What Is Malind Bluff?
Malind Bluff is a gated community of single-family homes in the Okatie area of Bluffton, South Carolina, located off Highway 170 in Beaufort County. Pulte built the homes, mostly between 2021 and 2023, and the community has 350 homes. Entry is through a key code gate.
Community amenities include a pool with a clubhouse, a day dock with deep water access, a pickleball court, a covered pavilion, a fire pit, a picnic area, and a playground. There is no golf course and no club membership.
Where Is Malind Bluff Located?
Malind Bluff sits on the east side of Highway 170 between the Highway 278 interchange area and Oldfield, with its entrance on Malind Bluff Drive. Okatie Elementary School is located directly next to the community.
The Highway 170 location puts Malind Bluff between Bluffton and Beaufort, which matters if you split time between both towns or want quicker access to Beaufort than most Bluffton neighborhoods offer. Traffic and time of day can materially affect travel times.
What Kind of Homes Are in Malind Bluff?
Malind Bluff homes are one-story and two-story single-family homes built by Pulte, mostly between 2021 and 2023. Homes range from about 1,900 to 3,200 heated square feet with 2 to 6 bedrooms, typically include a two-car garage, and sit on average sized lots of roughly 0.15 acres.
Many two-story homes in Malind Bluff have the primary bedroom on the second floor.
For newer homes like these, a home inspection should still cover the roof, HVAC, water heater, drainage and grading, and any items left on the builder's warranty list. If the home is still within a builder warranty period, ask whether the warranty transfers to you.
What Amenities Does Malind Bluff Have?
Malind Bluff amenities include:
- Community pool and clubhouse set among mature live oaks
- Day dock with deep water access
- Pickleball court
- Covered pavilion and fire pit
- Picnic area
- Playground
- Two gated entrances with key code access
The day dock is the feature that sets Malind Bluff apart from most newer gated neighborhoods in this price range. It gives residents a place to tie up, launch a kayak, or fish without owning waterfront property. Day dock use is governed by community rules, so confirm current dock rules before you plan around regular boat use.
Is Malind Bluff in a Flood Zone?
Based on the FEMA flood map dated 9-29-26, Malind Bluff is located in Flood Zone X, which is outside FEMA's Special Flood Hazard Area. Lenders generally do not require flood insurance solely because of a Zone X designation, although many Lowcountry homeowners still choose to carry coverage.
Flood maps are revised periodically, so check the current designation for a specific address before you buy. My Bluffton flood insurance guide explains how flood zones affect insurance and lending.
What Schools Serve Malind Bluff?
Malind Bluff is zoned for Okatie Elementary School, Bluffton Middle School, and May River High School in the Beaufort County School District. Okatie Elementary sits directly next to the community. (The district can confirm the assignment for a specific address.)
What Does It Cost to Own in Malind Bluff?
Plan for three recurring costs beyond the mortgage: property taxes, homeowners insurance, and the POA fee. The POA fee covers pool maintenance and the shared amenities, and the community is professionally managed.
At closing, buyers pay a one-time working capital fee based on the purchase price plus an administrative fee. Current POA dues and transfer fees are listed on my Bluffton HOA fees and transfer fees page.
If you are moving from the Northeast or Mid-Atlantic, property taxes on a primary residence here are often lower than you are used to, but the rate depends on whether you qualify for the 4% owner-occupied assessment. My Bluffton cost of ownership guide walks through taxes, insurance, and fees.
What Are the Key Community Rules?
- Rentals: leases shorter than six months are not permitted.
- Boats and RVs: storage of boats and RVs is restricted under the community's covenants and restrictions.
- Commercial activity: restricted under the covenants.
- Pets: dogs, cats, and other small household pets are allowed in reasonable numbers, as determined by the board. Pets must be leashed when not in a fully confined area, owners must clean up after them, and pets cannot be kept for breeding or any commercial purpose.
Rules can change by board vote, so review the current covenants and the HOA questionnaire before you go under contract.
What I Like About Malind Bluff
I have lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009. Water access usually comes with a much higher price tag here. Malind Bluff is one of the few newer gated communities in the Highway 170 area where you get a deep water day dock as a shared amenity without buying a waterfront lot or joining a club.
Malind Bluff is a little farther out than some buyers want to go, but you get recently built homes, amenities that are stronger than most neighborhoods offer, and a community dock. The pool and clubhouse also sit under mature live oaks, which is not something you see often in newer construction.
What Should Buyers Know Before Choosing Malind Bluff?
- Location: Malind Bluff is between Bluffton and Beaufort, about 15 minutes from Old Town Bluffton and 29 minutes from downtown Beaufort. It is 31 minutes from Coligny Beach Park.
- Lot size: lots are smaller to average, at roughly 0.15 acres, so expect neighbors close by and modest yards.
- Highway 170 traffic: there is no traffic light at the Malind Bluff entrance, so making a left turn out of the community onto Highway 170 can be harder during rush hour. Rush hour traffic on Highway 170 can also add time to drives toward Bluffton and Hilton Head Island.
- Shared water access, not private docks: the deep water access is through the community day dock. Private docks are not part of the typical home purchase here.
Is Malind Bluff a Good Fit for You?
Malind Bluff fits buyers who want:
- A gated community with newer Pulte single-family homes and a two-car garage
- Shared deep water access without paying for a waterfront lot
- Pool, pickleball, and outdoor gathering space without club dues
- A location between Bluffton and Beaufort
- A Flood Zone X location outside FEMA's Special Flood Hazard Area
If a short drive to the beach or short-term rental income is a priority, a community on or closer to Hilton Head Island will likely suit you better.
