A side-by-side, locally researched guide to the gated communities on Hilton Head Island, from the large oceanfront plantations to the small marsh-side neighborhoods most buyers never hear about until they start touring.

On Hilton Head Island, a gated community means a manned or coded entrance, private roads maintained by a homeowners association, and amenities that are reserved for residents and their guests rather than the general public. Some of these are the large oceanfront plantations most out-of-state buyers already know by name, such as Sea Pines and Palmetto Dunes. Others are much smaller neighborhoods of a few dozen homes tucked behind a single gate near Spanish Wells Road or Jarvis Creek, with simpler amenity packages that may include a pool, leisure trails, or a day dock. Both categories offer controlled access, but the day-to-day experience, cost structure, and amenity package differ enormously between them.
This guide compares Hilton Head Island's gated communities by location, beach access, golf and boating options, amenities, and the day-to-day lifestyle each community offers. HOA dues, POA fees, and transfer fees change independently of this page, so current figures for every community below live in one place: the Hilton Head HOA and Transfer Fees guide.
These eleven communities are the large, established gated plantations most buyers compare when they start their search. Home counts and acreage below are approximate and directional, meant to show scale relative to one another rather than a precise current figure. Moss Creek is included here because it carries a Hilton Head Island mailing address and school zoning, though it sits just over the bridge on the Bluffton side.
Quick Answer: Which Hilton Head Gated Community Is Best?
There isn't one best gated community on Hilton Head Island. Sea Pines and Palmetto Dunes stand out for buyers wanting beach access and resort amenities. Hilton Head Plantation offers one of the broadest mixes of homes and amenities. Windmill Harbour, Wexford Plantation, and Long Cove Club are strong boating choices. Smaller gated neighborhoods may fit buyers who want controlled access without a large golf or resort amenity package.

Gate staffing and hours can change over time, so confirm current gate operations directly for any specific community. Under South Carolina law, Hilton Head Island's beaches are public. What varies by community is the access point itself, whether it runs through a private beach club, a controlled resident entrance, or a public right of way, along with parking and amenities at that access point. HOA dues, POA fees, and transfer fees are not listed on this page. See the Hilton Head HOA and Transfer Fees guide for current, verified figures on every community covered here.
Every community on this page offers a gated entrance and a homeowners association, but the day-to-day feel is different in each. Here is a quick read on who tends to be happiest where.
Sea Pines is the community most out-of-state buyers picture when they think of Hilton Head Island, with four golf courses, Harbour Town, and beach, golf, and marina living in one plantation.
Palmetto Dunes and Port Royal Plantation both put single-family homes directly along the Atlantic, with Palmetto Dunes leaning toward a larger resort feel and Port Royal offering a quieter, more established North End setting.
Windmill Harbour is built entirely around a private yacht harbour, Wexford Plantation pairs its own deep-water marina with the Wexford Golf Club, and Long Cove Club pairs a Pete Dye golf course with deep-water access on a much smaller, boutique scale. Moss Creek, just over the bridge on the Bluffton side, adds a private marina, two golf courses, and an equestrian center without an oceanfront address. Indigo Run offers a lighter boating option too, with private docks in some sections plus a community deep-water dock and a tidal creek dock alongside its two golf clubs.
Hilton Head Plantation is the island's largest gated community, with inventory ranging from original resale cottages to newer construction, multiple golf courses, and its own marina on Skull Creek.
Palmetto Hall and Indigo Run both sit inland, and are strong fits for buyers whose priority is course access and a quieter, wooded setting over a beach walk.
Shipyard sits close to Coligny Plaza and South Forest Beach, with 27 holes of golf spread across the community in a more compact, walkable footprint than the South End's beachfront plantations.
Sea Pines is a roughly 5,200 acre gated plantation on the South End of Hilton Head Island, home to four golf courses including Harbour Town Golf Links, host of the RBC Heritage on the PGA Tour each spring. Single-family homes, villas, and estate lots range across the plantation's wooded and marsh-front sections, with the Harbour Town area anchored by its marina, shops, and the island's most recognized lighthouse.

