What I Like About Pine Forest Village
I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009. What I like most about Pine Forest Village is that it can offer buyers a lower-priced path to single-family homeownership in Bluffton, especially for buyers who work on Hilton Head Island or drive there regularly. The neighborhood sits close to the bridges, so the daily trip onto the island starts closer than it does from many Bluffton neighborhoods, and you still get a community pool and a short drive to Old Town.
What Buyers Should Know Before Choosing Pine Forest Village
- Compact lots. Homes sit close together on small lots. Buyers who want room for a large garden, workshop, or pool of their own should look elsewhere.
- No boats or RVs. Covenants prohibit keeping boats and RVs in the neighborhood. Motorcycles are allowed.
- Rental rules. Leases shorter than six months are not permitted under the community restrictions.
- Home age. Homes date to the early 2000s. Have your inspector look closely at roof age, HVAC, the water heater, and other major systems.
- Modular vs. manufactured. Most homes are modular, but some are manufactured. Manufactured homes can face different lending and insurance requirements, so confirm construction type early and share it with your lender and insurance agent.
- Wastewater treatment plant at the entrance. You pass a wastewater treatment plant on the way into the neighborhood. I have never noticed an odor there, but it is something every buyer should know about. Visit at a few different times of day before you make an offer.
- Flood zone varies by lot. Check the specific property against the flood map below before you write an offer.
