What Is Midway Farms in Bluffton, SC?
Midway Farms is an established, non-gated neighborhood of single-family homes and homesites off May River Road (SC-46) in Bluffton, South Carolina. Most homes were custom built from the mid-1980s through the early 2000s, and many sit on lots measured in acres rather than fractions of an acre. There is no golf course, clubhouse, or amenity center. What Midway Farms offers instead is space, mature trees, and a location between the New Riverside area and Old Town Bluffton.
For buyers relocating from the Northeast or Mid-Atlantic, it is one of the few places in Bluffton where you can own real land close to town without buying into a large master-planned community.
Where Is Midway Farms Located?
Midway Farms sits on the south side of May River Road in Bluffton, 29910, near the New Riverside Road intersection. The Landings at New Riverside and the future Bluffton campus of Cornerstone Church are close by, and grocery, dining, and everyday shopping are a short drive away on Highway 46. Palmetto Bluff, the May River, and Old Town Bluffton are all reachable in a few minutes.

Homes and Lots in Midway Farms
Midway Farms is not a production-builder community, so no two homes are quite alike. Recorded sales show homes built primarily from 1985 through the early 2000s, ranging from under 1,000 to more than 4,000 heated square feet, with three and four bedrooms the most common. Many homes sit on lots of two acres or more, and vacant homesites of around three acres have come to market.
Because the homes vary in age and construction, each one should be evaluated on its own. Roof age, HVAC, water heater, well and septic systems where present, drainage, and any outbuildings belong on every inspection list here.
Does Midway Farms Have Amenities?
No. Midway Farms has no pool, clubhouse, golf course, or shared recreation facilities. The appeal is the lot itself: room for a garden, a workshop, a pool of your own, or simply distance from the neighbors. Any improvement to a lot is subject to the lot, any recorded restrictions, and Beaufort County or Town of Bluffton zoning and permitting.
What Flood Zone Is Midway Farms In?
Based on the FEMA flood map I reviewed on October 15, 2026, Midway Farms is in Flood Zone X, outside FEMA's Special Flood Hazard Area. Lenders generally do not require flood insurance in Zone X, though many owners carry a policy anyway. Flood maps change, so confirm the zone for a specific property before you buy. My Bluffton flood insurance guide covers what to ask.
What Schools Serve Midway Farms?
Midway Farms is served by Pritchardville Elementary School, H.E. McCracken Middle School, and May River High School in the Beaufort County School District (the district can confirm assignment for a specific address). [CARL: confirm school zoning]
What Does It Cost to Own in Midway Farms?
Recent MLS listing information indicates Midway Farms does not carry a mandatory POA fee. [CARL: confirm no POA/HOA neighborhood-wide] That keeps fixed monthly costs lower than in amenity communities, but it also means each owner handles their own lot maintenance, and there is no association enforcing appearance standards.
Property taxes, insurance, and utility setup still need to be budgeted. See my Bluffton cost of ownership guide and the Bluffton HOA and transfer fee guide for how fees compare across the area.
What I Like About Midway Farms
I have lived in the SC Lowcountry since December 1996 and have watched May River Road go from a quiet two-lane drive to one of the busiest growth areas in Bluffton. Midway Farms is a reminder of what this part of town used to be: larger lots, old trees, and homes that were built one at a time.
For a buyer who wants acreage without driving 30 minutes out of town, there are very few options this close to Old Town Bluffton and Palmetto Bluff. When a home or homesite comes up here, it deserves a serious look.
What Buyers Should Know Before Choosing Midway Farms
- Inventory is limited. With larger lots, there are simply fewer homes, and listings do not come up often.
- No amenities. If a community pool, trails, or a clubhouse matter to you, this is not the right fit.
- Homes vary widely. Ages, sizes, and condition differ from lot to lot, so price per square foot comparisons only go so far.
- Confirm utilities. Ask whether a property is on public water and sewer or a well and septic system, and inspect accordingly.
- The area around it is growing. New construction continues along May River Road, which brings convenience and more traffic on SC-46.
Is Midway Farms a Good Fit for You?
Midway Farms makes sense if you want a single-family home on a larger lot, prefer fewer rules and lower fixed costs, value privacy over amenities, and want to stay close to Old Town Bluffton, Palmetto Bluff, and Highway 46 shopping. It also suits buyers who want to build a custom home on an established homesite. Buyers who want a pool, fitness center, or turnkey newer construction will likely be happier elsewhere.
