Where Is Ashton Cove Located?

Ashton Cove is accessed off Point Comfort Road in the Point Comfort area, on the south end of Hilton Head Island. The location places residents close to Coligny Plaza, Coligny Beach Park, and the shops and restaurants of South Forest Beach and Sea Pines Circle, with straightforward access to the Cross Island Parkway for trips to the rest of the island, Bluffton, and Savannah.

What I Like About Ashton Cove

I've lived in the SC Lowcountry since December 1996, and Ashton Cove is one of those Hilton Head communities that a lot of buyers drive past without realizing it's there. It's quiet, it's gated, and you can reach the beach, Coligny, or Sea Pines Circle in a short drive, without paying for a golf membership or a full amenity package you may never use. To me it feels like a regular neighborhood, just with a gate and a few extra amenities. For a buyer who wants privacy and a short drive to the beach more than they want a clubhouse, it's worth a look.

What Buyers Should Know Before Choosing Ashton Cove

Ashton Cove is a single street, so the community does not have the walking trails, multiple entrances, or larger open spaces found in bigger plantations. Buyers who want on-site golf, a clubhouse, or a marina will not find those amenities here. Because many homes date to the 1990s and early 2000s, a thorough inspection covering roof age, HVAC, water heater, and other major systems is worth budgeting for as part of the purchase.

The homeowners association enforces a 6-month minimum lease requirement, and boats and RVs are not permitted in the community, so buyers who plan to lease their home short-term or who own a boat or RV that they intend to keep on the property should look elsewhere.

Any exterior improvement, such as a pool, dock, or accessory structure, is subject to the lot, the community's governing documents, and architectural approval rather than automatically permitted.

Most homes in Ashton Cove are elevated, with steps up to the main living level. Buyers who have difficulty with stairs, or expect to in the future, should factor that into their decision.

Is Ashton Cove a Good Fit for You?

Ashton Cove tends to fit buyers who want a gated, single-family home close to the beach and South Forest Beach dining and shopping, without golf or club dues attached to the purchase.
