Homes and Home Styles in Hidden Lakes
Hidden Lakes was built out by Centex, primarily in the early 2000s. Hidden Lakes includes both one-story and two-story single-family homes, generally 1,400 to 2,700 heated square feet, with 3 to 4 bedrooms, 2 to 3 bathrooms, and an attached two-car garage. Most two-story homes have all bedrooms, including the primary suite, on the second floor.
Yards are a strength here. Lots typically range from about 0.15 to 0.25 acre, and depending on the homesite, backyards may face a lagoon, a wooded buffer, or a neighboring home. Screened porches and fenced backyards are common. Under the community's architectural guidelines, fences must be white vinyl, no taller than six feet, and cannot extend past the front of the home. Every new fence also requires Architectural Review Board (ARB) approval.
Hidden Lakes Community Amenities
The amenity area is centered on a residents-only community pool beside a lagoon, with a playground and picnic area nearby. The lagoons that give the neighborhood its name run through the community and serve as part of its stormwater system.
What Schools Serve Hidden Lakes?

What Flood Zone Is Hidden Lakes In?

Flood maps are periodically revised, so the current map and an elevation certificate for a specific home are worth reviewing during your due diligence. What I Like About Hidden Lakes
I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009. What stands out to me about Hidden Lakes is the combination you don't often find this close to Old Town Bluffton: lots typically ranging from about 0.15 to 0.25 acre, two-car garages, and a community pool, all in an established neighborhood with mature trees.
Being next to Bluffton Park and Red Cedar Elementary also puts everyday errands, ball fields, and Old Town dining within a few minutes, without the traffic of living directly on a main road.

What Buyers Should Know Before Choosing Hidden Lakes
- Home age. Most homes date to the early 2000s. Review the age and condition of the roof, HVAC system, water heater, and other major systems, and ask what has already been replaced.
- Bedroom location. Most two-story homes have all bedrooms on the second floor. If you want a first-floor primary suite, focus on the one-story homes.
- Lot differences. Lot size and what a backyard faces (lagoon, woods, or another home) vary by homesite and affect both privacy and value.
- Lagoons. The lagoons are stormwater features. As with most Lowcountry lagoons, wildlife including alligators may be present.
- Boats, RVs, and trailers. The architectural guidelines require boats, trailers, trucks, recreational vehicles, and commercial vehicles to be kept in an enclosed garage and out of view. If you own a boat or RV, plan on off-site storage.
- Architectural approval. Exterior changes need ARB approval before work begins, including repainting (even the same color), new fences, sheds, solar panels, and pools. Removing a tree 6 inches or more in diameter requires approval from both the ARB and the Town of Bluffton. I can help you review the HOA documents before you commit.
Is Hidden Lakes a Good Fit for You?
Hidden Lakes tends to work well if you want:
- A single-family home with a two-car garage and a yard larger than many newer Bluffton neighborhoods offer
- A location a few minutes from Old Town Bluffton and a reasonable drive to Hilton Head Island and Savannah
- A community pool and playground without a gate or club membership
- A primary residence or second home, especially if you are relocating to the Lowcountry
If you want brand-new construction, a gated community, or room to keep a boat or RV at home, other Bluffton neighborhoods will be a better match.
