Single-family homes in Palmetto Pointe and townhomes and smaller-lot single-family homes in Palmetto Pointe Townes, off Okatie Highway (SC-170) next to Pritchardville Elementary School.
Palmetto Pointe is a non-gated residential community in the Pritchardville area of Bluffton, South Carolina, located off Okatie Highway (SC-170) just north of May River Road (SC-46). The overall development is The Villages at Palmetto Pointe, which is made up of two sections: Palmetto Pointe, which is single-family homes only, and Palmetto Pointe Townes, which includes townhomes and single-family homes on smaller lots.
Homes were built primarily from the late 2000s through the late 2010s, and most are two-story. Community amenities include two pools, one in Palmetto Pointe and one in Palmetto Pointe Townes, plus a playground, picnic area, fire pit, walking trails, and sidewalks. There is no clubhouse, golf course, or marina.
Current community rules require a 12-month minimum lease, so short-term and seasonal rentals are not permitted. Buyers should verify the applicable HOA documents for the specific property.
The two sections share the same general location, schools, and flood zone, but home type, lot size, HOA structure, and maintenance responsibilities can differ.
Single-family homes only. Most are two-story plans with three to five bedrooms, one-car or two-car garages, and lots of about one-eighth to one-fifth of an acre. Many backyards are fenced.
Palmetto Pointe Homes for Sale
Townhomes and single-family homes on smaller lots. The townhomes are generally three-bedroom, two-and-a-half-bath, two-story units of around 1,800 square feet built in the mid-2010s, with lower exterior maintenance than a larger lot.

There are three separate HOA arrangements within the community: Palmetto Pointe single-family homes, Palmetto Pointe Townes single-family homes, and the townhomes within Palmetto Pointe Townes. Dues, transfer fees, and maintenance responsibilities can differ among them. Carl's Bluffton HOA and transfer fee page lists current dues and transfer fees.
Palmetto Pointe is on the west side of Bluffton in the Pritchardville area, between Okatie Highway (SC-170) and the neighborhoods along Rainbow Road. SC-170 connects north toward Okatie and Beaufort, and May River Road (SC-46) connects east toward Old Town Bluffton and west toward Hardeeville and Savannah.
That position makes Palmetto Pointe one of the more practical Bluffton addresses for anyone who regularly drives toward Beaufort, Savannah, or I-95 as well as toward Hilton Head Island. Drive times below are approximate, and traffic and time of day can materially affect travel times.
Palmetto Pointe has two community pools, one in Palmetto Pointe and one in Palmetto Pointe Townes, along with a playground, picnic area, fire pit, walking trails, and sidewalks through the neighborhood. The amenities are neighborhood-scale and maintained through the community's HOA structure, which keeps the focus on everyday use rather than a full-service amenity center.
For beaches, golf, boating, and dining, residents use what the greater Bluffton and Hilton Head Island area already offers, including public boat landings on the May River and public and semi-private golf courses throughout the region.
Palmetto Pointe is currently served by Pritchardville Elementary School, H.E. McCracken Middle School, and May River High School in the Beaufort County School District. Pritchardville Elementary sits directly next to the neighborhood, and May River High School is a few minutes away on New Riverside Road. (The Beaufort County School District can confirm the assignment for a specific address.)
The main recurring costs are property taxes, homeowners insurance, and HOA dues, which support the pool, playground, trails, and common areas. There are three separate HOA arrangements within the community: Palmetto Pointe single-family homes, Palmetto Pointe Townes single-family homes, and the townhomes within Palmetto Pointe Townes. Dues, transfer fees, and maintenance responsibilities can differ among them. Current figures are listed on Carl's Bluffton HOA and transfer fee page, which is updated separately from this guide.
South Carolina taxes a primary residence at a 4% assessment ratio and a second home or rental at 6%, so the same home can carry a noticeably different tax bill depending on how it is used. Carl's Bluffton cost of ownership guide walks through taxes, insurance, and fees in more detail.
Palmetto Pointe is in FEMA Flood Zone X based on the flood map dated 10-4-26, which is outside FEMA's Special Flood Hazard Area. Flood insurance is generally not required by lenders in Zone X, though some owners choose to carry it. Carl's Bluffton flood insurance guide explains how this works.
I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009, and I've watched the Highway 170 and Highway 46 area grow from mostly woods into one of Bluffton's busiest residential areas. Palmetto Pointe sits right where those two roads meet, and for a lot of buyers that location is the main reason to look here.
From this neighborhood you can reasonably reach Old Town Bluffton, Beaufort, Savannah, and the airport without crossing the Hilton Head bridges. Add an elementary school next door, a neighborhood pool, and a choice between a single-family home with a yard or a lower-maintenance townhome, and it is a straightforward, practical place to own.

Most homes in both sections are two-story, and many place the primary suite upstairs. Buyers who want one-level living or a first-floor primary suite will have a smaller pool of homes to choose from.
Palmetto Pointe lots are generally one-eighth to one-fifth of an acre, and Palmetto Pointe Townes lots are smaller. Pools, fences, and other lot improvements are subject to the lot, governing documents, and architectural approval.
SC-170 and SC-46 carry heavy commuter traffic at peak hours. The location is convenient, but expect busier roads than you would find closer to Old Town Bluffton.
With homes built over roughly a decade, condition varies. Roof age, HVAC, water heater, and other major systems are worth a close look, especially on the earlier homes.
Palmetto Pointe tends to work well for buyers who want more interior space for their budget, a neighborhood pool and trails without club dues or a gate, and quick access to SC-170 and SC-46 for regular trips toward Beaufort, Savannah, or Hilton Head Island. Palmetto Pointe suits buyers who want a single-family home with a yard, while Palmetto Pointe Townes suits buyers who want less exterior upkeep. Both work for relocation buyers, first-time buyers, and long-term rental owners, subject to the 12-month minimum lease and current HOA rules.
Buyers who want one-level living, a larger lot, or a quieter setting away from the main highways will usually be happier looking elsewhere in Bluffton.
Non-gated single-family homes nearby in the New Riverside area, with a community pool, playground, and walking trails.
Newer single-family homes and townhomes in the New Riverside area, with a 6-month minimum lease.
Palmetto Pointe is made up only of single-family homes. Palmetto Pointe Townes includes townhomes and single-family homes on smaller lots. Both sections are part of The Villages at Palmetto Pointe in Bluffton, SC.
The Villages at Palmetto Pointe is the collective name shown at the entrance to the development. It includes two sections, Palmetto Pointe and Palmetto Pointe Townes. In real estate searches, the individual section names are more commonly used.