Palmetto Dunes is a mid-island oceanfront plantation with roughly three miles of oceanfront and controlled, resident focused beach access, three golf courses designed by Robert Trent Jones, George Fazio, and Arthur Hills, and the Rod Laver Tennis Center. Home styles range from oceanfront and lagoon-front single-family homes to golf villas throughout the plantation's interior.
Leamington is a smaller private enclave within Palmetto Dunes, with its own gated section and a mix of single-family homes and condominiums.

Shipyard is a gated plantation on the South End, close to Coligny Plaza and South Forest Beach, built around 27 holes of golf across three nine-hole courses. Home styles lean toward villas and lower-maintenance single-family homes, making it a common entry point for buyers who want a gated South End address in a more compact, walkable footprint than Sea Pines.

Hilton Head Plantation is the island's largest gated community, covering thousands of acres on the North End with multiple golf courses, a deep-water marina on Skull Creek, and dozens of distinct neighborhoods within its gates. Dolphin Head Park gives residents their own beach on Port Royal Sound, a rare amenity among the island's gated plantations. Because it has been building and reselling for decades, inventory ranges widely from original cottages to newer custom homes.

Port Royal Plantation is an established, oceanfront gated community on the North End, built around two public golf courses, Barony and Robber's Row, operated by Heritage Golf Group as part of the Port Royal Golf and Racquet Club. Golf access here is pay to play rather than a club membership, which is a meaningful difference from equity or member owned clubs elsewhere on the island.

Wexford Plantation is a mid-island gated community built around both a private deep-water marina and the Wexford Golf Club. It is a compact, upscale neighborhood that draws buyers who want protected dockage and easy access to Calibogue Sound alongside on-site golf, all within a smaller footprint than the island's large oceanfront plantations.
Long Cove Club is a small, boutique-scale gated community built around a Pete Dye designed golf course and deep-water access to Calibogue Sound. It is intentionally kept smaller than the island's large plantations, which appeals to buyers who want privacy and a tight-knit membership over sheer scale.
Indigo Run is a centrally located, wooded gated community that includes two distinct golf clubs behind its gates: Golden Bear Golf Club, a public course open to any golfer without a membership, and the private, equity Golf Club at Indigo Run. That distinction matters for buyers deciding between paying green fees as they go and joining a private club. Several sections also carry private docks, and the community includes a deep-water dock and a tidal creek dock, a boating amenity not every mid-island gated community offers.

Palmetto Hall is a North End gated community built around two public golf courses, Robert Cupp and Arthur Hills, operated by Heritage Golf Group as the Palmetto Hall Plantation Club. Golf here is pay to play rather than a private membership, in a quieter, wooded setting away from the beach.
Windmill Harbour is a small, walkable North End community organized entirely around a private yacht harbour with a lock system that keeps water levels constant regardless of tide. It has no golf course, and its appeal is almost entirely to buyers who own or plan to own a boat.
Moss Creek sits just over the bridge on the Bluffton side, roughly a mile from Hilton Head Island, but carries a Hilton Head Island mailing address and school zoning, which is why buyers researching HHI communities often come across it. It is a member-owned, gated community built around two golf courses designed by Tom Fazio, a private marina on Mackay Creek with wet slips and dry storage, and an equestrian center, a combination not found within any of the plantations on the island itself.

Beyond the large plantations, Hilton Head Island has a long list of smaller gated neighborhoods, most under 100 homes, tucked behind their own single gate rather than a resort-scale amenity package. These tend to appeal to buyers who want the controlled access and smaller neighborhood feel of a gated address without a golf or club membership. Gate access in these smaller neighborhoods is typically a coded or transponder entry rather than a staffed guardhouse.

