The Estuary is a small, gated community of 34 single-family homes on the north end of Hilton Head Island, built primarily between 2020 and 2021 by Village Park Homes. Homes sit on Mangrove Street inside the gate, ranging from roughly 1,495 to 2,320 square feet with three to four bedrooms. There is no golf course, clubhouse, or club membership tied to The Estuary itself. The draw is location: a gated, low-density street a short walk from Fish Haul Beach and close to Mitchelville Beach, with newer homes that may reduce some of the near-term maintenance concerns associated with older Hilton Head properties.

Where Is The Estuary Located?

The Estuary sits on the north end of Hilton Head Island in the Mitchelville area, off the island's north side road network near Fish Haul Beach Park. It backs up to the Palmetto Hall Plantation golf course, so several homesites have a golf course or lagoon view without any golf membership obligation attached to The Estuary itself.

Fish Haul Beach Park and Mitchelville Beach are both close by, and Barker Field, a community park with ball fields, sits nearby as well.

Mangrove Street is the only street inside the gate, curving in from Fish Haul Road and looping into a cul-de-sac at the back of the community.

What I Like About The Estuary

I've lived in the SC Lowcountry since December 1996, and I've watched the north end of Hilton Head Island stay quieter than the resort areas closer to Sea Pines and Palmetto Dunes. The Estuary is a good example of that. It's a small, gated street of newer homes within walking distance of Fish Haul Beach, without the size or traffic of the island's larger plantations. Buyers who want a newer home, a gate, and a short walk to the sand without mandatory golf or club dues tend to ask me about communities like this one. Nearby public-play golf also gives buyers an option to play without tying club membership to homeownership.
