Seagrass Station is a non-gated residential community located inside the Town of Bluffton, South Carolina (29910), in Beaufort County. It includes townhomes built by Verdier Townhome LLC and single-family homes built by Centex, a PulteGroup brand, plus a community pool, a covered picnic area, and a playground. Seagrass Station is also a natural gas community.
Seagrass Station sits directly across SC-170 from Sun City Hilton Head, but it is not age-restricted and is not part of Sun City. Recorded plats show the community was formerly known as Verdier Plantation.

Where Is Seagrass Station Located?
Seagrass Station is on the east side of Okatie Highway (SC-170), between Buckwalter Parkway and the SC-170 area that connects toward Beaufort. The entrance is on Seagrass Station Road, and the residential streets include Augustine Road, Pearce Road, Burley Lane, Hager Road, and Lincoln Lane. The Okatee River and its marsh form the southern edge of the community.
The entrance area includes commercial property, including a hotel, a medical rehab office, an apartment complex, and other professional offices before you reach the residential section. Everyday shopping, dining, and medical offices along SC-170 and US-278 are a short drive away.

Homes and Home Styles in Seagrass Station
Seagrass Station offers two home types from two different builders, with homes typically ranging from about 1,300 to 2,700 heated square feet. The townhomes were built by Verdier Townhome LLC in the community's first phase, around 2008, and typically have three bedrooms, a garage, and covered front porches. Some townhome plans place the primary suite on the main floor, which is less common in this price range.
The single-family homes were built later by Centex, a PulteGroup brand, primarily in the mid-to-late 2010s, and typically have three to five bedrooms. Most are two-story plans with vinyl siding. Lot sizes vary, and some homes back up to wooded areas or the marsh side of the community.
For newer homes, a buyer's inspection should still cover the roof, HVAC system, water heater, gas appliances, and drainage around the lot.
Seagrass Station Amenities
The amenity center includes a community pool, pool deck, covered picnic area, and restrooms. Access is by amenity card. The pool has no lifeguard and is open during posted daytime hours. The community also has a playground, which is open during daylight hours.
The community lagoons are for stormwater and appearance. Swimming and boating in the lagoons are not permitted, and fishing is catch-and-release only. Your HOA dues support the amenity center, common areas, and lagoon maintenance.

- Leasing: Homes may only be leased in their entirety, for a minimum of 12 months. A copy of the lease must be provided to the association before the tenant moves in.
- Boats, RVs, campers, and trailers: These must be kept in an enclosed garage. The rules allow only a brief temporary stay in a driveway or on a parking pad (no more than 24 hours in a seven-day period). If you own a boat or RV, plan on off-site storage.
- Parking: Vehicles go in garages and driveways. Overnight street parking is not permitted without prior approval.
- Golf carts: Allowed on community roads only, not sidewalks, and drivers must hold a valid license under South Carolina law.
- Pets: A reasonable number of household pets is allowed. Pets must be leashed in common areas.
- Exterior changes: Fences, screening, and other exterior improvements require architectural review approval.

What Flood Zone Is Seagrass Station In?
As of 9-29-26, most of Seagrass Station is in FEMA Flood Zone X500, which is outside FEMA's Special Flood Hazard Area. Zone AE runs along the Okatee River marsh at the southern edge of the community, and some lots nearest the marsh may border or include it.

I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009. I watched the SC-170 side of Bluffton grow from mostly woods into one of the most convenient parts of the area.
What stands out about Seagrass Station is the location. You can head north on SC-170 toward Beaufort, west toward I-95 and Savannah, or south to US-278 and Hilton Head Island without fighting through the busiest parts of Bluffton. Natural gas, a choice between townhomes and single-family homes, and a straightforward amenity package round it out.

What Buyers Should Know Before Choosing Seagrass Station
- The entrance shares space with commercial property, so you drive past a hotel and commercial lots before reaching the homes.
- Boat and RV owners will need off-site storage.
- Lots nearest the Okatee River marsh may touch Zone AE. Check each lot.
- Some homes are rented. The 12-month minimum lease eliminates short-term rentals, but buyers should expect a mix of owner-occupied homes and long-term rentals.
- The amenity package is a community pool, covered picnic area, and playground. There is no clubhouse or fitness center.
