What Is Verdier View?
Verdier View is a small, non-gated neighborhood in Bluffton, SC, located just south of May River Road (SC-46). It has no HOA, no community amenities, and no association dues. Homes are a mix of single-family homes and manufactured homes, most on lots of roughly 0.3 acre. The neighborhood sits in unincorporated Beaufort County, not inside the Town of Bluffton limits.
Limited inventory: Verdier View has a limited number of homes, so only a few typically come up for sale in a given year. If you are interested, it pays to have a saved search or let me know what you are looking for before something lists.
For buyers who want space and fewer rules, this is one of a shrinking number of Bluffton neighborhoods where you can typically park a boat, trailer, or work vehicle on your own lot, add a shed or workshop, and skip monthly association fees entirely.
Where Is Verdier View Located?
Verdier View is off May River Road (SC-46) near Pritchard Farms Road, west of Old Town Bluffton. Interior streets include King George Road, James O Court, Mitchell Court, and George B Court.
May River Road connects east to Old Town Bluffton and west toward Highway 170 and Hardeeville, which provides a direct route toward Savannah without traveling through the Hilton Head Island bridge area. A Publix at May River Crossing is about three minutes away, and Old Town Bluffton is under ten.

Homes and Home Styles in Verdier View
Verdier View has a mix of site-built single-family homes and manufactured homes. Many of the homes that have sold recently were built in the mid-1990s and range from roughly 1,100 to 1,500 square feet, typically with three bedrooms and two baths. Most are one-story, and a main-level primary bedroom is common.
Because there is no architectural review board, homes vary widely in condition, updates, and exterior finish. Some owners have added detached garages, storage buildings, fencing, or extra parking pads. A few properties sit on oversized or combined lots.
Amenities
Verdier View has no shared community amenities. What owners get instead is usable yard space and the flexibility to add a shed, workshop, or parking pad without HOA approval, subject to Beaufort County zoning and permitting.
Flood Zone
Based on the FEMA flood map dated 10-10-26, Verdier View is in Zone X, outside FEMA's Special Flood Hazard Area. Flood insurance is generally not required by lenders in Zone X, though it is available and often reasonably priced. Flood zones can change, so the current map for a specific address is what counts. My guide to flood insurance in Bluffton covers how this works.
Schools
Verdier View is zoned for Pritchardville Elementary School, H.E. McCracken Middle School, and May River High School (Beaufort County School District can confirm assignment for a specific address).
What Does It Cost to Own in Verdier View?
With no HOA, there are no monthly dues, no special assessments, and no association transfer fee at closing. Because the neighborhood is in unincorporated Beaufort County, owners pay county property taxes but not Town of Bluffton municipal taxes.
The main ongoing costs are property taxes, homeowners insurance, and maintenance. In South Carolina, a home used as your primary residence is assessed at 4 percent versus 6 percent for second homes and rentals, which makes a large difference in the tax bill. My Bluffton cost of ownership guide breaks down taxes and insurance in more detail.
What I Like About Verdier View
I've lived in the SC Lowcountry since December 1996 and have been licensed since 2009. Most of Bluffton's growth over that time has come in planned communities with HOAs, and many of them limit what you can park in the driveway. Verdier View is the opposite. If you own a boat, a camper, or a work truck, or you want a workshop out back, this kind of neighborhood is hard to find this close to Old Town Bluffton.
I also like the location on May River Road. You can be in Old Town in minutes, and heading toward Savannah you avoid most of the traffic that builds near the Hilton Head Island bridges.
What Buyers Should Know Before Choosing Verdier View
- No HOA cuts both ways. You have more freedom, and so do your neighbors. There is no association enforcing yard upkeep, exterior standards, or parking.
- Roads are partially paved. Beaufort County maintains the roads, although some sections remain unpaved.
- Manufactured homes finance differently. Lenders and insurers treat manufactured homes differently from site-built homes, often looking at the foundation, HUD data plate, and whether the home is titled as real property. Talk to your lender early if you are considering one.
- No HOA does not mean no rules. Beaufort County zoning still applies, and some lots may have recorded deed restrictions. Your closing attorney's title search will show what is recorded for a specific lot.
- Most homes are on septic. Most homes in Verdier View have public water and a septic system rather than sewer. A septic inspection during your due diligence period is worth the cost, along with records of when the tank was last pumped.
- Inspect the major systems. With most homes built around the mid-1990s, focus on roof age, HVAC, water heater, plumbing, and electrical service.
Is Verdier View a Good Fit for You?
Verdier View fits buyers who want a Bluffton address with a usable yard, room to park a boat, trailer, or work vehicle, and no monthly association fees. It also works for buyers comfortable with an older home who plan to update it over time, and for relocation buyers who would rather spend on the house than on dues.
Buyers who want uniform streetscapes, community amenities, or a turnkey newer home will likely be happier in a planned community.
