Heritage at New Riverside is a non-gated community of single-family homes and townhomes in the New Riverside area of the Town of Bluffton, SC 29910. It is one of the largest neighborhoods in New Riverside, set on roughly 365 wooded acres off Okatie Highway (SC-46/SC-170). Sivica Homes started the community, D.R. Horton took over building after that, and Smith Family Homes is building the newest homes today.
Amenities include a zero-entry community pool with a fitness center, a playground, and sidewalks throughout the neighborhood. Heritage at New Riverside is a natural gas community, it is not age-restricted, and the HOA requires a minimum lease term of 6 months.
Where Is Heritage at New Riverside Located?
Heritage Parkway, the community's main road, runs off Okatie Highway between the New River marsh on the west and the rest of the New Riverside development to the east. Grocery shopping, restaurants, a pharmacy, and medical offices are clustered a few minutes away around New Riverside Village and the SC-46 and SC-170 roundabout.
From Heritage, SC-46 leads east toward Old Town Bluffton, SC-170 connects to the bridges to Hilton Head Island, and Okatie Highway heads west toward Hardeeville, I-95, and Savannah. Traffic and time of day can materially affect travel times.

Homes and Home Styles in Heritage at New Riverside
Homes in Heritage at New Riverside range from roughly 1,400 to 3,000 square feet, with 3 to 5 bedrooms in one-story and two-story floor plans. Most homes have a two-car garage, and lots are typical of newer Bluffton neighborhoods, generally around a seventh of an acre. Some homesites back up to lagoons or wooded buffers. Sivica Homes also built a section of townhomes in the community.
Buyers here can compare two paths side by side. Resale homes built by Sivica Homes and D.R. Horton offer established landscaping and, often, upgrades the original owners already made. New construction from Smith Family Homes offers current floor plans, new systems, and a builder warranty, with 3 to 5 bedrooms in plans of about 1,500 to 2,600 square feet.
One-story plans have the primary suite on the main floor. Many two-story plans place the primary suite upstairs, though some include a first-floor guest bedroom and full bath. For resale homes, a buyer's inspection should cover HVAC age and service history, the water heater, roofing, and other major systems.

Heritage at New Riverside has four community amenities: a zero-entry community pool, a fitness center at the pool, a playground, and sidewalks throughout the neighborhood.
The New River Linear Trail, a public trail built along a former railroad line, also passes through Heritage. It runs north toward Sun City Hilton Head and south toward the New River, giving residents a longer unpaved route for walking and biking.
What Schools Serve Heritage at New Riverside?
Heritage at New Riverside is currently zoned for Pritchardville Elementary School, H.E. McCracken Middle School, and May River High School in the Beaufort County School District (the district can confirm the assignment for a specific address).
What Flood Zone Is Heritage at New Riverside In?
As of 9-29-26, the FEMA flood map shows Heritage at New Riverside primarily in Flood Zone X, which is outside FEMA's Special Flood Hazard Area. Zone A floodplain borders the community's western edge along the New River marsh, and a Zone X500 area sits to the southeast.

What I Like About Heritage at New Riverside
I've lived in the SC Lowcountry since December 1996. What stands out to me about Heritage is the choice it gives buyers in one place: an established resale home or a brand-new Smith Family Homes build, with the same pool, fitness center, and playground either way. The setting between the New River marsh and Okatie Highway keeps daily errands close while still giving the neighborhood a wooded feel.
I also like that Heritage is convenient to Savannah, Georgia, about 30 minutes to downtown, while still being in Beaufort County and part of the Town of Bluffton.
What Buyers Should Know Before Choosing Heritage
New construction is still underway, so expect construction traffic and activity near the active building sections. Homes sit relatively close together, and any exterior change, such as a fence, pool, or screened porch, is subject to the lot, the governing documents, and architectural approval.
Because Heritage is large, resale and builder inventory can be on the market at the same time. Compare a resale home's price per square foot, lot, and upgrades against current builder pricing and incentives before making an offer.
The HOA requires a minimum lease term of 6 months, so short-term vacation rentals are not an option. Long-term rentals are subject to current HOA rules, lease requirements, and local regulations.
Is Heritage at New Riverside a Good Fit for You?
Heritage fits buyers who want a newer single-family home or townhome, a community pool and fitness center, sidewalks, natural gas, and quick access to New Riverside shopping and SC-170.
