Sandy Oaks: New Single-Family Homes in a Small Marshfront Setting

A boutique enclave of just 22 single-family homes tucked off Jonesville Road on the island's quiet north end, where new construction meets tidal marsh views, moss-draped oaks, and easy reach of everything Hilton Head Island offers.

A Small-Town Feel, Steps From the Marsh

Sandy Oaks is located in the Jonesville Road area on Hilton Head Island's north end, offering convenient access to Highway 278, the south end of Hilton Head via the Cross Island Parkway, Bluffton, and the rest of the island while remaining removed from the busiest resort districts. Built by K. Hovnanian Homes, it provides a limited new-construction option in a part of Hilton Head where most available single-family homes are resales.

With only 22 homesites planned, Sandy Oaks was designed to feel more like a private lane than a subdivision. A limited number of homesites back directly to the marsh, offering long views across the grass and open sky that changes with the tide, while the rest of the community enjoys the shade of mature trees and the kind of privacy that's increasingly hard to find this close to Hilton Head's beaches, shops, and restaurants.

For buyers relocating from the Northeast or Mid-Atlantic, Sandy Oaks provides an opportunity to purchase a new single-family home rather than take on the repairs, updating, and deferred maintenance that can accompany an older resale. Depending on the homesite and construction stage, buyers may also have choices involving finishes, options, and timing. The community may work as a full-time residence, second home, or lower-maintenance base for visits to Hilton Head Island.

Carl's Local Perspective

I have lived in the SC Lowcountry since 1996 and have worked full time in local real estate since 2009. Sandy Oaks offers a convenient Hilton Head Island location, new construction, and a small community setting, but buyers should understand that the surrounding area does not have the same polished appearance, established landscaping, or amenity package found in some of the island's better-known communities. Its strongest advantages are convenience, newer homes, limited homesite availability, and access to the north end of the island. The right decision depends on whether those benefits matter more to you than a more established community setting. If a single-story home is something you truly want, this might not be the best community for you.

Location & Lifestyle

Hilton Head Island's Quiet North End

Jonesville Road has long been one of Hilton Head Island's best-kept secrets. Canopies of live oaks and long views over the tidal marsh give this stretch of the island a genuinely rural, small-town character, even though it sits only minutes from Highway 278 and the shopping, grocery stores, and everyday conveniences that run along it. Sandy Creek Stables and a community park sit nearby, and House Creek Fishing Pier is a short drive away for an evening of fishing or simply watching the sun set over the marsh.

From Sandy Oaks, the island's beaches, golf courses, and marinas are all a short drive south, while historic Old Town Bluffton, Savannah, and Beaufort make for easy excursions. The location is practical for buyers who value access to Highway 278, Bluffton, shopping, and everyday services more than being surrounded by a highly landscaped or amenity-rich community.

Because Sandy Oaks sits north of the island's busiest resort areas, it may appeal to buyers who see Hilton Head primarily as a place to live full time or use as a quieter second home rather than as a short-term-rental investment. That distinction is important when comparing Sandy Oaks with communities closer to the island's primary resort areas.

Good to Know Before You Visit

  • The Jonesville Road area is still developing, so lot sizes, views, and pricing can vary meaningfully street to street. Touring in person is the only reliable way to compare homesites.
  • Marsh-view and marshfront homesites at Sandy Oaks are limited and tend to move first. If a specific view or lot orientation matters to you, ask about availability early.
  • Highway 278 access means a short drive to grocery stores, pharmacies, and big-box retailers, without the traffic of the island's busiest resort areas.
  • The lots currently appear to fall within FEMA Flood Zone X500, generally a moderate-risk area that typically does not require flood insurance, though this can vary by homesite. Carl can pull the specific flood determination for any lot you're considering before you write an offer.

Floorplans

Three Floorplans, Each Built for Island Living

K. Hovnanian offers three single-family floorplans at Sandy Oaks, each available with the builder's designer-curated interior packages so you're choosing a fully coordinated look rather than piecing together finishes on your own. Sizes, pricing, and availability change as homesites sell, so treat the figures below as a starting point for comparison and confirm current details with Carl or the builder before you tour.

