About Pine Ridge

Pine Ridge is a non-gated community of 311 single-family homes off Buckwalter Parkway in Bluffton, South Carolina. The neighborhood was built primarily between 2004 and 2006, with one- and two-story floor plans ranging from roughly 1,100 to 2,700 square feet. Amenities include a playground, lagoons and walking trails, without the larger amenity package found in many Bluffton master-planned communities.

The neighborhood sits directly across H.E. McCracken Circle from the Bluffton School Complex, and Buckwalter Parkway puts Old Town Bluffton, Buckwalter Place shopping, and Bluffton Parkway East within a short drive.

Where Is Pine Ridge Located?

Pine Ridge is located off Buckwalter Parkway in Bluffton, South Carolina, about 3.5 miles south of SC 278 (Fording Island Road) and roughly a half mile from May River Road (SC 46). The community has two points of access: a north entrance off H.E. McCracken Circle, directly across from the Bluffton School Complex, and a second entrance from Buckwalter Parkway. Bluffton Parkway East is a short drive away and connects to the flyover toward Hilton Head Island.

Homes and Home Styles

Homes in Pine Ridge are single-family houses built primarily between 2004 and 2006, with a mix of one-story and two-story floor plans. Sizes range from roughly 1,100 to 2,700 square feet, with three- and four-bedroom layouts common throughout the neighborhood. Garages vary by floor plan. Most homes have a one-car or two-car garage, with a small number of floor plans built without a garage.

Streets in the community include Pine Ridge Drive, Heather Glenn Lane, and Waybridge Circle. Many homes sit on established, tree-lined lots, and lot backing varies between wooded, landscaped, and lagoon-view settings depending on the specific homesite.

Amenities

  • Playground within the community for residents
  • Lagoons throughout the neighborhood
  • Walking trails for residents to use

The Town of Bluffton's Buckwalter Recreation Center, a public facility with fields, courts, and recreation programs, is within short walking distance of the Pine Ridge north entrance. It is not a private Pine Ridge amenity, but it is one of the closest public recreation facilities to the community.

Schools

Pine Ridge is zoned to Bluffton Elementary & Early Childhood Center, H.E. McCracken Middle School, and Bluffton High School, all part of the Beaufort County School District. The community sits directly across from the Bluffton School Complex that houses these schools. (Beaufort County School District can confirm the exact school assignment for a specific address.)

What Does It Cost to Own in Pine Ridge?

Pine Ridge is a homeowners association community with annual dues that fund the playground, lagoons, and walking trails described above. Current dues, assessments, and any transfer charges change from year to year, so see Carl's Bluffton HOA and Transfer Fees guide for up-to-date figures rather than relying on a fixed number here.

What I Like About Pine Ridge

Local Perspective

I've lived in the SC Lowcountry since December 1996, and I've watched neighborhoods like Pine Ridge mature into some of Bluffton's most established, tree-lined streets. What stands out to me about Pine Ridge is the location, which is hard to match for buyers who value being within a short walk or drive of the Bluffton School Complex.

What Buyers Should Know Before Choosing Pine Ridge

  • There is no community pool or clubhouse; the on-site amenities are limited to the playground, lagoons, and walking trails.
  • Pine Ridge's governing documents set a 6-month minimum lease term, which is worth knowing if you're considering the home as a long-term rental or investment property down the road.
  • Street parking is not permitted for residents at any time. Vehicles must be registered with the owners association and display a decal, and unregistered or improperly parked vehicles are subject to fines and towing. Trailers, campers, RVs, and utility trailers may not be parked on the street, and watercraft must be covered and kept on the driveway or a parking pad rather than the street.
  • Most homes date from the mid-2000s, so a pre-offer inspection should pay close attention to roof age and condition, HVAC system age, water heater age, and other major systems that may be due for replacement.
  • Lot improvements such as a pool, fence, or structure addition are subject to the lot, the community's governing documents, and architectural approval, not automatically permitted.
  • Home styles and finishes vary by original builder and by any updates a previous owner has made, so two homes on the same street can show very differently.

Is Pine Ridge a Good Fit for You?

Pine Ridge tends to fit buyers looking for a single-family home in an established Bluffton neighborhood, within walking or short driving distance of the Bluffton School Complex, with straightforward homeownership costs and no mandatory amenity package. Pine Ridge may also appeal to buyers considering a future long-term rental because of its relatively straightforward amenity structure, although the community's six-month minimum lease requirement should be considered before purchasing for investment purposes.
