58 newer fee simple townhomes by Logan Homes inside the Washington Square mixed-use development on Buckwalter Parkway, with roof maintenance, landscaping and the termite bond covered by the association.
Washington Square is a mixed-use development off Buckwalter Parkway in Bluffton, SC, near Woodbridge and Berkeley Place. Its residential section includes 58 fee simple townhomes built by Logan Homes beginning in 2023. The development also includes retail, restaurants, offices and medical services. The townhomes are not gated and have no community recreational amenities.
Townhomes are owned fee simple, meaning you own the unit and the land beneath it. The association handles roof maintenance, landscaping and the termite bond, which is a big part of the appeal.
Washington Square sits along Buckwalter Parkway, one of Bluffton's main north-south roads, between US Highway 278 and May River Road (SC-46). Coffee, dining, a private preschool, medical offices and service businesses operate within the development itself, and grocery stores, shopping and additional medical facilities are a short drive away along Buckwalter Parkway and Bluffton Parkway.
Traffic and time of day can materially affect travel times.
Every townhome has 3 bedrooms, 2.5 baths and a one-car garage, with sizes ranging from about 1,716 to 1,952 square feet. All are two-story, with the primary suite on either the first floor or the second floor depending on the floor plan. Homes with the primary suite on the first floor also can have additional bedrooms, a loft and a flex space upstairs. Driveways provide parking for a second vehicle. Screened porches are common, and some units back to a lagoon.
Because the homes are newer, inspection focus shifts from age-related wear to workmanship: HVAC, water heater, roof, drainage around the foundation, and any open builder warranty items.
According to the association's management company, dues include:
Dues cover common area insurance only. Review the association's master insurance policy to see what building coverage it provides and what you need to insure yourself, and get an insurance quote before you write an offer.
Current dues and the owner transfer fee are listed on my Bluffton HOA and transfer fee guide.
As of October 20, 2026, the townhomes along Bleecker Street South and Ludlow Street sit in FEMA Flood Zone X, outside FEMA's Special Flood Hazard Area. A Zone X500 area runs along the western edge of the development. Lenders generally do not require flood insurance in Zone X, though many owners carry it anyway. Confirm the zone for a specific address before closing. More on coverage in my Bluffton flood insurance guide.
I have lived in the SC Lowcountry since December 1996. What stands out to me about Washington Square is the combination of newer construction, the option of a first-floor primary suite and association-handled roof maintenance and landscaping. Buyers get a convenient Buckwalter Parkway location without paying for recreational amenities they may never use, and a townhome that is easier to leave for weeks at a time than most single-family homes in Bluffton.
The trade-off is the mixed-use setting. You share the development with retail, restaurants and offices rather than living in a traditional residential neighborhood. For some buyers that is an advantage. For others, it is not.
Washington Square is worth considering if you want a newer Bluffton townhome, including floor plans with a first-floor primary suite, with roof maintenance and landscaping handled by the association. Buyers looking for recreational amenities, a larger private yard or a two-car garage may find a better fit elsewhere.