Hilton Head Island is generally described in three sections: the South End, home to Sea Pines and Shipyard and closest to Coligny and Harbour Town; Mid-Island, home to Palmetto Dunes, Wexford, Long Cove, and Indigo Run and closest to Shelter Cove and the Cross Island Parkway; and the North End, home to Hilton Head Plantation, Port Royal, Palmetto Hall, and Windmill Harbour and closest to the bridge toward Bluffton and Interstate 95. Traffic and time of day can materially affect travel times across the island, especially during the spring and summer tourist season, so the notes below are general guidance rather than a guaranteed drive time.
South End communities generally offer the shortest drive to Coligny Beach Park and Harbour Town. North End communities sit closest to the bridge toward Bluffton, Old Town Bluffton, and Interstate 95 for trips to Savannah. Mid-Island communities split the difference and tend to be the most central for buyers who want quick access to both ends of the island.
No. Many popular Hilton Head Island neighborhoods, including much of Forest Beach and Folly Field, are not gated. The communities on this page were selected specifically because they have a controlled, gated entrance, which is only one of several factors buyers weigh when choosing a neighborhood.
A large plantation like Sea Pines or Hilton Head Plantation spans thousands of acres, includes multiple golf courses and its own internal neighborhoods, and functions almost like a small town. A small gated neighborhood, such as Old House Creek or Victoria Square, is typically a single subdivision of a few dozen to under 100 homes behind one gate, with a much simpler amenity package such as a pool and leisure trails.
Among the major plantations, Sea Pines, Palmetto Dunes, Shipyard, Hilton Head Plantation, Port Royal Plantation, Wexford Plantation, Long Cove Club, Indigo Run, and Palmetto Hall all have golf courses within their gates. Windmill Harbour is the exception, with no on-site course, built instead around a private yacht harbour.
This varies more than most buyers expect, even within the same community. Wexford Plantation, Long Cove Club, and Moss Creek center on private, member owned or equity golf clubs where playing typically requires membership. Port Royal Plantation and Palmetto Hall are the opposite: both are pay to play public courses operated by Heritage Golf Group, with no membership required to book a tee time. Indigo Run has both structures behind one gate, a public course, Golden Bear Golf Club, and a separate private, equity Golf Club at Indigo Run. Sea Pines combines three resort courses open to property owners and guests with a separate private Sea Pines Country Club. Hilton Head Plantation contains several separately operated clubs with their own public or private terms, so buyers should confirm the specific club tied to the neighborhood they are considering rather than assuming plantation wide access.
Sea Pines, Palmetto Dunes, Shipyard, and Port Royal Plantation all offer community beach access, either through a private beach club or a controlled resident access point along the oceanfront. Under South Carolina law the beach itself is public, so what these communities control is the access point and parking, not the sand. Hilton Head Plantation residents have their own beach on Port Royal Sound at Dolphin Head Park. Several of the smaller North End neighborhoods, including Beach City Place, Hammock Breeze, and The Estuary, sit within a short walk of the public Fish Haul Beach.
It depends on the community, and it's worth confirming before you assume it. Hilton Head Island's beaches are public under South Carolina law, so no community actually owns the sand. What a gated oceanfront plantation like Sea Pines, Palmetto Dunes, Shipyard, or Port Royal Plantation provides is a private or controlled access point, along with parking and amenities such as a beach club. Communities that are not oceanfront, including most of the inland and mid-island golf and boating communities on this page, do not include a beach access point as part of the HOA, though several sit close enough to walk or bike to a nearby public beach.
Windmill Harbour is organized entirely around a private yacht harbour, Wexford Plantation pairs its own deep-water marina with the Wexford Golf Club, and Hilton Head Plantation and Sea Pines both include marina facilities alongside their golf amenities. Long Cove Club pairs deep-water access with golf on a smaller scale, and Moss Creek, just over the bridge on the Bluffton side, combines a private marina on Mackay Creek with two golf courses and an equestrian center. Indigo Run also has boating access, with private docks in some sections plus a community deep-water dock and a tidal creek dock, alongside its two golf clubs.
HOA dues, POA fees, and transfer fees differ by community and change over time, so this guide intentionally does not list dollar figures here. For current, verified numbers on every community covered on this page, see the Hilton Head HOA and Transfer Fees guide.
Resale strength depends on inventory age, amenity condition, HOA financial health, and current demand, all of which shift over time. The most reliable way to compare current resale value is a market analysis pulling closed sales and active listings in the specific communities you are considering, which I can prepare on request.
I've lived in the SC Lowcountry since December 1996 and have been a licensed real estate professional since 2009, working throughout Hilton Head Island, Bluffton, Beaufort, Hardeeville, and Ridgeland. This guide was compiled from direct research on each community's amenity documentation and public records and is reviewed periodically as communities change. Current HOA and transfer fee figures are maintained separately in the linked fee guide rather than restated here. This page is a starting point for comparison, not a substitute for a personal tour and a current market analysis.
