Shearwater Plantation is a small, gated, single-family home community on the north end of Hilton Head Island, off Jonesville Road in the Spanish Wells area. Homes are custom built, typically ranging from roughly 2,000 to 4,000 square feet with three to five bedrooms, and many are positioned to capture marsh, tidal creek, or lagoon views. The community's defining feature is its private access to Old House Creek through two community docks, used for fishing, crabbing, kayaking, and enjoying the tidal creek and marsh setting. There is no golf course, clubhouse, or community pool. Shearwater appeals to buyers who want a quiet, low-density, gated community in a marsh and tidal creek setting with community docks, rather than a large resort-style amenity package.

Where Is Shearwater Plantation Located?

Shearwater Plantation sits on the north end of Hilton Head Island, accessed off Jonesville Road in the Spanish Wells area near Old House Creek. The location offers convenient access to the Cross Island Parkway, which makes it easy to reach the Bluffton bridge and the rest of the island without cutting through the busier south end traffic patterns.

Homes and Home Styles

Shearwater Plantation is a small community with fewer than forty total homesites. The neighborhood includes established custom homes as well as newer construction, and undeveloped homesites have periodically remained available. Homes generally range from about 2,000 to 4,000 or more square feet, with three to five bedrooms and bathroom counts that vary by home, and lot sizes and garage configurations vary by homesite. All new construction and any exterior additions go through the community's architectural review process.

Buyers evaluating an existing home should pay particular attention to roof age, HVAC systems, water heaters, drainage, and any elevated or piling-supported construction present on the individual property. A private pool or other lot improvement is possible on many homesites, subject to the lot, the governing documents, and architectural review board approval, never automatic.

What I Like About Shearwater Plantation

I've lived in the SC Lowcountry since December 1996, and one of the things I appreciate about a community like Shearwater is how much privacy and water access it packs into a small footprint. It is easy to focus on the big resort-style plantations on Hilton Head Island and overlook a gated pocket neighborhood like this one, but for a buyer who wants a quiet street, a marsh or tidal creek view, and a place to launch a kayak without the overhead of a large club community, it is worth a serious look.

What Buyers Should Know Before Choosing Shearwater Plantation

Because the community is small, resale inventory and comparable sales can be limited at any given time, so pricing a home here often relies on comps from similar nearby gated communities as well as homes within Shearwater itself. On-site recreation centers on the community docks, so buyers should plan on nearby island amenities rather than in-neighborhood facilities. Buyers considering a homesite should also confirm current build timelines and architectural review requirements before purchasing.
