Midpoint at New Riverside is a community of single-family homes and townhomes off New Riverside Road in Bluffton, South Carolina (29910). Pulte Homes is the current builder, and Village Park Homes built homes here earlier. Pulte's single-family homes range from roughly 1,600 to 3,220 square feet in one-story and two-story floor plans, all with attached garages. Community amenities include a pool, a covered gathering area with a fire pit, pickleball courts, a playground, and paved access to the New Riverside trail system.
The community amenities are open, and Pulte continues to build and sell new homes while early owners resell. That gives buyers two paths into the same neighborhood: a new home from the builder, or a resale that is often already finished with window treatments, landscaping, fencing and upgrades.
Midpoint is in Bluffton's New Riverside area, between Highway 46 and SC-170. Groceries, restaurants and everyday services are a short drive away, with convenient access toward Old Town Bluffton, Hilton Head Island, Savannah and I-95.
Midpoint at New Riverside is on Midpoint Boulevard, off New Riverside Road just south of the SC-170 traffic circle in Bluffton. From I-95, take Exit 8 toward Highway 278, exit onto SC-170 West, and take New Riverside Road at the traffic circle. That access matters if you plan to travel back north often: you reach the interstate without driving through the busier parts of Bluffton.

Midpoint includes both single-family homes and townhomes. Village Park Homes built homes in Midpoint earlier but is no longer building here, so resales can come from either builder. Pulte Homes is the current builder, and its single-family homes come in two collections. The Prescott Collection offers one-story and two-story homes starting around 1,600 square feet, including several single-story plans with the primary suite on the main floor. The Sutton Collection offers larger open-concept homes starting around 2,180 square feet, with some plans offering up to a three-car garage.

Common features include open kitchens that face the gathering room, covered or screened rear lanais, flex rooms that work as an office or guest space, and natural gas for cooking and heating. Lots are generally compact, with many around 0.14 to 0.16 acre, so the trade-off for a newer home with low exterior upkeep is less yard than you would find in Bluffton's older neighborhoods.
For a resale, the inspection still matters even on a home that is only a year or two old. Ask about roof condition, HVAC service records, the water heater, drainage around the lot, and how much of the builder warranty remains and whether it transfers.
Midpoint's amenities include a community pool, pickleball courts, a covered gathering area with a fire pit and picnic space, and a playground. Residents also have paved access to the New Riverside trail system, which Pulte reports at more than five miles of paths through the surrounding area. There is no golf course or clubhouse, so HOA dues support a focused set of amenities and common-area upkeep.
As of 9-29-26, the residential streets of Midpoint at New Riverside are primarily in FEMA Flood Zone X, outside FEMA's Special Flood Hazard Area. Along the community's western edge, near Coral Cove Road, the map shows Zone X500 and Zone AE areas following the marsh. Lots closest to that edge are the ones to check most carefully, since lender requirements and insurance pricing follow the specific property.

Homes in the New Riverside area of Bluffton are generally assigned to Pritchardville Elementary School, H.E. McCracken Middle School and May River High School, part of the Beaufort County School District (the district can confirm the assignment for a specific address). May River High School is about three minutes from the neighborhood.
Beyond the purchase price, plan for HOA dues, a transfer fee at closing, property taxes and homeowners insurance. Current HOA and transfer fees are kept on my Bluffton HOA and transfer fee guide, which I update as associations change them.
If you are relocating from the Northeast or Mid-Atlantic, property taxes are usually the pleasant surprise. South Carolina assesses an owner-occupied primary residence at 4% of value, compared with 6% for second homes and rentals, so filing for the primary residence rate after closing makes a real difference. Buying new from Pulte often comes with builder incentives tied to its affiliated lender. Those can be worth taking, but compare the total cost against an outside lender and against a nearby resale before you commit.
Both can make sense, and in an active new-construction community the two compete with each other. A new build lets you choose your plan, lot and finishes, but you wait for construction and pay separately for many items buyers assume are included. A resale is usually move-in ready and may include upgrades the first owner paid for, though resale sellers often have to price against current builder incentives.
One practical point: the builder's sales team represents the builder. If you want your own representation on a new build, bring your agent with you or have them register you before your first visit to the sales center, since builders often require that for an agent to be involved.
I have lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009, so I have watched New Riverside go from open land to one of Bluffton's busiest areas for newer homes. What stands out to me about Midpoint is the location inside that growth. You are close to groceries, restaurants and May River High School, and you can get to SC-170 and I-95 without fighting traffic through the center of Bluffton.
For buyers moving here from out of state, the appeal is a newer home with a pool and pickleball without paying for golf or a club you may not use. My advice is to compare a specific Midpoint home against nearby resales in neighboring New Riverside communities before deciding, because the price differences between them are not always obvious from the listings.
