Ask Carl About Old House Creek See Homes for Sale

What Is Old House Creek?

Old House Creek is a private, gated community of single-family homes on the north end of Hilton Head Island, South Carolina, accessed off Spanish Wells Road. The neighborhood sits on a single cul-de-sac street, Old House Creek Drive, with 41 homesites built primarily between 1993 and 2004. What Old House Creek offers is privacy, tidal marsh and select deepwater views, and a quiet, low-traffic setting close to the water.

The community takes its name from Old House Creek itself, the tidal waterway that borders several of its homesites and winds out toward Skull Creek.

Where Is Old House Creek Located?

Old House Creek is located off Spanish Wells Road on the north end of Hilton Head Island, adjacent to where Marshland Road intersects Spanish Wells Road. This provides easy access to the Cross Island Parkway and the south end of the island.

The community is also close to popular waterfront dining off Squire Pope Road. The north end location also means Old Town Bluffton is often a quicker drive than it is from communities on the south end of the island.

Homes and Home Styles

Old House Creek is a single-family home community only. Homes were built primarily between 1993 and 2004, custom built rather than by a single production builder, so floor plans and exteriors vary more than in a newer, single-builder neighborhood. Buyers will find a mix of one-story and two-story homes on generously sized homesites, several bordering marsh or tidal creek frontage.

Because most homes here date to the 1990s and early 2000s, resale buyers should budget for updates to roofing, HVAC systems, and water heaters depending on when a given home was last renovated. Several recent resales in the neighborhood have been substantially updated with new flooring, kitchens, and exterior siding.

Homesites and Water Access

A number of Old House Creek homesites back up to tidal marsh, and a smaller number offer marsh-to-deepwater frontage. Dock construction on those homesites is not automatic; it is subject to lot, governing documents, and architectural approval. Buyers specifically seeking deepwater frontage or dock potential should ask Carl to help verify the water access, existing dock status, and approval requirements for a specific property.

Amenities and Lifestyle

Old House Creek does not carry the pool, clubhouse, or golf amenities found in Hilton Head's larger plantation communities, and there are no club dues attached to ownership beyond the community's HOA assessment. What residents get instead is a small, quiet, gated street with light traffic and direct proximity to the water.

The north end location puts residents close to Skull Creek's boat landings and marinas, along with the walking and biking paths that run through the surrounding Squire Pope area.

A Note on the Area's History

The Spanish Wells and Squire Pope area is part of Hilton Head Island's long Gullah history. Generations of Gullah families lived, farmed, and worked along the island's north-end waterways, including the area around Skull Creek. Buyers interested in learning more about this history can visit the Gullah Museum of Hilton Head Island and the Coastal Discovery Museum.

Flood Zone

Old House Creek's homesites along Old House Creek Drive fall primarily within FEMA Zone X, which is outside the Special Flood Hazard Area. Some nearby areas to the north are mapped as Zone X500. Flood zone designations can change and can vary parcel by parcel, so buyers should always confirm the current flood zone for a specific address before purchase.

Schools

Old House Creek is served by the Beaufort County School District, including Hilton Head Island High School. Attendance zones can change, so buyers should confirm the elementary, middle, and high school assigned to a specific property directly with the district.

What Does It Cost to Own in Old House Creek?

Old House Creek carries a homeowners association assessment that covers the community's private street and gate, with no club or amenity dues attached. Because HOA fees and any transfer fees change over time, see Carl's Hilton Head HOA Fees and Transfer Fees guide for current figures rather than relying on a fixed number here.

What I Like About Old House Creek

I've lived in the SC Lowcountry since December 1996, and one thing I've come to appreciate about a neighborhood like Old House Creek is how little it tries to be. It's a short gated street tucked against the marsh on the quiet end of the island.

For a buyer who values easy access to both the south end and downtown Bluffton, it's a community worth a serious look if available.

What Buyers Should Know Before Choosing Old House Creek

Because most homes in Old House Creek were built between 1993 and 2004, buyers should plan for a thorough inspection focused on roof age, HVAC system age and condition, water heater age, and the status of any major systems, rather than assuming everything has been updated to current standards.

The community's single cul-de-sac layout and small home count mean inventory here is limited. Buyers who want a specific lot type, such as deepwater frontage, should expect to wait for the right listing or work with Carl to track it as it comes available.

Is Old House Creek a Good Fit for You?

Old House Creek tends to appeal to buyers who want a private, gated address on Hilton Head Island and who place a high value on marsh or water views over a long amenity list. It also suits buyers who want quick access to both the south end of the island and downtown Bluffton, since the north end location sits close to the Cross Island Parkway.

Buyers who want a newer-construction home, or a large selection of listings to choose from at any given time, should look at some of the island's larger gated communities instead.
