Victoria Square is a gated community of 95 Charleston-style single-family homes on Hilton Head Island, South Carolina, built primarily between 1999 and 2004 along the Marshland Road area in the middle of the island. Homes are three-story designs, all with stairs, generally ranging from roughly 1,600 to 2,700 square feet, most with two-car garages. The community centers on a lagoon and offers a community pool, a playground, and an on-site boat and RV storage yard behind a gated entry. There is no golf course or club membership at Victoria Square, and the nearest public beach access is about 1.6 miles away, connected by bike trails.

Where Is Victoria Square Located?

Victoria Square sits off Marshland Road in the middle of Hilton Head Island, a section of the island that puts residents within a short drive of both the island's beaches and its everyday shopping and dining. The community's internal streets are Victoria Square Drive and Victoria Square Crossing, which loop around the central lagoon behind the gated entrance.

Homes in Victoria Square were built primarily from 1999 to 2004 in a consistent Charleston-style design. All homes in the community are multi-story, typically three stories, and include stairs; there are no single-level ranch-style homes in Victoria Square. Most homes carry a two-car garage, and many are tandem-configured. Floor plans typically run from about 1,600 to 2,700 square feet with 3 to 4 bedrooms.

Multiple porches, decks, or balconies overlooking the lagoon or landscaped common areas are common throughout the neighborhood. Given the home ages, buyers should plan for the usual resale-home inspection items such as roof condition, HVAC age, and water heater age rather than assuming any specific system has already been updated.

Flood Zone

Based on the current FEMA flood map, dated 8-17-26, most of Victoria Square, including the homes along Victoria Square Drive and Victoria Square Crossing, sits in Flood Zone X. A Zone X500 area appears along the community's southern edge, nearer the marsh and Marshland Road. What I Like About Victoria Square

I've lived in the SC Lowcountry since December 1996, and Victoria Square is one of the neighborhoods I point out to buyers who want a gated community with on-site boat storage and are comfortable with stairs in their home. The mid-island location is genuinely convenient, close enough to the beach for a quick bike ride and close enough to Shelter Cove and the mid-island shopping and dining for everyday errands.

The central lagoon gives the community an established neighborhood feel, and the on-site boat and RV storage is a feature you don't find in very many smaller Hilton Head communities. If that storage matters to you, I would verify availability, size restrictions and current HOA rules before relying on it when choosing a home.

What Buyers Should Know Before Choosing Victoria Square

  • Homes were built between 1999 and 2004, so budget for age-related inspection items like roof condition, HVAC age, and water heater age when evaluating a specific home.
  • The neighborhood is not oceanfront; the nearest public beach access is about 1.6 miles away.
  • Lot improvements such as pools, additions, or outbuildings are subject to the lot, the HOA's governing documents, and architectural approval, not automatically permitted.
  • Victoria Square's community covenants and restrictions set a minimum lease term of six months, which is worth knowing for buyers considering rental income.
  • All homes in the community are multi-story with stairs; buyers who need single-level living should look elsewhere.

Is Victoria Square a Good Fit for You?

Victoria Square tends to work well for buyers who want the controlled access of a gated community, a mid-island location within easy reach of the beach and everyday shopping, and a single-family home with room to update over time, without paying golf or club dues. It also suits buyers who own a boat or RV and want on-site storage rather than off-site rental space.

Buyers who specifically want oceanfront or beachfront property, a home inside a golf or country club community, or new construction with no updating needed should look elsewhere on the island.
