A townhome community minutes from Old Town Bluffton with a pool, fitness room, playground, and walking paths.
Community guide by Carl Kratz, Broker & Realtor, Century 21 Integra Realty
Wellstone is a non-gated townhome community off Buck Island Road in Bluffton, SC 29910, about two miles from Old Town Bluffton. The community was built in two phases: an original section from the mid-2000s and a newer section completed around 2018. Homes are two-story townhomes, most with 3 bedrooms, 2.5 baths, and a one-car garage. Shared amenities include a community pool, a clubhouse with a fitness room, a playground, a picnic area, and walking paths around lagoons and open green space.
In the MLS, the community appears under more than one name, including "Wellstone at Bluffton" and "Wellstone Community." The search links on this page cover both.
Wellstone sits just off Buck Island Road in central Bluffton. Buck Island Road connects US Highway 278 and Bluffton Parkway, so both main routes are close by. Grocery stores, medical offices, and everyday shopping are a short drive away, and the Hilton Head Island bridge is close enough for a regular commute or beach day. Approximate drive times are below; traffic and time of day can materially affect travel times.
Every home in Wellstone is a townhome; there are no single-family homes in the community. Most units are two stories with roughly 1,500 to 1,800 heated square feet, 3 bedrooms, and 2.5 baths. The kitchen, living, and dining areas are typically on the first floor, with all bedrooms, including the primary suite, upstairs. End units are common in the listings and tend to offer more natural light and a little more privacy.
Homes in the original section date to about 2005 and 2006; the newer section was built around 2018 and uses updated floor plans. Most units have a one-car garage, and some have an extended garage for storage. Lots are small, typically well under a tenth of an acre, and many units have a small fenced yard, patio, or screened porch. Some back up to lagoons or wooded areas.
Inspection items to focus on: roof age, HVAC system, water heater, and, for the older section, any exterior siding or trim repairs. Which of these the association handles versus the owner is set by the governing documents, so it is worth confirming before you make an offer.
Wellstone's shared amenities include:
Wellstone is currently zoned for Bluffton Elementary School, Bluffton Middle School, and Bluffton High School (the Beaufort County School District can confirm assignment for a specific address).
Wellstone is in FEMA Flood Zone X as of 10-17-26, outside FEMA's Special Flood Hazard Area. Lenders typically do not require flood insurance in Zone X, though many owners still carry it. My Bluffton flood insurance guide covers what to consider.
Beyond the purchase price, plan for HOA dues, a transfer fee at closing, property taxes, and insurance. Current HOA dues and transfer fees for Wellstone are listed on my Bluffton HOA Fees and Transfer Fees guide.
With townhomes, the key question is what the dues actually cover. Before you compare Wellstone to another community, find out who is responsible for the roof, exterior paint and siding, landscaping, and the building insurance policy. The HOA questionnaire and HOA financials, including the reserve account balance, answer those questions.
If you are relocating from another state, property taxes on a second home or rental in South Carolina are calculated differently than on a primary residence. My Bluffton cost of ownership guide explains how that works.
I've lived in the SC Lowcountry since December 1996 and have been licensed in real estate since 2009. When buyers ask me about townhomes in Bluffton, Wellstone is one of the communities I point to for three reasons.
First, the location. You are minutes from Old Town Bluffton and a short drive from the Hilton Head Island bridge, without being on one of Bluffton's busiest roads. Second, the amenities. A pool, a fitness room, and walking paths are not a given in a Bluffton townhome community. Third, the newer section gives buyers a choice between a mid-2000s home and one built around 2018, inside the same community.
It is a practical fit for a second home you lock up between visits, a first Lowcountry home while you learn the area, or a long-term rental, subject to current HOA rules.
Wellstone tends to work well if you want:
If you need a first-floor primary suite, a two-car garage, or room on your lot for a boat, a single-family home community is a better match.
Single-family homes and townhomes in the Buckwalter area.
Single-family homes and townhomes with a pool, playground, and picnic area.
Newer single-family homes and townhomes in the New Riverside area.
The best way to judge value in Wellstone is to compare recent closed sales by section, end unit versus interior unit, and level of updates. See every Wellstone townhome sold in the last six months:
