septic tanks rather than sewer. Most homes date to the early 2000s, and construction ended around 2016. When you tour, focus on the age and condition of the roof, HVAC system, water heater, septic system, and other major systems, and compare kitchens and baths against homes that have already been updated.
Amenities
Meadowbrook has no community amenities. Association dues help cover common area insurance, common area electric, and professional management. Residents looking for pools, tennis, or trails will find public options elsewhere in Bluffton, including town and county parks.
Schools
Meadowbrook is in the Beaufort County School District and is currently zoned for Bluffton Elementary School, H.E. McCracken Middle School, and Bluffton High School. Attendance zones can change, so buyers should confirm the schools assigned to a specific property directly with the district.
What Does It Cost to Own in Meadowbrook?
Ownership costs come down to four items: the homeowners association fee, Beaufort County property taxes, homeowners insurance, and any flood insurance your lender requires or you choose to carry. The association fee is modest because it supports a small set of common areas rather than a club or amenity center.
Current association dues and any transfer fees are listed on my Bluffton HOA Fees and Transfer Fees guide. For property tax and insurance planning, see what it really costs to own a home in Bluffton.
What Flood Zone Is Meadowbrook In?
Based on the FEMA flood map reviewed on October 14, 2026, Meadowbrook is in Flood Zone X, which places it outside FEMA's Special Flood Hazard Area. Flood maps are revised over time, so confirm the zone for a specific address before you buy. Lenders generally do not require flood insurance in Zone X, though many owners carry a policy anyway. My flood insurance guide for Bluffton covers the details.
What I Like About Meadowbrook
I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009. Meadowbrook's location is its biggest strength: you are minutes from groceries, US 278, and Bluffton Parkway without living on a busy road.
I also like that it is a true single-street neighborhood. Old Farm Road serves only Meadowbrook, so there is no through traffic inside the community. The association covers the basics without the dues that typically come with a larger amenity package.
What Buyers Should Know Before Choosing Meadowbrook
Meadowbrook's covenants are more detailed than many buyers expect for a small neighborhood. Read them before you write an offer, especially if you own a boat, plan a fence or pool, or intend to rent the home. I reviewed Meadowbrook's covenants and rules. The provisions buyers are most likely to care about include:
- Leasing: rentals must be for at least six months. Short-term rentals are not permitted.
- Boats, RVs, and trailers: may not be left in the neighborhood for more than eight hours unless stored in a garage. A boat can also be stored behind a screened fence approved by the HOA.
- Parking: vehicles must be parked in the driveway or garage, garage doors stay closed except when in use, and garages may not be converted to living space.
- Fences: white vinyl only, with prior Architectural Review Committee approval.
- Pools: require Architectural Review Committee approval and an approved fence. Above-ground pools are not allowed.
- Sheds and detached buildings: require Architectural Review Committee approval and must match the main home.
- Exterior changes: any change to exterior paint color requires Architectural Review Committee approval.
- Trees: removing a tree larger than four inches in diameter requires Architectural Review Committee approval and a Beaufort County permit.
- Other: no window air conditioning units and no exterior clotheslines. Signs require committee approval.
- Septic: most homes use a septic tank, so include a septic inspection in your due diligence.
- Pets: dogs, cats, and common household pets are allowed. Dogs must be leashed outside your lot.
Meadowbrook has no community amenities. Buyers who want a community pool or recreation center on site should compare other Bluffton neighborhoods before deciding.
Is Meadowbrook a Good Fit for You?
Meadowbrook makes sense if you want a single-family home with a garage, a central Bluffton location, limited through traffic, and an HOA without an expensive amenity package. It can be especially appealing if proximity to Hilton Head Island, shopping, US 278, and Bluffton Parkway matters more to you than having a community pool or clubhouse.
If you need to keep an RV at home, want extensive neighborhood amenities, or are considering short-term rentals, Meadowbrook is probably not the right fit.
