Bluffton Park is a non-gated neighborhood in the Old Town Bluffton area of Bluffton, SC 29910, located between Red Cedar Street and Pin Oak Street just north of May River Road (SC-46). Most homes are Charleston-style single-family homes with front porches, mixed with rows of townhomes.
The neighborhood sits next to Oscar Frazier Park, a public Town of Bluffton park. Bluffton Park owners also have a private community pool, a playground and walking and biking trails. Homes were built primarily from the mid-2000s through the mid-2010s on a grid of connected streets, which gives Bluffton Park more of a small-town layout than a typical cul-de-sac subdivision.
Bluffton Park sits north of May River Road (SC-46) and south of Bluffton Parkway, with Red Cedar Street along its west side and Pin Oak Street to the east. Oscar Frazier Park is right next to the neighborhood, Red Cedar Elementary School is close by, and the Bluffton Branch Library and M.C. Riley Sports Complex are a short distance east along Goethe Road.
The Calhoun Street area of Old Town Bluffton, including shops, restaurants, galleries and the May River waterfront, is only a few minutes away by car. Bluffton Parkway and SC-46 connect quickly to US-278 for Hilton Head Island and to I-95 for Savannah.

Bluffton Park has two home types: single-family homes, which make up most of the neighborhood, and rows of townhomes. Bluffton Park follows a Charleston-style neighborhood design: front porches face the street, homes sit close to the sidewalk and many homes back up to rear alleys. Those alleys serve garages and parking pads from the rear, so those homes do not need a driveway facing the street. The community's design guidelines require front porches on new homes, raised above grade and running along most of the front of the house.
Homes range from roughly 1,100 square feet for smaller townhomes to about 2,600 square feet for larger single-family homes. Most single-family homes are two-story, and most homes do not have a primary bedroom on the first floor. Some include a bonus room or a garage apartment. Lots are compact, generally between one-eighth and one-fifth of an acre.

Bluffton Park owners have a private community pool, playground, picnic area and walking and biking trails. The neighborhood is also next to Oscar Frazier Park, a public Town of Bluffton park with ball fields, a community center, a splash pad and a dog park.
Bluffton Park is in FEMA Flood Zone X as of 9-28-26, which is outside FEMA's Special Flood Hazard Area. FEMA maps change over time and lenders determine flood zone property by property, so the designation for a specific address should be confirmed during the purchase. Bluffton Park is currently zoned for Red Cedar Elementary School, H.E. McCracken Middle School and Bluffton High School in the Beaufort County School District (the district can confirm assignment for a specific address).
Bluffton Park is governed by the Bluffton Park Community Association's recorded covenants and its Architectural Design Board (ADB) guidelines, most recently approved in January 2024. Short-term rentals are allowed. Key rules buyers ask about:
Bluffton Park has separate fee structures by section, including a townhome section, so POA dues depend on which section a home is in. Dues help support the community pool, playground, trails, common areas and street tree care, including yearly pine straw. Bluffton Park is inside Town of Bluffton limits, so owners pay both town and county property taxes. In South Carolina, an owner-occupied primary residence is assessed at a lower rate than a second home or rental. My Bluffton cost of ownership guide breaks down taxes and insurance.
I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009. What stands out to me about Bluffton Park is the location. Few Bluffton neighborhoods put you this close to Old Town with homes built in the last twenty years, a community pool and a town park right next door.
Bluffton Park is also part of my family's Bluffton history. My wife organized the Woman's Drill Team, and we always finished up in Bluffton Park, close to Red Cedar Elementary School.
The park is a real draw on its own. I once had a client buy in Bluffton Park just so he could watch the ball games at Oscar Frazier Park.
The front porches, rear alleys and connected streets give it the feel of an established small-town neighborhood, which is a big part of why buyers relocating from older towns in the Northeast and Mid-Atlantic often respond to it.
Bluffton Park works well if you want to be minutes from Old Town Bluffton, prefer a traditional porch-front neighborhood with connected streets, want a community pool and a large public park next door, and are comfortable with a smaller lot. It can work particularly well for relocation buyers, second-home buyers, people downsizing from a larger property and buyers who want the option of short-term rentals.
Buyers who want a gated entrance, a large lot, on-site boat storage or a first-floor primary bedroom should look at other Bluffton neighborhoods.
