A private enclave of just 17 single-family homes on Sawmill Creek Road, minutes from a Beaufort County boat landing on the Colleton River.
Community guide by Carl Kratz, Broker & Realtor, Century 21 Integra Realty
Sawmill Creek Plantation is a small residential community of 17 single-family homes located off Sawmill Creek Road in Bluffton, South Carolina. It sits between US Highway 278 and the Colleton River, a short drive from the bridges to Hilton Head Island and from Beaufort County's H.E. Trask Sr. Boat Landing at the end of the road.
There is no golf course, clubhouse, or club membership attached to the community, and there is currently no working community dock. What it offers instead is scale: with only 17 homes, it is one of the smallest named neighborhoods in Bluffton, set along a quiet, wooded stretch of road bordered by protected land.
Because so few homes exist here, listings come up infrequently. Buyers who want this location usually do best by letting me know early, so they hear about an opportunity when one appears.
Sawmill Creek Road turns off US Highway 278 near Tanger Outlets on the Hilton Head side of Bluffton and runs north toward the Colleton River. The road is lined with woods and marsh, and much of its western side borders the Victoria Bluff Heritage Preserve, which keeps the drive in feeling far more rural than its location suggests.
At the end of the road you will find two public waterfront facilities: H.E. Trask Sr. Boat Landing, a Beaufort County boat ramp on the Colleton River, and the Waddell Mariculture Center, a state marine research facility. For day-to-day errands, shopping and dining along US Highway 278 are only a few minutes away, and Hilton Head Island is a short drive across the bridges.
Every residence in Sawmill Creek Plantation is a single-family home. There are no townhomes, condos, or attached product, and with only 17 homes in total, the community will not grow into a larger subdivision.
Homes vary in size, age, and condition, so each one deserves its own evaluation. On any home here, I recommend a full inspection that covers the roof, HVAC, water heater, and other major systems, along with a review of the property's elevation and flood insurance options, which I cover below.
Yes. Sawmill Creek Plantation does not currently have a working community dock, but H.E. Trask Sr. Boat Landing is just down Sawmill Creek Road. It is a public Beaufort County landing on the Colleton River with a two-lane ramp, a courtesy dock, and trailer parking.
From the landing, boaters can reach the Colleton, Okatie, and Chechessee River systems and the broader waterways around Port Royal Sound. The Colleton River is wide in this area and can get choppy when the wind picks up, which is worth knowing if you plan to kayak or paddleboard.
For boat owners: if a private dock, boat storage, or a boat lift on your own property matters to you, ask before you write an offer. Any improvement of that kind is subject to the lot, the governing documents, and the required permits and approvals. I can help you sort that out early. You can also compare other options in my Hilton Head & Bluffton boating communities guide.
Flood zone varies by lot. The FEMA flood map below, current as of October 22, 2026, shows the higher ground along Sawmill Creek Road in Zone X, outside FEMA's Special Flood Hazard Area, with Zone X500 and Zone AE bands closer to the marsh edges.
Because the zone can change from one lot to the next, I recommend getting an elevation certificate and a flood insurance quote for the specific home during your due diligence period. My article on flood insurance in Bluffton explains how zones affect coverage and cost.
Sawmill Creek Plantation is served by Red Cedar Elementary School, Bluffton Middle School, and Bluffton High School in the Beaufort County School District (the district can confirm the assignment for a specific address).
Approximate drive times are listed below. Traffic and time of day can materially affect travel times.
Ownership costs here come down to the home itself, property taxes, homeowners and flood insurance, and any association dues. With no golf course or club attached to the community, there is no club membership or initiation fee to budget for.
Current association dues and transfer fees are kept up to date in my Bluffton HOA and transfer fees guide. For property taxes and the difference between primary and second home tax rates in South Carolina, see my Bluffton cost of living guide.
I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009, and Sawmill Creek Road has always been one of the more surprising drives in Bluffton. You leave a busy stretch of US Highway 278, and within a minute you are surrounded by woods, marsh, and preserve land.
What makes Sawmill Creek Plantation stand out is the combination of a very small community and a location close to Hilton Head Island, the outlets, and a public boat landing on the Colleton River. For buyers who want privacy and water access without a large plantation-style community around them, it is worth a look whenever a home comes available.
Sawmill Creek Plantation tends to suit buyers looking for a single-family home in a very small community, a setting surrounded by woods and protected land, quick access to Hilton Head Island and US Highway 278, and a public boat ramp minutes from the front door. It works well as a primary residence or a second home for relocation buyers who want the Lowcountry setting without a large, amenity-heavy community.
Buyers who want a community pool, an on-site marina, or a deeded boat slip should look at other options.

Sawmill Creek Plantation has 17 single-family homes, which makes it one of the smallest named communities in Bluffton.
Not currently. There is no working community dock. H.E. Trask Sr. Boat Landing, a public Beaufort County boat ramp on the Colleton River, is just down Sawmill Creek Road.
H.E. Trask Sr. Boat Landing at the end of Sawmill Creek Road. It has a two-lane ramp, a courtesy dock, and trailer parking, with access to the Colleton, Okatie, and Chechessee rivers.
It varies by lot. As of October 22, 2026, FEMA maps show the higher ground along Sawmill Creek Road in Zone X, with Zone X500 and Zone AE closer to the marsh. Check the specific home with an elevation certificate and a flood insurance quote.
The Hilton Head Island bridges are about 12 minutes away, and Coligny Beach Park is about 24 minutes, depending on traffic and time of day.
No. Sawmill Creek Plantation is not an age-restricted community. Buyers looking for a 55+ community nearby often consider Sun City Hilton Head, The Haven at New Riverside, Four Seasons at Carolina Oaks, Latitude Margaritaville, and Four Seasons at Hilton Head Lakes.
Because listings are rare, the best approach is to contact Carl directly. Current listings, when available, appear below this guide.
With only 17 homes, sales here are infrequent, so a longer window gives a more useful picture of values. The link below shows homes sold in Sawmill Creek Plantation over the past three years.