Approximate plan specifications. Garage capacity, elevations, options, pricing, and availability vary by homesite and should be confirmed before purchase.
Floorplan Square Feet Bedrooms Baths Garage Stories
Palm Approx. 1,879 sq ft 3 2.5 2 cars 2
Tybee Approx. 2,544 sq ft 3 2.5 3 cars 2
Sapelo Approx. 2,822 sq ft 4 3.5 Varies by elevation; up to 4 cars 2

Designer-Curated Interiors

Instead of an overwhelming menu of individual selections, K. Hovnanian typically offers coordinated interior collections, so flooring, cabinetry, countertops, and fixtures are pulled together for you. Confirm which collections are currently offered at Sandy Oaks with Carl or the builder.

Space for Guests and Extended Stays

The larger Tybee and Sapelo plans provide additional bedrooms and flexible living space that may work well for visiting family, remote work, or extended stays. Buyers should review the current plan configuration carefully if a first-floor bedroom or primary suite is essential.

Outdoor Living

Screened decks and covered porches may be available on select floorplans and elevations, extending living space outdoors to take advantage of the marsh views and Lowcountry climate. Confirm which options apply to a specific homesite before you tour.

Why New Construction

What New Construction Means on a Barrier Island

Built to Current Coastal Standards

New homes at Sandy Oaks are expected to be permitted and constructed under the applicable building codes in effect for the project. Buyers should still review the specific construction documents, product specifications, flood requirements, inspections, and builder warranty rather than assuming every feature is included in every home.

Lower Near-Term Maintenance

A new home begins with new HVAC equipment, roofing, water heater, appliances, and other major components. That may reduce near-term repair exposure compared with an older resale, although coastal humidity, salt air, installation quality, product quality, and regular maintenance all affect actual service life.

A Builder Warranty Behind You

New construction homes typically come with a builder warranty covering workmanship and major systems, a level of protection a resale purchase generally doesn't include, especially valuable for a buyer purchasing from out of state and not planning to be on-site for day-to-day upkeep. Warranty terms and coverage should be confirmed directly with the builder.

Energy Efficiency Built In

New homes are built to current energy codes, which generally means more predictable utility costs than an older home, a meaningful consideration for a second home that may sit unoccupied for stretches of the year. Ask Carl or the builder about the specific efficiency features included at Sandy Oaks.

Before You Visit the Sales Office

Bring Your Own Agent to Sandy Oaks

Builder sales counselors at Sandy Oaks, like at any new construction community, represent K. Hovnanian's interests in the transaction, not yours. That's not a criticism, it's simply how new home sales work, and it's exactly why buyers touring builder communities benefit from having their own agent involved from the very first visit rather than after they've already fallen in love with a homesite.

Carl has represented buyers through new construction purchases across the SC Lowcountry since 2009, helping them evaluate builder contracts, lot premiums, structural options, inspections, financing incentives, and closing timelines. Buyer-agent compensation and representation terms are disclosed and agreed to in writing. In many new-home transactions, the builder offers compensation toward the buyer's brokerage fee, but the amount and terms must be confirmed for the specific community and transaction.

The important step is to involve Carl before your first contact or visit with the Sandy Oaks sales team. Builder registration and cooperating-broker policies can affect whether outside representation is recognized, so confirm the current policy before registering or touring on your own.

Ask Carl Before Your First Visit

What Carl Reviews With Sandy Oaks Buyers

  • Lot premiums and how a specific homesite's marsh view or orientation affects total price
  • Which structural options and upgrades tend to hold value versus which are purely cosmetic
  • HOA financials and any transfer fees tied to the community, reviewed before you're under contract (see general Hilton Head Island HOA Fees & Transfer Fees)
  • Estimated completion timelines and how they line up with your own move or closing needs
  • Flood zone and elevation certificate details for the specific homesite, before you sign

Is Sandy Oaks Right for You

Who Sandy Oaks Fits Best

Relocating Full-Time Residents

Buyers moving from the Northeast or Mid-Atlantic who want a new single-family home without taking on the updating, repairs, and deferred maintenance that can accompany an older resale.

Second-Home & Weekend Buyers

Out-of-state buyers who want a low-maintenance retreat they can lock and leave with confidence, backed by a builder warranty and modern systems rather than an aging vacation home that needs constant attention.

Multi-Generational Households

Families weighing the larger Tybee and Sapelo plans for the extra bedrooms and living space, useful for parents, in-laws, or adult children sharing a home. Confirm current room configurations directly if single-level living for a family member is a requirement.
