What Types of Homes Are in Sawmill Forest?
Sawmill Forest consists of 130 one-story single-family homes. Craftbuilt Homes built the neighborhood in the late 1990s, and homes range from about 1,100 to 1,600 heated square feet. Most have three bedrooms and two baths, and some have two bedrooms and two baths.
Construction type varies. The neighborhood includes modular, manufactured, and some stick-built homes. Garages are detached from the homes. Most homes have a one-car garage, and a very few have a two-car garage.
With single-story floor plans throughout the community, primary bedrooms are on the main level. Lots are compact, and many back up to wooded areas or lagoons. Some owners have added fenced backyards and decks over the years.
Most homes are now more than 25 years old, so condition varies widely from house to house. When comparing homes, look closely at roof age, HVAC, water heater, windows, and any recent updates to kitchens and baths.
Construction type also matters. Whether a home is modular, manufactured, or stick-built can affect financing options, homeowners insurance, and appraisal, so confirm the construction type of any home you are considering early in the process, and let your lender and insurance agent know.

Yes. Sawmill Forest has a community boat storage area, and there is no charge to use it. Because it is free, demand is high. As of October 2026, the lot is full, and getting a space can be difficult. If boat storage matters to you, plan on having another storage option in place before you buy.

Based on FEMA flood map data as of October 13, 2026, Sawmill Forest is in Flood Zone X, which is outside FEMA's Special Flood Hazard Area. Flood maps can change, so the flood zone for a specific property should be confirmed before closing. What I Like About Sawmill Forest
I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009. Here's what stands out to me about Sawmill Forest:
- Close to Old Town and the beaches. This is what I like most. Old Town Bluffton is about 6 minutes away, and Coligny Beach Park on Hilton Head Island is about 22 minutes.
- Single-story homes throughout. That's harder to find in Bluffton than many buyers expect.
- More amenities than many similarly sized neighborhoods. A pool, clubhouse, and playground are more than many neighborhoods in this price range offer.
- Flood Zone X. The neighborhood sits outside FEMA's Special Flood Hazard Area as of my most recent check.
What Should Buyers Know Before Choosing Sawmill Forest?
- Boat storage is currently full. As of October 2026, the free community storage area is full, and open spaces may be difficult to get.
- Homes are older. Expect to budget for updates, and review roof age, HVAC, water heater, and other major systems during inspection.
- Construction type varies. Modular, manufactured, and stick-built homes sit side by side, and the difference can affect financing, insurance, and resale.
- Home sizes are modest. Homes top out around 1,600 heated square feet, and most have a detached one-car garage.
- Lots are compact. Expect close neighbors and smaller yards.
Is Sawmill Forest a Good Fit for You?
Sawmill Forest tends to work well if you want:
- A one-story home with the primary bedroom on the main level
- A pool, clubhouse, and playground without the cost of a larger amenity community
- Easy access to Highway 278 and Hilton Head Island
- A home in Flood Zone X
Sawmill Forest can be a good fit for relocation buyers who want a smaller, single-story home near Hilton Head Island without moving into a large gated or age-restricted community. It can also make sense for long-term rental buyers, subject to current POA rules. If you need more than about 1,600 square feet, a larger garage, or guaranteed boat storage, another Bluffton neighborhood will likely be a better match.
