They also want to be closer to the beach. I have lived in the Lowcountry since December 1996 and been a full-time Broker & Realtor here since 2009, and communities like Beach City Place fill a real gap on this island: gated, walkable to the beach, and simple to own. It will not suit a buyer set on resort amenities or a south end address, but for the right buyer it is one of the more efficient ways to own a newer home close to the water on Hilton Head.

Who Beach City Place Fits

Beach City Place tends to appeal to second-home buyers, retirees, and relocating professionals from out of state who want a low-maintenance, gated, single-family home close to the beach without the cost or upkeep of a larger amenity-rich community. It is a good fit for buyers prioritizing newer construction, a gated entrance, and walkability over golf, tennis, or a clubhouse. Because the association's 90-day minimum lease term rules out short-term and vacation rental use, it is better suited to owner-occupants and longer-term tenants than to an investment rental strategy.
