The Walk at Bluffton Square is a non-gated community of 50 single-family homes on Calm Branch Way off Burnt Church Road in Bluffton, SC 29910. Pulte Homes built the community between 2018 and 2021, and all homes are now resales. Homes are primarily two-story, generally about 2,300 to 2,700 heated square feet as originally designed, with 3 to 5 bedrooms across four Pulte floor plans. Some homes report additional square footage depending on builder options and later improvements.
Amenities are small in scale: leisure trails, including a walking path to a lagoon at the back of the property, a picnic area, and a fire pit with Adirondack chairs. HOA dues include garbage service. There is no pool, clubhouse, or golf course. The main draw is newer construction close to Old Town Bluffton and the Promenade area.
Most homes place the primary bedroom on the second floor. Buyers who need a first-floor primary suite will find very few options here.
The Walk at Bluffton Square sits on the east side of Burnt Church Road near Stroup Lane, at the Old Town end of Burnt Church Road. Streets include Calm Branch Way, Ivory Elm Stroll, Foggy Bluff Road, and Hazy Swan Bay. Old Town Bluffton, the May River, and the Promenade area are a short drive away, and Bluffton Parkway connects to Hilton Head Island, Buckwalter Parkway, and I-95.

Every home in The Walk at Bluffton Square is a Pulte-built single-family home completed between 2018 and 2021. Pulte offered four floor plans here, ranging from 2,329 to 2,676 heated square feet as originally designed, with 3 to 5 bedrooms and 2.5 to 3.5 baths. Some homes list larger today because of options selected at construction. Many have 10-foot first-floor ceilings, an open kitchen and living area, and a second-floor loft or bonus space.

Floor plans in this community generally put the primary suite and secondary bedrooms upstairs. Homes with a first-floor primary suite are rare, so buyers who want one-level living should expect a longer wait or consider nearby alternatives.
Screened porches and fenced backyards appear on some homes, depending on the lot and what the original owner selected. Because these homes were built from 2018 through 2021, buyers should still complete a full home inspection, with particular attention to grading and drainage, HVAC service history, roof and exterior condition, and owner-added improvements.

I've lived in the SC Lowcountry since December 1996 and have been licensed since 2009. What stands out to me about The Walk at Bluffton Square is the combination buyers rarely find together near Old Town Bluffton: a home built within the last several years, on a quiet street, a few minutes from the May River.
Many homes close to Old Town are older or custom-built. The Walk gives buyers newer construction and a small-neighborhood feel without taking on an older home's maintenance list. The trade-off is that nearly every home is two-story with the primary bedroom upstairs, so it fits some buyers perfectly and others not at all.
Inventory is limited. With 50 homes, there may be months with nothing for sale. Buyers who want this community should be pre-approved and ready to move when a home is listed.
First-floor primary suites are rare. Most plans place all bedrooms upstairs. If stairs are a concern now or later, factor that in before falling for the location.
Amenities are minimal. There is no pool or clubhouse. Buyers who want those on site should look at the comparable communities below.
Leases must be at least six months. The community covenants do not allow leases of less than six months, so short-term vacation rentals are not an option.
